Priory Coach House is a large beautifully refurbished holiday home overlooking Pagham Harbour run by the RSPB. Church Norton is standing on the peninsula of Chichester, West Sussex's south coast offering a secluded beach away from the hustle and bustle of busy West Wittering. From Priory Coach House you have your own direct private access across the grounds of the holiday home to the tranquil beach nestled amongst the dunes. It's the perfect spot for paddle boarding, picnics or simply sitting with a glass of bubbly to watch the world go by.
Priory Coach House boasts exclusive views to the water from the balcony stretching the length of this perfectly situated holiday home. Access is via one of the double bedrooms or spiral staircases from the garden. The large garden is perfect for entertaining; the Coach House is under the wing of Norton Priory a 16th century country home with extensive grounds. Here you have your own private space to wine and dine. An open pond is on site so young children must be supervised here at all times. Should you need anything our wonderful host is on hand at the Priory with an abundance local knowledge and can help with food or drink deliveries prior to your stay.
The Coach House sleeps a total of 18 people across seven bedrooms. There are six double bedrooms all with their own en suite facilities. (Four of the double rooms can be turned into twin rooms upon request). The master double on the ground floor includes roll top bath in the bedroom. There is a further 7th room with two bunk beds and two single beds, this room has its own en suite also and is close to the upper floor ‘Den' area. This is the perfect space for the kids to have their own space whilst on their holidays. The Den has books, games, and toys as well as a large comfortable sofa and television to unwind and have fun while the adults entertain on the ground floor. On the wide landing here is also a cot close to the children's room and a double room but it can be moved into any bedroom upon request.
Priory Coach House has a large luxurious living room stylishly decorated for fun and entertainment! Here is a comfortable seating space with large widescreen television. Beyond is a corner seating area next to the full-sized table tennis. Above is a disco ball and lighting for a small social gathering after a busy day out on the water.
This beautiful Coach House has a kitchen big enough to entertain the whole family with seating for all and kitchen more than suitable for self-catering at home. The kitchen includes ice maker, kettle, dishwasher, hob & double electric oven, microwave, fridge, double wine fridge & cafetiere. For those wanting to book a caterer for their stay there is ample space but please do contact the host for a full list of kitchen equipment once booked.
Priory Coach House has parking for as many cars as you need. Free wifi available on site.
Only short distance away Selsey is easily accessible from the Coach House by car or on foot along the beach. ‘Crab and Lobster' is a renowned local restaurant serving locally caught seafood. Selsey town has plenty of independent stores where you can pick up local produce as well and larger supermarkets if a big shop is required. Deliveries are available from all large supermarkets.
The historic Cathedral city of Chichester lies only a few miles north of Church Norton. When visiting the Cathedral look out for Norton Priory as it is in fact featured in one of the frescos on the Cathedral walls. Chichester has an abundance of boutique shops and independent restaurants; local favourites are ‘Purchases' and ‘Artie's Kitchen'. Chichester train station has a direct line to London Victoria & Brighton.
The Downs are just to the north of Chichester and the many attractions at Goodwood are within half an hour's drive. These include horse racing and the Revival Meeting along with the Festival of Speed.
Dogs are welcome on prior arrangement at £25.00 per dog, 2 dogs maximum.

Ages 5 months - 70's, 16 of us enjoyed a fabulous family weeks holiday at the Coach House. We enjoyed many watersports activities, carrying equipment to the beach by our very strong and capable children, wives and grandchildren. Space for chilling and enjoying table tennis and playing games in the house was in abundance. Bedrooms were beautifully decorated and comfortable and Lou was very accommodating with splitting beds into singles as we required. The only comment we did have was lack of a chest of drawers in most of the bedrooms, so majority of clothes stayed in suitcases. Equipment and the grounds were very welcome along with bbq, pizza oven and fire pit ... all very much appreciated. Highly recommended.

