Great atmosphere. Very clean, appeared to be recently renovated with interesting artifacts but not kitschy. Nice blend of old and new. Beds among the most comfortable I've slept in in a hotel. Very pleasant manager. Good breakfast, great coffee.
No hot water in shower and shower head needs to be replaced (Room 31). Most of the holes don't have water coming out so it's hard to get wet never mind wash your hair. That's the only negative. We were very pleasantly surprised by how nice this place was for the low cost.

This is a beautiful hotel with lovely public areas including a swim-up bar, and I really enjoyed visiting the ruins at Coba. Stay here, people, they deserve to do well! The manager was really lovely and made some breakfast for me.
The restaurant wasn’t open but I was the only guest at the time, which was a little unnerving but no need to worry.

the room had a bunk bed but too dangerous for our sons there was no safety - therefore I slept but the bed was wobbly so I didn’t get much sleep
the ladder was not fixed but loose, very dangerous for children
our room was not very cozy, dark and white light but the garden made up for this
we were totally alone in the hotel which was very odd
no hot water in the shower, so we couldn’t take a shower and the sink was broken 😔 no soap in the soapdispenser
in the morning we had to ask and wait for the breakfast
sink was broken, the water went through on the ground
in the night a decoration that was on the ceiling of the hallway outside fell down and that woke us up
only 1 mini bottle of water (we were 4)
only 2 towels (we were 4)

The hotel is near the Coba ruins, looks nice and the room was clean and
Despite the good looks many things were not working: toilets were not flushing in our room and common area even after they “fixed” it, pool was empty for cleaning and breakfast was super light. But the worst : birds living in the tree inside the hotel making really loud sounds from 5 am. Like really really loud, there’s no way you could sleep, which is the 1st function of an hotel. Go somewhere else…

Newly build hotel just opened 3 months ago. Very helpful owner. Very nice courtyard with pool and a big tree full of birds. Good shower and good bed.

Yes, nice garden, friendly personel and breakfast included. But you can have all this also in other hostels for 30% of the price. 32€ for a shared dorm is ABSOLUTELY overpriced. Not even free water was included like in compareble hostels. Better stay in Valladolid and do a day trip to Cobá.

The staff is super friendly and goes the extra length to help you with anything you need. They made our stay very comfortable ❤ Plus the outside facilities are great, we loved the patio and the pool
There were just tiny little hiccups that were probably linked to the fact that the hotel is very new and maybe not everything has been tested yet - such as a bit of a problem with hot water in our room - but I'm sure that this issue was a rarity, not the standard

New hotel in nice neighborhood, close to coba ruins (10-15 min walk). Really liked the pool and friendliness, helpfulness of staff/manager.
