We enjoyed spending time with the family. What we paid for the house it should have been cleanier and not run down. Lots of things needed to be fixed because of wear and tear. The house was a let down, but we mase the best of it.

The house had plenty of space for our group. The furniture was slightly uncomfortable. It was nice that it had beach access. However, the house was very dirty. Several of the beds had sand/dirt in them. We called the property manager and they were supposed to bring clean sheets but they never showed up. The person finally called the day before we were supposed to leave but at that point we had already taken care of it. The floors desperately needed to be mopped. I always walk barefoot but I kept my shoes on our entire stay. The kids walked barefoot and the bottom of their feet were literally black. I’m an easygoing person so we decided to give it a try even after seeing the reviews, but it was definitely dirtier than I expected.

The house is (very very) old but oceanfront, offers great access to the beach. Plenty of spaces for 3 families, we enjoyed the theater too.
There were few issues with the house, called Vacasa and someone was there within half an hour.
Great service as usual, the house needs work though. If you can overlook some of that and focus on the view instead, it could be a pleasant stay!

July 15-22, 2023. Mold and mildew in the silverware tray so deeply imbedded that I could not scrub it out. The cupboard around this draw smelled like old mouse urine. All items in the kitchen needed to be washed...took 6 hours! Ripped screens in one bedroom and side porch. House smelled dirty. Blood on one of the bed's sheets. Did not appear to be professionally cleaned. Outside showers were filthy and floors sagged due to insufficient supports. Loose garbage was scattered around the property. Collected 1/2 a bag of garbage that was scattered in the theater which was not hooked up for movies or gaming...this took us another 2 hours. The outlet cover in one of the kid's rooms was broken so as to expose wires. A bedroom door had a broken hinge. Air conditioning was unreliable. First floor refrigerator smelled strongly of fish. The ice maker in refrigerator was not working and the water filter was in need of replacing. Water dripping from a bedroom ceiling. Rugs were worn and smelly. Took management 4 days to come and then did little until it was time for us to leave. No partial refund was offered by the owners or management company. I have lots of photos, but just look at other recent reviews and don't stay here. I truly believe the owners are waiting for a hurricane to "fix" this property. This was a once in a life-time trip for our family that was 2 years in the planning...very disappointing.

Loved how large the home is. Very accommodating for a multi-family vacation. However, so many maintenance issues and just pure cheap decisions that affected the quality of the stay. The couches in the living room are patio furniture. Our 3 kids under.the age of 6, who constantly squirm, kept causing all the cushions to fall off the couch. Very uncomfortable. Grossly molded shower curtains we had to have replaced. Missing ladder on one bunk bed, and rail on the other bunk bed precariously loose and about to fall off. Air conditioning a constant issue. TV in the theatre room was shot. We were told they would be replacing it. It never was replaced. The internet never worked the entire time. Almost all of the TVs would just not work, or couldn't because of lack of internet for streaming. Our biggest issue was by far the dune though. The dune to get to the beach is like seriously mount everest. We have a disabled family.member who drives a terrain hopper. We have never had issues anywhere "off-roading" on the beach or otherwise with that thing. But even it could not get up that dune. It was awful. I know there's nothing that the home owners can necessarily do. But I wish we had known ahead of time how seriously terrible the beach access path over that dune is.

The location of this property and the size of the house was great, however, when we arrived, there was trash all in the house around the property, trash bins were overflowing. The dishes in the cabinets were dirty the tables were sticky. There’s only two towels provided for each guest for the entire duration of our stay, which was not sufficient. The doors did not all lock, causing security concerns. The volleyball net was all torn , sand pit not maintained, broken umbrellas laying on the ground by the sand pit... We had trouble with the media room not working and I had to contact the management company several times. In the end, all of the issues still were not resolved and we made the best of it but definitely would not stay here again, unless their significant upgrades to the house and changes to ensure Cleanliness.

This is a big house in a great location. It worked for our family this summer, but there is damage throughout the home. Most of it is minor but the very hard to open slider doors was an impact for us. Several ripped screens and some random damage in the bedrooms was certainly tolerable, but in my opinion this should be priced below 12k per week in such condition, or the owner should invest the money to return this home to jewel I'm sure it once was. Based on prior comments, it seems this has been long standing damage and although we emailed and were assured the owner would address before the season, it doesn't seem that happened.

