About this house rental
You know you’re somewhere special from the moment you step into the hallway of this Grade II listed holiday cottage, ideally positioned in a quiet spot on the edge of the river Deben overlooking the water on three sides, with beautiful sailing boats in the foreground and the riverbank with Sutton Hoo in the distance.

GROUND FLOOR
You walk into a hallway with the stairs rising to the living room ahead of you, bedroom to your right and a handy cupboard with washing machine, dryer, ironing board, iron and storage place to your left.
BEDROOM
The super king size bed takes pride of place in this stunning room which reflects its history with the exposed brick walls. The hard flooring and quirky ‘floating’ wardrobe (shelves, hanging space and a hair dryer) are designed to accommodate flooding although the last time was….. There are a couple of bedside tables, a dressing table and a bench.
EN-SUITE BATHROOM
This chic en-suite has a rain shower and handheld above the bath, a wash basin, WC and heated towel rail and good-sized mirrored cabinet for your toiletries. Towels are provided and a window to the bedroom over the door allows natural light to enter.
FIRST FLOOR
LIVING ROOM
Views of the boats and river Deben can be enjoyed through windows on three sides of this beautiful room, decorated in white and pale greys, with tongue and groove or clapboard walls reminding you of its origins. Sink back into the massive sofa or comfy chairs and put your feet up on the upholstered ottoman; dine at the sturdy oak table with five upholstered chairs; tune into the TV or Sonos system for some entertainment or choose one of the interesting books off the shelf.
KITCHEN
The harbour view from the window above the sink is sure to distract you from the washing up. Appliances include an electric oven, induction hob, dishwasher, large fridge with five shelves and salad drawers, three drawer freezer, microwave, Smeg drip coffee machine (bring your own ground coffee), kettle and toaster.
SECOND FLOOR
Wooden stairs with a hand-rail rise to the second floor bedroom which also has a wooden floor with large rug,
BEDROOM
Wake to the song of sandpipers in this large light and airy bedroom, furnished with a super king bed, bedside tables, a dressing table/desk and upholstered chair. A luggage rack is kept in the built-in wardrobe so you can fully unpack with plenty of shelves and hanging space for your clothes. There’s even a Bose speaker so tune into some meditation or yoga for complete relaxation.
SHOWER ROOM
Effectively an en suite on the top floor next to the bedroom, but also convenient for use from the living room with a separate door from the bedroom for privacy. The double walk in cubicle has a rain shower head and hand held. There’s a wash basin with window above, a shelf and extra storage, WC and heated towel rail (towels provided).
OUTSIDE
There’s a gravelled area in front of The Old Granary Cottage with a bench so you can sit in the sun and watch the world go by, plus a bistro style table and a couple of chairs stored in the wardrobe on the ground floor. There’s no allocated parking at this semi-detached holiday cottage but you can pull up outside to offload and then drive to the Co-Op or Station car parks nearby.
This property does not accept dogs as it's against the covenant so you would be asked to leave if you bring a dog.
Whilst children are welcome and there's a travel cot please note that the proximity to water and the bedrooms (on the ground and second floors so not close) aren't ideal for young children and
BBQs are also not allowed as the property is Grade II listed.

We loved the all-round views of the boats and also enjoyed watching the bird life at low tide. The historic location right on the harbour next to the Tide Mill is lovely. The cottage is beautifully renovated to a high standard and well decorated and, importantly, it is also very comfortable. We really liked it. Highly recommended! Woodbridge itself is an interesting place and it proved to be a good base to explore the local area.
(Just to add that the stairs in the house might be a bit steep for anyone with mobility issues).

Lovely cottage. Great location
We loved the all-round views of the boats and also enjoyed watching the bird life at low tide. The historic location right on the harbour next to the Tide Mill is lovely. The cottage is beautifully renovated to a high standard and well decorated and, importantly, it is also very comfortable. We really liked it. Highly recommended! Woodbridge itself is an interesting place and it proved to be a good base to explore the local area.
(Just to add that the stairs in the house might be a bit steep for anyone with mobility issues).
