The house was ok. Large enough for all of us. We had a few issues that management took care of for us immediately. It would have been nice to know that there was construction outside the master bedroom. With no a/c we couldn’t keep windows or sliding door cracked because of the noise and had to keep curtains drawn always because workers could see in. The master shower only had a tiny soap dish to hold our toiletries. Would recommend shower caddy at minimum. Dishes needed to be cleaned before we used them (specifically the pots and pans) which were very old and dingy. Part of the house was recently updated but the kitchen and master bath were very dated. Very rickety lower patio furniture and not very well stocked with kitchen items and absolutely no beach items. People who fly in from out of state should be aware of this. We vacation multiple times per year in Newport and sadly this home was not up to standard with previous homes we have rented. We had a nice time and the beds, linens etc were comfortable.

Beach view Realty was easy to work with and responsive to our needs. We came from out of town and they made us feel right at home with some rentals for the beach already in the garage ready to use. The location is fantastic and only a block from the beach! The only part that was difficult was 10am check out and completing all the tasks before then with two little kids.

We stayed at 1617 Balboa Blvd. This house is absolutely amazing! It fit our family perfect! Easy walk to the beach, easy walk to the park, generally located close enough to walk or ride to pier and shops. Check in was easy. Communication with beachview realty was perfect! We would definitely stay here again!

We were pleased with our stay but a few things I want to point out considering the price we paid for 2 full weeks. The beds were very comfortable and the showers were good. The kitchen and all the accessories were fine. We would suggest that you provide higher quality bath towels, upgrade the patio heaters, and replace the damaged wrought iron fence on the second level porch. The response by Beachview Properties was very prompt for the few issues we had during our stay.

We really enjoyed staying at this place for a family beach and Disney vacation! The management company was really great at communicating and very responsive. We arrived late at night and were able to have groceries sent to their office that they delivered to the home for us before our arrival. The garage fit two cars easily including a minivan! There was some construction noise across the street and the project will likely be going for several months, but not much can be done about that.

Our family of teens, Middle Aged and 90 year old had a fantastic Newport Beach Christmas. We didn’t realize it has peeks of the bay from the outdoor living deck but is only around the corner from the Pacific Ocean. We loved the open kitchen with the large dining room table for family gathering. At night everyone had their own space with private TV. The downstairs was a great bonus- teenager stayed in the open room with big screen TV and full bath. Grandma had her own suite. The rooms were even more spacious than the photos showed. It is a steep staircase from the downstairs to the kitchen/dining/living level but the 90 year old managed them fine. The property managers were very attentive and easy to work with. We hope to stay here again.

We came with our adult kids and their spouses plus a toddler and with 4 bedrooms and 4 baths it was a perfect setup for us. We enjoyed time by the fire on the balcony, played games around the big table and watched a couple sports games downstairs on the couch! Walked everywhere to eat and get coffee, enjoyed the beach, only 1 cold day, and overall loved our time there! Fun week to all be together after the holidays!

Wonderful location. The management company was very responsive and provided great pre, during and post communication. The property was clean and comfortable.
I'd recommend putting some reflective safety paint on the side steps. The upstairs outdoor carpet never dried out, so maybe change that. But the space with the heat lamps and firepit table was great!
We had a lovely holiday and enjoyed the fully stocked kitchen to make cookies and a special holiday meal.

Very nice home, well located a block from the beach and across the street from the marina. We were able to watch the boat parade during our stay from the balcony. We had a great time. The only downside was a new home under construction directly across the alley from the master bedroom. They started work at 7:30 on weekdays so we had a lot of noise and had to deal with their trucks blocking the garage.

This property is exactly as advertised and more. The home has big rooms, comfortable mattresses and is an excellent location within walking distance from several restaurants. Communication with Beachview Realty was a breeze, the team was always responsive and I would not hesitate to book a rental in Newport Beach again with them next time.

I’ll have to start with the location was awesome. We did notice that there are a few things that need be address, to start with we couldn’t get into the garage right off the bat, but you responded quickly to resolve the situation. The wash machines front draw kept coming off, the grill on the upper level did not light because the igniter was not working, the screen door on the bottom patio when opened would just fall off, there was no screen on the upper patio doors, there wasn’t enough towels for ten people and only had 2 extra rolls of toilet paper for 4 bathrooms and the Kereg coffee maker needed to be descaled. Last of all the American flag that was on the flag pole was so worn out all you could see was the stars it should have been taken down and replaced a long time ago.

We had a great trip and loved staying at this property. It was a bit hot but fans helped a lot. The building can be divided into a studio downstairs with 2 bath and 1 bedroom and 3 bedroom 2 bath upstairs. We used the entire property and it was awesome. We had every shower going after our beach trips and never ran out of hot water. We were told we wouldn't be able to fit our large SUV's in the garage but we backed our two into the garage and fit just fine (yes it is very tight but we had everyone get out before we parked) We will definitely be back!

Our Family of 8 had the best vacation ever. Perfect house for 8 Adults comfortably. Perfect accommodations close to all of the restaurants. Within walking distance to coffee shop and stores. Rented Bikes and road down to the pier for dinner. Would love to come back next year. Such a great time.

We booked this home for a Christmas family vacation with our adult kids and 3 grandbabies. The home is beautiful. Fully stocked kitchen. We cooked all our meals. The beds were very comfortable. The temperature was cold a couple of days of our stay. The outdoor heaters were nice to have and the indoor heat worked well. Good water pressure and nice hot water for kitchen and bathrooms. Only recommendation if you have small children to bring a baby gate. We will definitely stay again

I grew up here so I'm partial to where I stay when I come back. The house we booked through Beachview was perfect for my wife and adult kids. I prefer to stay on the south side of the pier, little less hectic and better beach access. This house was far enough from the pier yet close enough to comfortably walk to everything one would need. The house is clean, well decorated and mechanically sound. I would most definitely book this house again next time we return back “home”.

We had a great time in Newport Beach this week. Really liked this home. Perfect for 4 middle aged women. We usually go to Cabo for the birthdays in October. We loved the balconies and the large rooms.

Very clean place and a great location. Within walking distance to some great restaurants. I drive a truck so I wasn't able to fit in the shared parking spot in the garage but I had zero issues with finding parking right on the street in front of the house.

This was our second time staying here and this time was even better! The house is in a great location in Newport Beach and only one block from the beach. The communication was excellent. Checking in and out was seamless and we enjoyed our family vacation immensely.