As a winter location, we still had a fabulous time! The house is so comfortable and spacious. We were a party of 16, I wasn’t sure where our single person was going to sleep, but there were enough sofas for him to make himself comfortable. We had lovely walks to the beach, we even swam in the sea. Lou couldn’t have been more helpful. We are hoping that we might revisit in the summer because we think it would be absolutely incredible with plenty of garden. Space for fun and barbecues. we made good use of the table tennis table in the living room! I would strongly recommend this place.

There are no negatives I can think of with Priory Coach House, only superlatives. Definitely a 10/10.
I had booked this for my wife's 40th birthday to celebrate with friends and children. 10 adults and 8 children.
The place is beautifully decorated and the lay out perfect for our stay and celebration. The kitchen is enormous, as is the living room and we happily spent time between both. The children never asked for their iPads once. The bunk bed room was a hit, as was the Den and table tennis. Just as much of a hit for the adults as the children was the bar/ dance area.
Each bedroom has an en-suite and the decoration is exquisite and to a very high standard. The beach and sea is visible from the coach house and just a 5 minute walk away. From there it's a 30-40min walk along the beach to Selsey. Even on our last day of a long weekend, everyone was still commenting on what an amazing place it is.

Absolutely loved the house! Truly beautiful property in a great location with great attention to detail that has been lovingly crafted. The location is wonderful, a few minutes to the beach. One night in this property and you’ll be captured by it’s spell! It’s wonderful! Lou was very helpful and the house has everything you need. There were 16 of us, all rooms are en suite so no queuing for a shower ha ha!! We will be back one day! Thank you for a great stay!

What an amazing property! The most wonderfully thought out, well equipped and comfortable house that we enjoyed thoroughly as a party of 14. From the very comfortable and beautifully designed en-suite bedrooms to the numerous living spaces and fabulous kitchen. The owner was really helpful throughout answering any queries we had too. The walk down to the beach was a special treat and we could not recommend this place enough. Hope to come back another time for sure!

This was a real find and turned out just perfectly for the extended family gathering to celebrate my big birthday over a long weekend. Everyone enjoyed themselves and Leo commenting on what a fab place it was. Thanks again to Lou for all your help.

The Coach House was even more amazing than we’d expected as the photos only just begin to give you a feel for this beautiful property and the idyllic location. There are almost too many highlights to list but the luxurious bedrooms, stunning decor, amazing kitchen & dining area, cool kids den and toys, table tennis area, disco ball & lights, outdoor fire pit and the secret beach path are just a few of the things we absolutely loved! The Coach House offers a perfect balance between fun and relaxation for all ages and it surpassed my expectations in so many ways, giving us an unforgettable Christmas getaway with family from all across the world! An absolutely stunning property that we couldn’t recommend more highly! Lou is the most amazing host and we can’t wait to return! Thank you!

Very comfortable, spacious, well equipped house. Lovely position.
As “work still in progress” suggest grab rails in showers, shorten curtains so they don’t cover radiators, double glazing. Accept that weather extremely cold during our stay so end bedroom cold & towel rails in bathrooms didn’t work. We would book again

We all had an amazing stay at the coach house. Lou was extremely kind and helpful.
There is plenty of room, there were 18 of us in total.
The facilities were well equipped with enough glasses, plates and cooking equipment for large groups.
Location, short walk to the beach ideal for a us to get out without having to drive.
We were there to celebrate my 30th birthday, and the lounge area had a great space for dancing with a disco ball!
I 100% would stay again.

I planned a birthday staycation for a group of 16 and the property did not disappoint. Amazing secluded location with a cute town. Check in was great and the family were so friendly. Private beach was an amazing plus. Great experience! Thanks so much for having us

Lovely property with each bedroom it’s own en-suite facilities. All the beds were fantastically comfortable, quality beds with quality bed linen. A quick walk through the garden to the shore for wonderful coastal walks.

We had a lovely stay at the Priory Coach House with a large group of 8 adults and 8 kids. Every room was en suite which was great. The kids enjoyed sleeping all together in the bunk room, as well as the table tennis. The house has recently been renovated and was modern and stylish, lovely comfy beds and linens. A lovely 5 min walk to the beach via the private garden path, and the beach was perfect for body boarding and kite flying. Highly recommended this house and we look forward to visiting again.