Overall the house is in decent shape compared to others we stayed in. Only complaint was the couches aren’t very comfortable upstairs
1.0 / 5.0
Every room had issues. Broken furniture. Broken blinds. No curtains in kids rooms. Curtains in the bedroom we stayed in were badly damaged. Stained ceilings and carpets. And it was DIRTY. Layers of dog hair EVERYWHERE. A dead cockroach by the door of the movie room. Who knows the last time the bedspreads were actually washed. We were severely disappointed in this property.

The location was good, nice views, decent access to beach, and kitchen had all the supplies we needed to cook meals. House was run down the screens were all ripped, access doors were missing locks, the upstairs fridge didn’t keep food cold so we threw a bunch of food away, and shower curtains were moldy.

The only thing we like was the view as far as the company vacasa they tried there best but the owner refuse to maintain the house alot of broken things. Such as all the door on second floor wouldn't open or were broke. None of them would lock. Ceilings had mold all over them. We found bed bugs in one of the rooms. On top of it the day we got there we spent several hours cleaning.the house was dirty. Wouldn't recommend this house to know one. Nothing against vacasa it's the owner that won't fix the place not worth the money or the increase he wants for next year.

So this experience has been crap from the beginning. To start, our vacation was canceled in April because a Vacasa agent took a random phone call and listened to someone's sob story about how their house was destroyed by a tornado. I guess they felt sorry for them so they canceled their vacation without verifying any information. Only thing is it was my vacation. A Vacasa agent told me in the merger phone numbers were mixed up and that's the only information they verified. So after about 6 phone calls and me finally losing my mind Vacasa acknowledged they were wrong for not verifying any information and they gave us back our vacation. The first 5 phone calls were vacasa employees only saying they could issue me a refund. All the while I was getting small bits of the real truth. It wasn't until I pieced it all together and figured out it was due to errors on Vacasas part then Vacasa back peddled and said they would give us our vacation back. You know the one thing non rich people work so hard for so they can give their families something fun. Then I had to deal with 3 months of stress because I didn't trust Vacasa to be competent enough to keep my vacation in good standing. Then our vacation arrives and we walk into a house that isn't clean. Sand all over the floors. Trash bags and brooms left out on the floor. Dust pan full of dirt on top of microwave. A tobacco spit bottle under the bed. That's disgusting. Rusty fishing hook hanging off mirror where a kid could hurt themselves and a container of rotting fishing bait outside the front door. So our first day of vacation was spent cleaning a house we paid $11000 for. Then as the week goes on we find numerous safety hazards and other issues. There are two refrigerators in the house which is fine if they did what they were supposed too. The fridge in the basement did its best to keep things at room temperature and the fridge in the kitchen had a missing shelf. So with multiple families worth of food we had to pile it all up on top of each other in one big open section of the working fridge. This was a fun game to play because whatever fell out you ate, you never knew what you were going to get. "That was sarcasm". The big dining table on the main level with the kitchen was so sticky your bowls, plates, cups and arms would have to be peeled off. It wasn't a stickiness from a kid's juice. It was the entire table like the varnish was bad or softened from a chemical. One of the girls had to pull her bowl so hard when it released she spilled all the milk from her cereal. Basically every screen in the house had a gaping hole in it so windows or doors couldn't be opened because the misquotes would just fly right in. The screened in porche's screens just flapped in the wind. So that wasn't an option either. The house was constantly hot and every guest complained that when they slept it felt like they were sleeping in a sauna. I thought maybe it's because we were in a mid July heat wave. But then on the last night I was washing clothes I looked over and saw there was no filter on the heat pump. So I took a look inside the unit and saw that the a/c coil was completely caked over with who knows what filth and dirt. This was concerning to find out for the fact who knows if the previous people who stayed here had Covid or not. I wouldn't call that taking proper Covid precautions. All of the sliding doors were in horrible condition and rotten out at bottom. One of the moms accidentally slammed her one year olds arm in the door. The door was so hard to close that in her struggle to close it and being focused on that she didn't realize he ran across the room and stuck his arm out as the door finally popped loose, smashing his arm. The gate from the pool that led to the beach did not lock so that had to be constantly monitored. There were rotting deck boards around the hot tub that kids' feet would go in and get hurt. This was also an issue for the adults. The outside shower floor was also rotten ...

