Location: In the heart of Burbank Media Movie Studios neighborhood. Close to Hollywood, Universal Studios, Warner Brothers Studio, NBC, ABC, New York Film Academy, The Burbank Studios, Whole Foods, and many restaurants. 3 miles from Burbank Airport.

Entire private cottage guesthouse. 300 sq. ft. but feels larger. Peaceful and quiet cottage with Kitchenette (no stove), kitchen table, window, and WALL AIR CONDITIONER/HEATER. With a private outdoor yard/patio.

Kitchenette: It has a full-size refrigerator, microwave, toaster, coffee maker, toaster oven, electric skillet, electric teapot, double hot plates, and fully stocked cabinets with real plates & utensils. (No stove or oven).

Outdoor Patio: Large enclosed and secure outdoor patio area with a garden and lots of lounging areas and tables under Bistro lights. Very safe for pets. There is an outdoor smoking area.

Bed: Queen real bed with a SERTA mattress and plenty of comfy pillows. Twin Serta futon bed/couch mattress for a 3rd guest. There is a one-time $100 charge for a 3rd adult person.

Bathroom: Art Deco black & white bathroom with shower. The bathroom is not large. The shower is a walk-in. No bathtub.

Floors: Wall to wall TILE CERAMIC FLOORS! No carpets.

Neighborhood: Quiet SAFE street in the heart of the entertainment industry. Trees, mountains, and walking access to the major movie studios. Bus and metro stations are close by.

Parking: We provide a street parking permit for you to park in front of the house or across the street.

Pets: $60 one-time fee for a dog. Dog. NO CATS allowed.

NOTE: We do not recommend this location to those with wheelchairs or seniors with mobility issues.

TV: The 32" Flat Screen Cable TV has a Roku with AT&T cable. There are plenty of channels and streaming subscriptions, such as Netflix, YouTube, Amazon, Prime, and Disney.

Wi-Fi: Your own private AT&T highest quality WiFi with Router and Ethernet.

Contact: We live in the main house. We're always available via cell phone for any questions or concerns. Door: Keypad lock.

The stay was better than expected. The house is located in a great area. It’s very safe and clean. Close to the studios and lots of great restaurants. They had everything you needed and a nice full-sized refrigerator. We were able to bring our old dog with which requires special medication for seizures. The host is very gracious; we wish them many blessings for the kindness. Thanks again!

The guest house is small, cozy and oh so comfy. The owner ( who is easily contacted and responds quickly) gives detailed, user friendly instructions for checkin and for the stay. The bed is high and comfortable and there are dishes and pans and everything needed to eat in house. What was so good for me, since I don’t drive, is that so many of the places I wanted to go to were with-in walking distance.

Exactly as described with a bunch of little details that make it nice like an electric skillet and the patio is lovely. The bathroom toilet is a little awkward for us taller folks.

We had a nice stay at the property which is halfway between our two sons who live in LA. If you have a dog there are plenty of places to go for a walk! Across the street is the back of warner brother studios so we often walked around the other side of the block amongst the buildings. It is a converted garage and small and I wouldn't recommend for more than two people, but it is well organized for the space. IT is a quiet neighborhood and the owner responded to inquiries very quickly. The bed was super comfortable. The bathroom is very small, but how much time do we need to spend in there anyway! There is a nice space between the living spaced the street as well. The weather was too cold for us to sit out, but if it was nice, there is a place you can sit outside.

This property is a converted garage on the owner's primary property. The guest house is cozy and was just right for what we needed. The owner was very responsive with any questions, and we had a very enjoyable stay. Very nice neighborhood and a short walk to the Warner Bros studios.

With our small dog, we had a terrific stay. Residential neighborhood is very nice, with tasteful homes only on one side of the street and studio ivy on the other, and one-room was very comfortable. Place has an interesting history with the studios. Host was also terrific. Location near the Cahuenga pass is central to downtown, the basin, and the San Fernando Valley. Would definitely stay there again.

If you are going to stay here make sure you learn sign language yes I’m serious. The host is super rude and once intoxicated will threatened you and act belligerent to you and your guests. We have never ever had a problem anywhere we stayed in the past but this host is scary to deal with. Know you get what your paying for. This is a small converted garage the size of a bathroom. It is hot and the ac barely works It’s clean and has what you need but my small Son and wife could not walk around at the same time without hitting each other. Go to another hotel and avoid this place at all costs.

Great LA find...excellent location - safe, quiet, ample street parking in quiet neighborhood. Private outdoor area for outdoor eating, comfy bed, very clean. Small accomodation good for one or two..kitchen good with full size fridge and plenty of dishware. Bathroom is very small but still has good storage space..just beware if you are the big and tall type will be tight squeeze. Great neighborhood (Tuluca Lake) for ample good food/coffee choices close by. Walkable to Warner Bros studio tours. Excellent location for on/off local highways if needed and straight shots to Studio City area and greater Hollywood area.

