Amazing ocean views await at this beautifully decorated oceanfront condo in North Topsail Beach! Located within the Shipwatch Villas community, a resort that offers guests many great amenities such as an oceanfront community pool, beach access, elevator access, horseshoe pits, and grilling areas. (The pool is open approximately Mid-April to Mid-October, subject to HOA's discretion.)

Upon entry into Shipwatch Villas 1312 - "Almost Heaven", you will find an open and inviting coastal floor plan. The fully equipped kitchen located to your right provides everything you need to prepare home cooked meals during your stay. Continue past the kitchen and dining area and you will find the oceanview living room, providing comfortable seating,direct oceanside balcony access, and a television for entertainment when you need a break from the beach.

Down the hall on the left, the oceanview master bedroom suite with private bathroom awaits! Enjoy amazing views while laying on the king sized bed, catch up on your favorite TV shows, or lounge outside on the direct oceanside balcony. The laundry closet is conveniently located in the hallway between the two bedrooms. Continue down the hall and you will find ashared full bathroom next to the second bedroom. The second bedroom provides a queen bed, twin over full bunkbed, and a television.

Utilize the community elevator located near unit 1312 to conveniently load and unload your items while on vacation!

No Pets, per HOA regulations (no pet contract required). No Smoking in house or on decks. No parties or events on premises. No grilling within 6 feet of any structure or boardwalk, per HOA regulations. Only 2 parking passes and 1 pool fob are provided for this property.

The community beach access is located at the middle of the building near the condos closest to the beach.

Don’t forget your linens! Unless otherwise indicated, linens are not provided during your stay. You are welcome to bring your own linens or we provide a linens rental service for your convenience.

Also, our vacation homes do not have many of the consumable items in stock for guest use (i.e. toilet paper, paper towels, soap, etc.). Once you book your vacation, we’ll provide you with a list of items that you may want to consider bringing with you on your vacation.

Must be 25 years or older to rent this property. This property is managed by Access Realty in Surf City, NC.

**Cancellation: Any cancellation of a confirmed reservation must be made in writing by Guest. Reservation payments are not reimbursable unless the property can be re-rented for the same rate and time period. Every effort will be made to re-book the property. If property is re-rented, Guest will receive reimbursement of payments made less non refundable reservation fee, cancellation fee (varies by property), and third-party fees (travel insurance, security deposit alternative, insurance, convenience fee, etc.). Insurance fees shall not be reimbursed unless the Agent is reimbursed by the issuing insurance company.

**Check In Day: *Your rental home allows you to check-in directly at the property. Check-in typically becomes available BETWEEN 4:00 - 6:00 PM on the day of your scheduled arrival. As soon as we are notified your rental is ready for check in, we will send you a text message to the number you previously provided. This text will include a hyperlink that will direct to the Property Guide with all your check-in instructions, directions, FAQ's, Wifi info, helpful tips, and most importantly your information on how to gain access to the property. Please understand that all homes must be cleaned and inspected before we are allowed to issue access details and you are not allowed to be at the property until you have received that text message.

**Early check-ins and Late check-outs must be pre-approved and are not allowed if there is a reservation checking out the same day another reservation is checking in. You may contact us the week of your arrival to determine if there is any availability to add an early check in or late check out. There is a fee associated with early check ins and late check outs.

My family of five really enjoyed our stay. The unit was clean and cozy. The beds were so comfy. We had a great view of the sunrise and beach. It was a great location for a relaxing family vacation. The pool was clean and so nice. Quick trip down the steps and we were on the beach. It was our first time visiting Topsail and we fell in love. Thanks!

Nice condo with good spaces. Very clean. Great view of the ocean and a large balcony. Unfortunately we couldn’t use it much due to chain smokers on an adjacent balcony but nothing you can do about that. The listing said it came with sheets but then it didn’t come with sheets so we paid extra for them.

We fully enjoyed our trip to North Topsail! The condo was clean and easily to access! The patio doors need fixing but the rest of the unit was perfect. We would love to return.

We had a wonderful time at this condo. It appears that everything has been recently updated and is nice and new and clean. My kids love the large pool at this property, as well as how easy is is to get on and off the beach. Great sunrise view from the deck. Only suggestion is that the mattresses in the second bedroom could really use an update or an upgrade.

Everything was great! Clean, roomy,quiet, and kitchen has great glasses dishes and cookware and flatware. You do have to bring paper products,soap and dishwasher liquid. Also, towels and sheets were rented and they were adequate. Would stay there again.

First visit to Topsail after watching a Beach Hunters episode that painted a beautiful picture of the island. Upon arrival to Ships Watch we found no available parking at the facility, which was rather large with a large parking lot. Although the after hours attendant was a big help & was in constant contact after we brought this issue to her attention, we were assured that towing would occur for those vehicles without a parking pass. Problem was, we didn’t even have a parking pass yet & feared being towed if we did find parking. The previous guest accidentally turned the parking passes and pool passes into the main office upon their departure, however, the office did bring them to us while we were at the grocery store. After circling the parking lot for a half hour the night we arrived. we were told we had permission to park in the only open parking space which was for maintenance. As happy as I was to hear that, another vehicle was sitting in that spot & was on the phone with the manager who was also telling that person to park in the maintenance parking spot. Luckily that person decided to pull out of the spot and gave it to us. By morning there were only two spots open which made me wonder if towing really occurs. Needless to say we were afraid to leave the property out of fear of not being able to find parking again. It became obvious once Tuesday arrived that most of the holiday visitors were gone and there was ample parking after all. We did not do our research. We were also disappointed at the lack of restaurants as well as the lack of entertainment & attractions. That one is on us. The unit we stayed and looked clean on the surface however upon reclining the sofa and the loveseat it was obvious that surface cleaning is all that was done. Halfway through the week the battery in the smoke detector went bad causing the detector to constantly beep. We remove the battery and was unable to find another 9 V in the facility. We texted the after hours number but got no response. We decided to cut our visit short and leave the next day and called the after hours number in the morning upon our departure to once again inform them of the faulty battery in the smoke detector. Heavy rain and storms were in the forecast, however, we understand weather is unpredictable. If your ultimate vacation is simply to sit at the beach and not leave the grounds of your facility, Topsail would be an ideal location for you. Just not our ideal vacation.
