The property is a restored double fronted Victorian family home restored to a good standard using quality furnishings. It is a much loved family style holiday home and so is furnished to a good standard. The house is ideal for family gatherings or groups of friends and families . Everyone will enjoy the location in the heart of a beautiful village with fantastic views of the sea and golf course, and easy access to the coast. South beach is a short walk across the golf course.

Home comforts. We had a brilliant, relaxing time, strolling to the beach and driving to others close by. Close drive to handy amenities but very quiet and peaceful location. Kate was super responsive and helpful. We are sure to return!

Everything was very easy and simple. Check in was straight forward and contact with the host was excellent. The house was kitted out with EVERYTHING you need - literally had dish washer tablets, all the pots and pans, oil, salt and pepper, milk, plastic bowls and plates for kids, high chair, travel cot, cleaning supplies, toilet rolls, bin bags etc etc. Like other reviews have said, you feel at home straight away. Towels supplied and beds were made up really nice. There is no garden but right outside the front door there’s a patch of green with a big tree and our kids loved running around exploring after dinner to burn off steam before bed. It’s on three storeys so there’s quite a bit of going up and down the stairs. Living room is on first floor with a terrific view of the sea. Train station is an easy 3min walk and the train takes 2 minutes to get in to Tenby! We were 4 ladies with 5 children between us. Used the nice big dining table for breakfasts and dinner. Everything worked out perfectly, so it definitely deserves 5 stars

The house was perfectly equipped with everything we needed and then some. Location was fantastic and the sea views beautiful. Lots of books, movies and games for those evenings when we just wanted to stay in. Everyone in our party loved it. Kate was incredible and so accommodating. Highly recommend!!

We spent four nights at Rock Villa and loved it. What a great house with stunning views out to sea. The welcome package was a lovely touch and Kate was so helpful with her prompt responses to queries before and during our stay.

We loved this house which was ideal for our family of 9, - 7 adults and 2 children. Very spacious with outstanding views across the golf course to the sea. The owner responded promptly to any questions we had. We explored the area as much as we could in a week and found beautiful beaches, sandy yet with rockpools at low tide, dramatic coastline with very interesting birdlife, walks, fantastic Tenby golf course. The list goes on. Penally Abbey Hotel restaurant, two minutes walk away, was a wonderful place to celebrate two very special birthdays in the family. All in all it was a lovely holiday and we will return one day.

We stayed with three children under five and the place was great for them with baby gates on the landings (one at the bottom of the stairs would be useful if money was no option)
The house was huge and was well set up for a large family. The kitchen was fitted with simple basics that are usually forgotten in such stays (milk, oil, salt pepper etc) which saved a trip to the shops. The welcome basket s also a nice touch!

We had a fabulous stay at Rock Villa, the house was clean, with some rooms modern and others quirky which was great. We arrived to a Welsh basket, and fresh flowers which was a lovely touch.
Kate the owner was absolutely amazing getting back to me ASAP with any questions that we had.

A very comfortable, interesting and eclectic holiday home with everything a family or group of friends needs for a successful holiday. The generous box of luxury goodies on arrival were particularly welcome, as was the well stocked kitchen, making holiday cooking much easier. The views from the house were amazing, and proximity to the beach an advantage, especially with dog walks in mind. Penally has a lot to offer, with three pubs nearby and we made use of the local bus and train service into Tenby several times. Overall a lovely holiday home for all, thank you.

We were 3 generations aged 7-75 and 2 dogs - everyone loved our stay in Penally! Rock Villa is even more lovely in real life than it looks in the pictures.
A fabulous house in a lovely village location - dog walks on the beach, nice pubs in easy walking distance, Heatherton’s world of activities just down the road for the kids! The table tennis table got a lot of use too.
Kate is a fabulous, thoughtful host! Can’t recommend Rock Villa enough.

A very sunny half term spent with our children and my parents. Double daily dog walks on the beach followed by a pint in the pub and either a takeaway or a home cooked meal in the very well equipped kitchen.
Decorated for Halloween and a birthday and it was so lovely! Lego was a hit, and he kids loved having a room to themselves too. We borrowed the wetsuits and the kids and husband swam in the sea and were joined by a wild seal!

