About this house rental
Historic stables on the outside and clean and modern on the inside with large well maintained Garden and parking area hidden behind a large gate and traditional stone wall.
The grounds are perfect for letting dogs out to stretch their legs with Holyrood park, Portobello beach and many other pleasant walks around the corner.
At your disposal you will have an incredibly spacious living room, fully equipped kitchen and dining area to share lovely meals and quality times with your loved ones.
4 bedrooms with large a 2 double bed in two of them and 2 super comfortable king size beds in the other two
You can also find 3 luxurious bathrooms, perfect for some soak in and relaxing time! Please note that a hand and bath towel will be provided for each guest.
With 5 TV's, one in each bedroom and a large wall-mounted TV in the living room their will be no need to fight over what to watch should you choose to relax and enjoy staying inside after a long day exploring Edinburgh.

* Please note there will be a fee for lost keys, £100 and £50 if you find yourself locked out. Get in contact with us asap and we'll get you back in the property as quickly as we can.
* We love our neighbours so please respect the building and be considerate when it comes to noise levels.
* My property is professionally cleaned and is set up to be remote access, ensuring there is no direct contact with anyone needed. The linen and towels are removed from the property after each stay and replaced with freshly laundered supplies. We also provide single-use and individually wrapped items such as shampoo, conditioners and soap.
* Travel cot available on request (additional fees), Please note that bedding is not included

The online verification process requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
Once verification is successfully completed, the check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.

It’s a very comfortable house in a wonderful location. It’s located in historic Duddingston village at the base of Arthur’s Seat. Large parking area. Definitely recommend.

This was a great place to stay for our group of 6 adults. The home was spacious and the 4 bedrooms and 3 baths made it very comfortable. We used both Uber and Taxis to and from the Castle/Royal Mile and the airport. Our only complaint was no toilet paper in one bathroom and no extra we could take from another bathroom. Luckily there was a convenient store that was a 10-15 minute walk away. It was walkable to Scotland’s oldest pub, the Sheeps Heid Inn which had great food and atmosphere. Great option for groups!

Great location once we found the house. Address listed for house was confusing. We could not get to house on Old Church Road address given but off main road. The GPS shows house on back street not the actual street address. Other issue was the dryer did not work. Minor problem but we still enjoyed our stay at property very much!

The house was very well appointed, clean and comfortable. Lots of room for a large group or family. Loved how close it was to the Sheep Heid Inn and lots of attractions.

We loved the location - at the base of Arthur's seat and easy access to downtown Edinburgh. Reasonably priced.
It's a handsome property that provided ample community space, privacy, hot showers with good water pressure, and laundry facilities. Private and secure parking. Our only issue was that the security system alarm kept going off to the point of real distraction. Although the property managers tried to help via phone, the problem was never resolved during our 6 night stay. They stopped responding to us, so we had to disarm it every morning and night ourselves. We had hoped that someone would come in person to resolve the issue. Also, there was only one roll of toilet paper per bathroom for six people for our entire stay. Despite these two problems, we would definitely stay there again.

Ideal property for our family stay. However, we were disappointed by the standard of cleaning : cobwebs, dust balls, dirty kitchen equipment, black mould on grouting in showers and drain. The ironing board did not lock in, chipped plates in kitchen, no pillow cases on some of the pillows and alarmingly, the bathroom switch in bedroom one did not work, resulting in my sister and brother-in-law using this facility with the door open! Please make the instructions for entry to the house more detailed…we sat outside for an hour on arrival, waiting for the host to come and let us in.
Apart from the above, we enjoyed our stay, which was to celebrate a family wedding.

The property is beautiful and we have loved staying here.
In terms of the cleanliness when we came in, I would give a 3.
The kitchen, front room and bedrooms appeared clean on arrival. The bath and bath handles were grimy and dirty. We had a massage therapist come in and moved the bed in the main bedroom slightly to the right and the dust under the bed was bad. My mum had to apologise to the therapist and felt embarrassed.
The ironing board does not work, it will not stand up. The automatic gates worked intermittently which meant only 1 was closed for periods of time. There was only 1 hand towel supplied.
The main door handle appears to be low on battery and talks loudly every time the handle is used.
Your heavy curtains in the main room have a loose hook in the wall for the tie back. And the blinds in that room do not open as the chain is broken and on the window ledge.
None of the things that need fixing hindered our experience at all and as mentioned, we enjoyed it. We will recommend and would like to return.

Gothic Baronial turrets are right next to the Georgian fanlights which are right next to the manse, the loch and the swans. They have the Oldest Pub in Scotland, the community orchard, that sort of thing. It's beautiful and interesting. On the other side of the garden fence we found Doctor Neil's Garden, one of 'Scotland's Hidden Gems'. The property itself is relatively anonymous although highly secure but the location is absolutely breathtaking!

Property was spacious would suit 2 families easy. Property was gated so felt secure if you had younger children. Bedrooms nice and spacious with 3 bathrooms made getting ready much easier. Kitchen has all you would need to cook a meal. Area very nice with easy access to Edinburgh. Sheep’s Heid just round the corner would recommend we had a lovely meal. Would recommend this place to family and friends

This is a most comfortable house which was very clean when we arrived. The electric gates made it feel secure and the parking area was spacious. The beds were very comfortable and there was lots of hot water for showers and baths. The kitchen equipment was generally good though we could’ve done with some casserole dishes and an extra cafetière. The sitting room area has a large, comfortable sofa and two chairs. An extra chair for watching TV would have been much appreciated. The bus service into the city is excellent from Duddingston and we would highly recommend the house for a short break.

Great place. The only concerns were getting into the place (key code was a little difficult) and the shower (hot water) seemed to work every other day. Cold showers were not pleasant!!

Excellent family accommodation for our visit to Edinburgh for the marathon festival weekend. Perfect location on the edge of Holyrood Park. Private drive and gates made looking after grandchildren much easier in a city centre location. Great stay!

We spent two days in this cozy cottage. It is in a quite area. The house is very clean and neat. We can tell most of the appliances are new and almost never used. It is about 10 minutes driving distance from Edinburgh. The house size is enough for two families and we have spent wonderful time here!