This house was a bit of a let down. The mini theater had a 70 inch TV with no speakers hooked up. We had to plug them all in. The table was so sticky that we had to buy a table cloth to cover it in order to use it. The pool heater was broken and leaked water out leading to the pool guy adding cold water on the nicest day when we wanted to use it. There was sand in many of the pre made beds. Gross feeling to get into a sandy bed! Water dripped from many of the faucets. On days it rained the water poured through the sliding glass doors leaving soaked floors. Some of the doors didn't open or close without a lot of force. Some of the doors don't lock and you have to use a stick to lock it. The living room furniture was beyond awful and super uncomfortable. The coffee table was broken and wobbly. The oven has a broken gasket that just hangs and melts of you try to cook food. The dishwasher just ran at random and didn't really clean the dishes. The dryer ruined many clothing items due to lint bring backed up and needing a cleaning. I called about it after a bathing suit was burned and ruined. Was on hold waiting to speak to someone from Vacasa for over 43 minutes then was hung up on. Vacasa bought the company we originally rented the house from. We were told check in was 2-4pm. With Vacasa it was 6pm. Giving us several hours we needed to kill. The hot tub was supposedly cleaned prior to our arrival but was full of sand too. They ask for us to clean prior to leaving. There was only one working vacuum out of six. It's no wonder the floors were coated in sand upon our arrival as it's impossible to clean with the supplies that are left there. Many remotes had dead batteries and didn't work. Lightbulbs were out all throughout the house. There was missing door knobs for a few doors as well. Missing toilet paper holders so had to just put the toilet paper on the sink or wherever. It's also listed as ocean front but there's houses in front of it so it's not a full ocean view as you'd expect. The volleyball court could use a new net, and there was several screws sticking out of the decking. Overall, we were quite disappointed with the house. We've vacationed for over 20 years in the outer banks and this was by far the worst rental we've had and one of the most expensive as it listed many extras. Those extras are not really functional, and the house is in bad shape overall.

We loved the location of the house to the ocean and the number of bedrooms and bathrooms in the house. That said, the house needs lots of TLC.
Damp and moldy spots on ceilings of lower level bedrooms, fridge and freezer were missing shelves, basketball hoop was smashed, screens flapping in the wind on the screened in porch, deck railings that were wobbly and wired.

Let me start by saying the location was great. Not a long walk to the beach at all. Many things about the house were great too. The theater room was a hit with all of us and the kitchen/great room is very nice for large groups. The pool area is very nice and not too deep so it was good for the young children. The hot tub was nice and close to the pool. But there were problems. The house was definitely not cleaned when we got there but the cleaning crew had been there. The air conditioning in many of the bedrooms was not functioning properly. We called and they were prompt in responding but sent a maintenance man who put in a filter but didn’t fix it. So several of the bedrooms were hot. The “duct?” in one of the downstairs bedrooms dripped constantly and the carpet was wet in the corner. It would be a wonderful place if it was maintained better.

The house was the cleanest of any rental we’ve stayed at in the OBX. The theater room was a fun bonus and a favorite spot for the kids. All the common area furniture could really use an update. The dining room table, for example, has lost its varnish and as a result has a sticky feel to it. Our puzzle and playing cards literally had to be peeled from the table. It’s clean, but has that unclean kind of feel. A couple of the shower curtain liners had certainly reached the point of needing replaced (stained/ripped). And just about every faucet or shower head dripped or leaked upon first use. Good news is, the hot tub was amazing! The pool was adequate, kind of small for the number of people this house can sleep. Location is amazing, just steps from the beach. The beds were all pretty comfortable, though one of the bunk sets is missing a ladder. The house is located just a couple lots down from a campground, so the beach was more crowded than we’re used to in the OBX (especially since we come in mid-May before the crowds). Overall, we would stay here again for the $4,200 we paid, however I did see that it looks like the prices are going WAY up in 2023!

Great Stay
The house was fantastic, beds were great, views were great. Only bad thing was we could not get comfortable in any of the living room furniture or lack of because it’s really outdoor furniture. I go on vacation to relax and we just couldn’t chill and watch a movie or sit around and chat because we couldn’t enjoy the furniture. The cushions always slid out and fell off. Everything else about the house was great but seriously replace that living room furniture then it would definitely be a 5Star