What a great find! Rock Villa is perfect for a stay by the sea. Our party age ranged from 22 to 87 and everyone loved their stay. House is conveniently located for those able, to walk along the beach to Tenby. The views from the lounge and bedrooms of the sea are truly stunning. You could just sit for hours watching the world go by. House decorated to a very high standard with every comfort. Lovely welcome gifts too left in fridge. Cannot thank Kate enough for all her help and quick responses. We will definitely be back.

Great house in the quiet village of Penally .
Close to lovely South Beach and close enough to enjoy busy Tenby.
Everything you could ever need was provided at the property . Great kitchen, great wi fi, beach tous etc for the kids,full size table tennis table. I could go on and on.

We had a really lovely stay at Rock Villa. The house is brilliant for larger groups/families, with lots of space. It has a homely feel with lovely artistic decor and furnishings and amazing views of the coastline. The location is superb, with a short walk to a huge sandy beach providing a lovely walk into Tenby. The train station is a 5 minute walk and offers a quicker route into Tenby without the need to drive and park. There are also a number of beautiful walks from the house. Our family group ranged from age 18 months to 80 years old and everyone enjoyed themselves. I would thoroughly recommend a stay at Rock Villa and hope that we are able to return one day!

Space.
If you are a large group of mixed ages you will love the space and large rooms at Rock Villa. Plenty of opportunity to come together and also be apart.
Sadly the weather was awful for us - wettest weekend for months. We were unable to get out, but were grateful for the space and the table tennis.
If you like relaxed and quirky this is for you. If your prefer modern and minimal it won’t be.
House was comfortable and the host provided many of the necessities it is easy to forget when packing eg. Yorkshire teabags, great coffee. Also decorated with balloons and bunting for a 40th birthday - glad we didn’t have to pack those.

Beautiful house in Penally
As all the other reviews will say, the house is lovely, with it's individual decor in each room, comfy beds, loads of space in each room, comfortably slept 10 of us from 7 upto 83, a lovely place to stay, close to the beach, 10 mins walk over the golf course, great base to explore the area from. We were revisiting our childhood holiday haunts with our Mom who's always wanted to go back with family. Thoroughly enjoyed our stay in the beautiful Rock Villa and look forward to going again in the future. As another review mentioned there are cobwebs, didn't bother us at all, you get them everywhere but for some they may not appreciate this.
Fully equipped kitchen with practically everything you need, including condiments, herbs, spices, oils etc. Lovely cake, wine, eggs, butter and milk left for us too. Great communication with Kate before, during and after our visit. Could maybe do with extra shower, rather than just bath over shower in family bathroom.
Front terrace beautiful in the morning sun, however loses this later in early evening, rear deck not easily accessible for those with mobility issues, but would definitely recommend this place

Fantastic break
We had an absolutely fantastic weekend, The house exceeded our expectations. The location was ideal for a walk across the beach . We all agreed the views from the living room were beautiful and several if us just sat there and enjoyed watching the boats back and fore to caldy island. There were plenty of distractions for the youngest in the house in case the weather was bad to the oldest.The house itself was perfect in every way and the owner kindly left us tea etc which was so kind. We will be going back again as it was great value for money and like a home from home

Good location with fantastic views.Well equiped house.Beds very comfortable and rooms very spacious.
The terrace to the rest of the property could do with a little upgrading and is not very accessible up a long steep flight of stone steps.
The chesterfield in the lounge is very tied.Kate is very helpful texting tips of whats happening around the area .On the hole a lovely stay for friends or family.

Fab house in fantastic location
This is a fab house perfect for a family gathering. It has everything you could need and more. The decoration/style is unique and endearing to its village location. 10 mins to a lovely dog friendly beach, a local village shop 5 mins away and a friendly pub next door but one. Great communication with owner Kate throughout. Would throughly recommend to anyone wanting to stay in the area.

