For the money paid I think it was a great deal - Room was fine and breakfast great. The location was also great - short walk down to the main pier. Nice staff in the morning. So many great things to say. However, there was a strong smell of smoke everywhere - and it seemed like going into the the room I was staying in from downstairs. It seemed like there was smoking indoors from private area but of course that smoke went everywhere and there was a quite horrible smell of stale smoke. I have lung problems and had it been a tiny bit worse, I would have had to find other accomodation. The room only had a tiny windue that couldnt open up a lot so there was no air coming in. I would think it would be a problem in summer. So if you have a problem with smokeand very hot rooms this may not the the best place to stay.

Great b&b close to centre of blackpool very convenient for local attractions. Free parking outside which is a great bonus. Nice clean room with in room sink and mirror , shared toilets and shower available ...all clean and no issue with sharing. Friendly family run who were very welcoming. Breakfast which was invluded in price was just what i needed the morning after... choice of cereal and cooked full breakfast with coffee/tea ....absolute value for money

Overall, very good. Toilet right next door to room, only us staying on the floor so no bathroom sharing. As an overnight stay in Blackpool you will not go far wrong. Did the job just fine. Would stay again. Parking and breakfast included in the price, bargain.

Great 2 night stay, lovely staff, very clean. Breakfast was really nice and the parking space was a bonus. Very central so easy to get around. I would definitely visit again. I stayed in the pink room with ensuite, never experienced a shower next to the bed but made it all the more quirky.

Staff were really helpful, check-in was from 1 o'clock, I phoned up a few days before asking about parking if we could park there when we arrived at 10. The own said if there was a space that was fine and the room might be available at that time and to come on in and ask. When we arrived parking was available and our room was ready for us at 10.15.

It was a brilliant stay as usual just wish i could have stayed here longer instead of being messed about at the other place i booked which had shut down . It was fully booked here but the owner said i could come here to shower if i wanted which was really kind of him. The breakfast here is out of this world i dont know how they do it on what they charge , a fantastic family run b and b they always go out there way to please i will definitely be coming back here xxxxx 5 stars from me

The staff werenice . However on arrival was told they weren't expecting me. So check in not great. I wasn't offered towels. Expedia to blame. Carpet could of done with a vacuum. Kettle stained inside. Sink too. Food was brilliant . Stsff were fantastic

Understand this review isn't trying to insult or harm the business as the owner was very friendly, but honesty. This is the oldest and worst place I've ever booked. Definitely needs a revamp. The shared toilet was carpeted and there was no sink or any way of washing your hands so you have to go back to the room opening doors along the way. In the room it was basic but looked clean. It had a very old fashioned sink (70's I'd guess), which had no towels. While we were out we decided that we weren't doing midnight trips to a toilet with no hand washing facilities. Then waking up to have a wash and having to dry my face on my clothing. So we got our bags and took a cab home to Wigan. I have pictures but the Hotels app upload button wouldn't work.

I've just experienced another enjoyable stay at the Gracelands Guest House. My room was clean and more than adequate for my two day trip to Blackpool. The cooked breakfast was lovely and set me up for the day. I would have no problems booking this Guest house again, and i hope to do so in the not too distant future.

Dropped in because we went to the circus and booked a room to spend a day in Blackpool, unfortunately the weather was poor, the hotel staff friendly and helpful, breakfast was excellent, guesthouse in a really good location, yet nice and quiet.... Would book again when next time at theatre........

I enjoyed a lovely night at Gracelands, situated in a lovely location in Blackpool. The welcome from the host was pleasant and the room was clean and comfortable. My breakfast order was taken which I found to be a nice touch. Easy access into the Promenade and other amenities. The only negative would be the toilets and lack of sink to wash your hands. Overall I had a lovely stay and I would return

On arrival we parked up outside the guest house and was able to leave car there for our whole stay. We were greeted with a friendly manner and showed to our room, It was nice and clean. We had tea, coffee facilities in the room and we were told if we needed a top up all we needed to do was ask for it. Our breakfast was lovely and there was plenty on the plate, Overall our stay was very enjoyable with lovely host.

For the price, it’s a really good place to stay. It’s close to the tower and the shopping area. It is tired and in places dated. There is limited free onsite parking. But, it is clean and comfortable. The staff are lovely. Room I was in was small but plenty for what I needed. En-suite loo and shower, sink in the corner of the room. TV, wardrobe, chest of drawers, tea / coffee making facilities. Bed was comfy. Only thing I could really moan about is it not being a non-smoking place. My bad I didn’t look for that.

We were off to a good start with an early check-in, we had a one night stay at this hotel added onto a longer trip. We were rather tired from a jampacked week and travelling with my 10 year old son required a comfortable nights sleep. At around 10:45 pm a car alarm started outside our window, I went downstairs to investigate and see what could be done. The Hotelier gave me the car registration number but did not offer an alternative room nor did he close any of the open windows around the hotel. I also had to find the phone number for the local police Constabulary who sadly were unable to do anything about the situation. The alarm went off sporadically around every five minutes during the night and early morning. When I woke, I really really needed to sleep but the hotelier did not offer me another night so that I could rest, only offering me a small room for £30. I was not prepared to pay £30 when the car was still parked outside the hotel. I told him I would ring Hotels.Com and that I preferred to use the platform for booking as hoteliers often do not desire to solve the problem. I am deeply saddened that I cannot now use this hotel again because the hotelier obviously did not care or value me as a customer.

Room was dated and looked tired. No view of the tower due to a multi storey car park blocking view. Mattress needs replacing. There was also a lot of external noise outside through the single glazed windows. Staff were helpful and friendly, breakfast was great and filling. Off road parking was a bonus.