This adorable casita is strategically built in a beautiful historic home allowing both the guest and the homeowner their own space and privacy. The property is well maintained and all the instructions are easy and clear throughout the whole process. Host(s) we’re welcoming and friendly and we felt safe in the neighborhood, conveniently located within two miles of universal studios and Warner Bros. The space is suitable for a small family, a couple, or friends traveling together as it includes a queen bed and a petite twin bed futon (in my case it was myself and my adult nephew) I would book this again in a heartbeat should I be staying in the area again.

This property was in a great, quiet location. It is walking distance to the WB Studio Tour which is what we did while there. It is surprisingly close to Griffith Observatory also. It is appears to be a converted garage. One half of the garage is the bedroom that included a bed, futon and TV. The other half is a kitchenette, table, and bathroom. There is also a nice seating area outside in the driveway. It was perfect for our needs.

My girlfriend and I came for the weekend to watch a two day concert in the Hollywood bowl and had an amazing time. House and neighborhood was super peaceful and Peggy (owner) provided us with everything we needed.

Overall, pretty nice! My wife and I have bad knees, and the space around the toilet was tight, so this was an issue for us. If you are tall, this might be a problem also. Otherwise, it should be fine.

Wonderful spot for my husband, me, and our pups. The property is clean and cozy, and Peggy is incredibly thoughtful and friendly. The neighborhood is beautiful and quiet, and our dogs loved seeing all the squirrels in the trees. Thank you for a great stay!

This was the perfect location for our trip to LA. We were able to walk to the Warner Brothers Studio Tour. There was room for my husband and I and our daughter but we were gone most of the time. We had breakfast one morning on the nice patio area. The hostess was very gracious in accommodating our special request. Would definitely stay here again.

We arrived early evening and the check-in process couldn't have been easier. The location was exactly what we needed for our stay and it was close to everything we needed to be close to and close enough to the freeway (but not so close noise was an issue) that we had no problems getting anywhere else in LA County with ease. Coffee shop within reasonable walking distance. Lunches and dinners were easy, too as there was a huge variety of local options and chains. The listing was accurate in every way. It was private and secure and decorated nicely. WiFi was solid enough for me to do a Zoom meeting without lag. Bed was very comfy and shower was huge. The owner was super friendly and we enjoyed our stay very much.

Lovely spot literally across from WB Studios - beautiful quiet neighborhood, easy parking, easy access to 134/101/Hollywood/SF Valley etc. Bathroom is tight but water pressure in that shower is out of this world! Great crash pad for a stay in LA. Nice private yard courtyard that I wish I could've enjoyed more, but the heat wave kept me inside. Peggy was a wonderful host. Thanks!

We enjoyed our stay - the area was safe for walking, the property was clean and easy to get to. Parking was simple because the street was not crowded with cars. The little house was comfortable and suited our needs for a combined business/minivacation. We especially enjoyed our meals on the patio.

We stayed for almost three weeks. Peggy's place could not be better located for anyone visiting the Burbank, North Hollywood, Glendale area. Calling it cozy is accurate - it's not overly large, but what it has is comfortable and enjoyable! The place is nicely decorated in a truly wonderful residential area. Because it is directly across from Warner Bros Studios, the street is very nicely shaded, making it cooler than most of the surrounding area by about 10 degrees - that really counts on a hot summer day. The bed is comfy. The A/C works really well (if a bit loud at times). Hot water in the bathroom / shower takes a couple minutes to get going, but once it does, well, we never ran out of hot water. The patio is a great spot to just sit and relax. And the 134 Hwy entrance is just a couple blocks away, so its easy to get around. Peggy was gracious and communicative, but gave us plenty of privacy and left us to our own devices as much as we liked. I absolutely recommend this place to anyone visiting the area and look forward to returning.

Another off the charts experience staying with Peggy. She is always very accommodating and the site is a perfect location for the Burbank area. Even experienced a movie tv filming on the site's street which is adjacent to Warner Brothers. We hope to return very soon.

Spent 5 days at this property, it's small and compact and had all the conveniences you would need. The outside patio is large and great for entertaining or relaxing. It is convenient for exploring the Burbank and surrounding areas, the Warner Brothers tour was great convenient, plus it's right next door.

We were thrilled with this find. Great location with easy access to all of LA by car. Nice, quiet, SAFE neighborhood. Owners were wonderful hosts and communicated with us at the right times to get us in. Nice little signs all over the place letting you know what is what. Wifi. AC. TV. Big outdoor courtyard to have coffee in or just relax. Walk to Warner Bros or Whole Foods. 5 stars!
