The kettle & tea & coffee in the room were very welcome.

Very little noise from outside the property, due to soundproof windows.
Other feedback.
Internal doors would benefit from some sound proofing & soft/ quiet close options to reduce noise made by guests.

Stayed there for 1 night for transfer air flight. The hotel is close to the Belfast city airport with parking space provided. It is convenient if you rent a car and drop off the car at airport before your flight.

I felt like I had the short straw here when it came to rooms, I booked a three night stay as I was working nearby. My room was small and dark and there was a used towel left by the previous guest in the bathroom. When I told the person in reception they apologised but didn`t offer to get it, so I had to handle it and bring it downstairs myself. my shower was broken and did not release much water, and when I told the person at reception I was given a key to use the shower in another room, but only to use the shower. The reason I've titled this review short straw is that when I entered the other room, it was like being in a totally different hotel, the other room was much nicer and better, if I would of had this from the start I would of been very happy with my stay. however the shower in this room wasn`t great either but better. Anyway I'm due to work over in the area again soon and I doubt I'll choose this hotel again unfortunately

Lovely place to stay.
Thought we had booked a hotel but it was a B&B but not really an issue.
When we checked in, we felt the greeting and introduction was rushed and not as welcoming as it should have been.
Again, we thought we had breakfast included but were advised this was not the case.

The staff were so welcoming and the facility while maintaining some of the original feel was very modern. Great location as well, would definitely recommend and will stay there again if lucky enough travel that way again!

a very comfortable quiet hotel. i was returning for the fourth time which says how good it is. the breakfast is excellent, gourmet quality. Connor and Bernie are very friendly and go out of their way to make our stay easy and enjoyable.

Superb experience - very warm welcome, house has great character and beautiful views over the lough. Hosts went over and beyond when we were unable to get a taxi which was very much appreciated. Would definitely stay again and recommend to anyone.

The room was dusty and the sink in the bathroom had a large crack. The room was on the ground floor which was excellent as my mobility is poor but the windows were frosted so we had no view at all.
The bed was very comfortable and clean so we slept well. Definitely wouldn't rate 5 star. We were greeted well on arrival but on departure no one asked how our room or our stay was.

Very satisfied with the service and the link to the nearby Golf Club as a local evening meal option was appreciated - service and personalities outstanding there. Would definitely recommend Rayanne House.

Amazing small 5 star guest house everything was 5 stars from breakfasts, views over Belfast Lough from all rooms. Comfortable beds, little extras in bathroom candle to relax with . Amazing choice of teas, drinking chocolate, soup, and coffee in bedroom . Full ironing board. 7 stars to all staff will tell all my friends

Excellent place to stay . A 10min drive or taxi to the city centre. Room was very nice plenty of room good bed and very clean. Food was fabulous we had dinner and breakfast which is well worth staying for alone. Staff were very helpful and very nice will definitely stay here again.

Loved the spacious bedroom and lovely views. The beds are so comfortable. Really wanted to give this property a five star review but the bathroom was so poor. The shower is over the bath which is tolerable but the water pressure is awful. Don't plan on washing your hair while you are here. It is also impossible to regulate the water tempature so you are constantly having to adjust it from hot to cold. I really hope this can be addressed as it is a lovely property.

Owner and staff very helpful and friendly; room clean and good amenities; nice atmosphere but house is old and a bit of a rabbit warren and floors squeaky; other residents who are less considerate slam doors when entering late at night which can affect sleep. Convenient to George Best City Airport (5 mins or so) and 5 mins to Holywood Shops.

The Rayanne House is a picturesque guest house in a beautiful neighborhood just outside Belfast. Our rooms were on the top floor so a bit of a hike up but the one facing the water had a wonderful view. It would have been nice to know in advance about the quantity of stairs. As it was we opted to open our suitcases in the parking area and take out just what we needed for the night so the big bags did not have to come up. Both rooms were a bit warm, being at the top. Our room with the view had a nice window to open to catch the breeze. Our friends were not as lucky. Their windows opened but there wasnt much breeze, they were warm. I would choose room 14 over room 12.Breakfast was mostly good. Poached eggs were overdone, but all else was fine.After arriving we went for a nice walk down to the town of Holywood. Had dinner at the Dirty Duck then walked the water promenade. The Dirty Duck was a good choice for food. Two of us had their burger which had pork meat mixed in with the beef making it moist. Chip were very well done. I would stay here again if in the area.

We stayed in Rayanne House for the last leg of our 30th Anniversary Tour up the Wild Atlantic way and had the luxury of staying for two nights in this exceptional high quality property. The hotel is ideally situated to use as a base for touring round the Belfast local Area - a Taxi ride into the city only costs between £10 and £12 (our driver on the return trip was graet giving us a running commentary of the history and identity of Belfast. We went into The city and enjoyed a fantastic night out at the Lyric Theatre followed by a few drinks in the numerous bars close to the theatre. We vistited the Titantic Experience and took advantage of the early saver (entry before 9:45 saves £3 per person and misses a lot of the crowds). Holywood the local town area provides some great places to eat and drink.Breakfast in Rayanne is exceptional and full continental and cooked is provided, the full cooked freshly prepared and served in the exquiste dinning room (just remeber to complete your breakfast requests the night before!!) breakfast also provides options to have something other than a full traditional Irish although both of us opted for the full Irish on both days - My wife particually loved the Black and White clonakilty puddings. We particually enjoyed sitting on the balcony looking at the view drinking more bubbly to celebrate our anniversary.

Booked Superior Double. Pleasant greeting - Shown to room 8 at the back, small, overlooking hillside and oil tank. Kettle cord wouldn't reach shelf, rip in the seat of the one chair.
Suggested to owner that I thought it very expensive for what was being offered.
Offered room across the corridor - room 6. Large airy room with 2 large windows, plenty of room to walk around the bed. Nicely furnished. Kettle (and socket) in the wardrobe cupboard. Fresh milk available on request.
Above all - a beautiful view of Belfast Lough.
Was told both rooms are Superior doubles but there was no comparison between the two! So if you're offered room 8 be aware that, in my opinion, you're paying over the top for it.
Good lounge facilities.

We spent one night at the Rayenne. The good - breakfast was excellent. The bad - people in the next room were up talking until 3 am and kept us awake - not great sound insulation!
