About this house rental
This fine Grade II listed building is situated right in the heart of the popular Cotswolds village of Painswick, across from the famous St. Mary's churchyard with its immaculately kept ninety-nine yew trees. The property has recently undergone extensive renovation works by Parti Architects and provides the perfect luxury escape for large friends-and-family get-togethers. Light, space and materials have been crafted and curated to provide a distinctive yet homely feel to the house with an attention to detail that guests will come to expect from the ARC collection of properties.
The house itself provides nine bedrooms with sleeping for up to twenty-four people. All of the double beds can be split into singles on request. The house is arranged around a central courtyard which, along with the pool and BBQ area to the rear provide wonderful spaces for everyone to socialise. A pizza oven/braii and firepit courtyard create a lovely spot for the social evenings whilst the outdoor swimming pool is a wonderful feature to provide hours of fun and is heated between the months of May and September inclusive.
The layout will takes you on a journey no matter the entrance you start at and guests will love exploring the interconnected rooms and multiple staircases. On the ground floor can be found the large dining area which seats twenty-six, the projector room and bar area, two separate living rooms and a snug. The kitchen is perfectly designed for cooking up big family feasts: It boasts four ovens, two hobs, two dishwashers a wine fridge and all the appliances are Miele.
The bedrooms can be found up the numerous characterful staircases and are spread across the first and second floors. Bedrooms 1-7 are all ensuite with a luxurious free-standing bath in one of the bedrooms. Bedrooms 8 and 9 share two shower rooms and make the perfect spot for those with a young family. All of the bedrooms are crafted as welcoming and calm spaces with a stylish decor for a relaxing ambience.
There is free parking throughout Painswick as well as a free, large village car park only two minutes' walk away.
Painswick is surrounded by beautiful countryside and set in an area of outstanding natural beauty. It is rightfully called "Queen of the Cotswolds" and the village lies at the mid-point of the Cotswold Way national trail, approximately fifty miles from Chipping Campden to the north and fifty miles from Bath in the south. Many of the buildings in the village are made from locally quarried Cotswold stone, resulting from the prosperous wool and cloth trade in centuries past. The pretty church of St. Mary's is a popular wedding venue and is surrounded by the famous ninety-nine yew trees and table tombs which fill the church grounds.
In the village there is a variety of small shops, cafes, restaurants and the local pub with large open fire is only fifty meters up the road.

Occasionally we can allow dogs to stay at the property but this is done on request. If you wish to bring your dog then please get in touch with us. If we allow the dog to stay it will be an additional £25 for a max of 2 dogs.

The property was immaculately clean and well-equipped. The house is pure luxury and on the whole, we did enjoy our stay. The kids enjoyed the pool and it was wonderful having a dining table that could easily seat all 20 of us.
The housekeeper was so thoughtful and answered all our questions. She was a huge help with the one problem we did have with the property, which was the artwork.
The artwork, in most of the common areas, was of naked women, with demonic faces, knives and dripping blood. Sadistic. One of the pictures looked liked a woman had been beheaded. We had young children in our party and they were scared to go in some of the rooms. None of the adults liked the artwork either. We couldn't relax whilst these pictures were up and we found the pictures disturbing.
After a couple of days, I spoke to the housekeeper about this and she was wonderful. She kindly took the pictures down for us. This allowed us to enjoy being in the house for the rest of our stay.
Apart from the artwork, we loved the house and I would absolutely recommend this property. You won't be disappointed.
Please remove the artwork. It is not appropriate for young children or adults. Unless they have a sadistic nature.

The house is beautiful , lovely space inside and out , everything we needed well equipped .
I was concerned about the parking but this wasn't an issue . Would defiantly book this house again . The pool was a great bonus .
The only thing was a few maintenance issues - door handles lose , window catches some where lose and when opened was a little worried they wouldn’t hold .

The accommodations were beautiful and historic. Brought all my grown up children and their spouses. The rooms were clean and beautiful. House was perfect for a large group and any issues we had were dealt with in short order. We had a great time and the people of Painswick were wonderful.
Couple of minor issues, the sink faucet was broken but wasn’t to much of a problem. Also, a window in one of the bedrooms was broken. But these were very small issues.

Amazing house for large parties and the photos don’t do it justice.
Tracey the housekeeper is fantastic and the house provides everything you need for a mini getaway with friends / family.
No parking so unloading isn’t ideal.
The pre-arrival experience is where it can be improved with the Retreats team being more familiar with the house and what it has available. I was told to hire extra glasses which was 100% not needed and could have saved a trip to Stroud. We’d have also used more of their services (chef etc) if we’d have received it earlier.

An outstanding property, kept in a truly immaculate condition with stylish yet simple comforts.
Perfect for a large family gathering, with literally every possible thing guests may need in a huge kitchen, and several rooms for relaxing.
The bar area and the screen room are a superb touch, with the latter creating a perfect hideaway for kids, when pool fun exhaustion started to kick in.
The parking situation is the only major let down for this property. We were assured that the village car park could be used. But we were alarmed to find a large sign saying vehicles could only stay 23 hours, with penalty conditions. Our cars were of course fine, however it caused unnecessary distress at the start of the holiday as our guests were arriving.
Clearer communication around parking.

We stayed here as a family with kids. The property is stunningly beautiful. Most the rooms have ensuites so it was perfect for us. Great facilities and the kitchen was well equipped. The pool was our highlight, plenty big enough and the fact it was heated was just a bonus. Both kids and adults loved it. Shout out to Tracey who was so accomadating to us.

We had the most amazing stay at ARC Painswick. The house is absolutely stunning and has everything you could think of. We hardly left the house over the weekend as we wanted to make the most of it. The check in/out process was really simple. The house is really near a bus stop which takes you straight to Cheltenham which was also really useful. Overall an amazing stay, thanks so much!
Checkout at 10am was maybe a little too early, but apart from that, can’t fault it.

Absolutely beautiful property in idyllic Painswick
We stayed here as a company for our corporate summer event and it was the perfect house. It's finished to such a high standard and the property is beautiful throughout! Most of the rooms have en-suites and it is great for social gatherings! The pool was great and it was located right next door to a lovely country pub (which had great food!) I really recommend this property.
You could have been a little more relaxed with the property as it felt a bit like we weren't to be trusted and were being babysat a bit - probably as we were a large group and the property is so lovely and new. But we actually really looked after the property and made sure to clean it well before we left so it would've been nice to not have such a worried booking process :) but I appreciate you're just looking out for the property!