Yes everything here was absolutely perfect for our stay! Easy to find property set in the beautiful village of Penally with a local village shop and pub within walking distance.
The car was left on Penally railway car park (£25 per week) which was easier than trying to park in the village and only a minutes walk from the house. Rock Villa has everything a large family would need, 5 big bedrooms (4 doubles and a room with a single and a bunk bed for the kids) 1 shower room, 1 bathroom and 1 separate toilet, there was also a cinema room with an overhead projector, a back room with a ping pong table and a lounge room jam packed of board games, DVD’s and a Nintendo wii so yes this was perfect for us all and Kate was a great host.
We all left agreeing that when we come back down to Tenby in a few years time we will look to book up Rock Villa again with no hesitation.

Wonderful location and great house
Excellent location with views out to the sea and easy 10 min walk to the beach.. Lovely terrace out to the front catches the morning sun for breakfast outside.. 1.5 miles or so to Tenby - lots of good cafes/restaurants - along a quite and beautiful beach and lovely coastal walks eg manorbier to church doors or Stackpole quay nearby.
It is only a 2 min walk from Penally station so really easy to come by public transport or to go on a day trip/one way walk by train - just check the timetable as may only come every 2 hours - and a “request”train stop.
There was everything we needed including bodyboards, table tennis, bbq, very well stocked kitchen, wine fridge, high speed WiFi, smart TV , games, really comfortable beds and characterful rooms.
It was perfect for our group of 5 and a few more would easily fit. A group of 10 might have to queue for the bathroom (1 shower room, 1 bathroom) and the dining room table might be a little bit squashed but manageable. A hard place to beat for enjoying a lovely house, coastal walking and the beach. Suitable for families, friends, children, adults.

Great stay, perfect location and accommodation
House is ideally suited for our group (2 x 60 yrs +4 twenty somethings). Well furbished and equipped and Kate was very friendly and helpful with our stay. Close enough to Tenby to walk to along beech and yet removed from Tenby enough for us to truly relax. Used station to park cars, very easy and only 100 metres or so away but did cost £30 for week. Cross Inn 2 doors away was great for pub grub and to watch England winning. Would defintiely stay again.

Wonderful, thoughtfully stocked large house
All communications with Kate were very friendly, helpful and detailed.
The house is gorgeous. So large, with ample room for everyone.
Lots of lovely extras that made our stay extra special- chocolates, fresh bread, coffee machine and pods, milk, wetsuits, body boards, plenty of towels and toilet rolls, to name just a few!
The “kids cave” as we called it, was a big hit! With a projector that they used to play big screen Xbox on!
They also loved the ping pong table.
The kitchen has basically everything you could need in it.
Very happy with the house.
The location is wonderful. A few minutes walk from the beautiful beach. Good pubs near by, and a short drive from Tenby, Saundersfoot, Oakwood etc.
The kids are already asking to go back soon!

Easy going relaxing beach holiday
Rock Villa is a lovely property with plenty of space for people to be together or to get some alone time. It’s only a 10 minute walk to Penally beach which is not crowded and beautifully clean. From there you can take the coastal path away from Tenby and see some amazing views or if you want to walk into Tenby it’s about a 25 minute walk along the beach.
The house is really well stocked with beach toys and boards, games and dvds.
The owner Kate made us feel very welcome and communication with her was excellent from the start.
The national trust Barafundle beach is a 30 minute drive away and worth a visit and there’s also plenty of smaller beaches, reached by steep steps, along the coastal path if you want a quieter spot.

Family weekend get together
A nice large family house, well decorated , with a homely feel.
Parking can be a problem and seems to upset local residents if cars parked near the house. We found the location very good for connecting with the local train service etc and access to quiet beach.
We had a large group and feel we might have benefited from an extra shower cubicle.
All in all we had a good family weekend.

Wonderful times
We had an amazing stay in Rock Villa, (four adults four kids aged 4-7). Kate was so helpful and very gracious when we arrived too early. We were very lucky with the weather and had blissful days on the beach and on the cliffs. (Apologies for all the sand!). The discovery of the Lego stash made the trip for the kids! The house is made for quality time with friends and family and we would love to return. Kate is a very welcoming host and we feel very lucky to have spent some time in her home.

House was beautiful and decorated so well; it was full of character.
