Don’t visit this motel unless it is winter. There is no AC, and the fan does not work properly. There is no airflow in the room. It is so hot that it is unbearable. We were not able to sleep at all. In fact, we spent most of our time sitting outside to avoid the heat. I actually considered sleeping in the park across the street.

We arrived at approximately 14:30 and there was no one there to check us in. We have to request the ice cream store employee next door to call them so that we can check in. There is also no elevator in the the hotel and we have to take 3 flights of stairs so it is not recommended for seniors.

Hotels.com is deceitful in trying to resolve the fact that as an American citizen I am not allowed entry into Italy. They claim to call the hotel, but are never able to do that. I tell them to email and apparently no one responds to them. Never do business with Hotels.com

First off no one was there to meet me for check in. I never received an email with check in instructions I had to call inn keeper. Then my family was placed in a a 2 room unit and one room had no air con or fan. The worst was the sewer gas was coming up from the shower drain making entire unit smell like a sewer. Owner said it wasn’t their fault it was the age of the building . Since owner was off site we could not ask for a refund or change of rooms. In USA this is a code violation and it would have been shut down. Very unhappy with response from owner and would warn all travelers to stay away from hazardous building. The situation could have been resolved with a call to a plumber. This owner has no concerns for their paying guests.

The location is unbeatable, close to the basilica, short, but uphill, walk to the other sites. Staff was kind and helpful. The rooms are pretty straight forward, bed and a bathroom. but exactly as presented on their site. Beds were comfortable, sheets and towels new and clean. I could not be happier

Last minute they cancelled my reservation. I had to make another booking. One of the reasons I booked the hotel was because there were good reviews about the breakfast, but on the day I was there, they didn’t prepared it, although I had already paid for it, and I didn’t get a reimbursement.

Very nice hotel in a great location! The staff was very friendly and had a lot of helpful information about the city. The hotel was very secure, and had great breakfast as well. I will definitely wear there again if I venture back to Assisi!

Information provided by the receptionist was not right. Breakfast was good, but room was not comfortable. We had a cuadruple room and one of the rooms had no air conditioner. Humidity in the walls.

Great Value, Historic old building, Nice remodel, Great Breakfast.We chose this hotel because it was close to Papal Basilica of S. Francesco. It was literally within a few hundred feet. Small hotel with maybe 9 rooms total. The hotel staff was gracious but only one that we met spoke English, which was inconvenient for us, but not a big problem. The breakfast was excellent with a large selection of pastries and a typical European buffet service. Very nice for such a small hotel.We walked everywhere within Assisi from the Hotel for a 2 day/3 night stay. Lots of steep paths for walking. We came in by train from Rome. Taxi to hotel was 15 Euro. Bus early morning was about 8 minute walk downhill, so not bad with luggage. Bus was 1.6 Euro each from the Tobacco store.We didnt see the Heater/Air Conditioner above door until the second day, so our first night was very cold. Once we understood the heater, it was fine. Good WIFI service for researching what we wanted to see.

The manager gave us lots of tips on the local area, including great places to eat and the hotel has a deal with local restaurants so that you can get a 10% discount. The hotel manager doesn't speak English. There is a lady there sometimes who does, but she's not always present. This wasn't an issue for us, but if you don't speak Italian and need to make special arrangements it is probably a good idea to email the hotel well in advance. The location of the hotel is perfect: if you stand outside and turn right you can see St Francis' Basilica. The air conditioning was a little temperamental in our room and the bathroom a little tired, but not so much that it affected our stay. Overall, a lovely hotel with very friendly staff.

We stayed here and had very helpful service from the proprietor. We were a few metres away from the San Francisco cathedral and a short walk from the main square and the upper town. Our car could be parked FOC only a few minutes walk away. Room was small but we only stayed one night.

The hotel is right beside the Basilica which is great. Everything is of walking distance and you feel comfortable walking even at night. The staff are very friendly. They also serve good breakfast. The only inconvenient thing is the access to the room. There is no lift and with luggage, it's quite a hike to go up the stairs.

Lovely stay in Pisa, just steps from St. Francis. We stayed in the family room, which had 3 beds -- a double and two twins in a separate room (a plus for our family of four). The room had low ceilings, the bathroom was TINY and the beds were not very comfortable. However, the hotel staff was very nice (though they spoke very little English, they were very friendly)and the breakfast was great. I would recommend it for a family, but don't expect too much comfort.
