Location is a 10/10. Staff friendly and available at all hours. Clean. Well appointed rooms. Charged us 550 for an extra person for 2 nights for the same room.

we were placed in the annex out side the main hotel and a block a way.. I might as well just book an air b n b...small tiny apt. . Can't enjoy the bar or roof top terrace.. .Paid to be be at a hotel ..not a. Apt down the street. ..

It’s right next to the Spanish steps. The rooms were especially clean and comfortable great decor. We had connecting rooms with our kids and it was incredibly secure and convenient. The rooftop lounge area had a great view and was open air. The hotel itself is a little hard to spot from the street if you don’t know it’s there. It’s close to all the shopping and a bunch of gelato places. 10 to 15 minute walk to the Trevi Fountain and a 15 minute walk to the Pantheon.

The staff was not attentive. They appeared stressed and preoccupied with their personal issues. They were not welcoming and friendly little eye contact. The room was at best average clean. There were no wash cloths.
Overall the entire experience and quality went down compared to my stay there last year. The cooking and food preparation staff however was very good, friendly and accommodating.

They put us in an annex building which was 4 blocks away or had scaffolding and work being done. Never will stay in annex ever again. Checking out we just wanted coffee a we gave our room number. Receptionist said breakfast was included however half way through eating waiter says it was a mistake and we have to pay 40 euros.
Never again at this hotel.

Pictures on Expedia are not a true reflection of the property. It’s not a hotel as most USA customers are used to . But several buildings with no doormen security etc. key to get in first door . Key for elevator , . Old TVs, old bathrooms . Dark . Outdated AC. And a 2 desk cramped check in. Definitely not 4 star as advertised .

The building is fake!!!! It is very unsafe! There is no security. See my videos for how it looks from the outside if you book a studio room. There is garbage outside the entry door every single day.
They show the inside of the real room but outside is an entirely different story.
I’ve booked this place from expedia. Never been in rome before. So I don’t know the place well which is the case with many tourists. They bank on this fact to spam you.
They recommend the studio apartment in the booking website for solo travellers. Be aware!! This is not in the building advertised. It is an entirely other building which is 10 mins away by walk. I don’t mind walking and they said they mentioned this in description somewhere which is like t&c. Once you enter, it is a nightmare. Dark passage ways, no elevator. Right outside my room was garbage and beside was a shady door that anyone can climb and get access to. See my video below and book only if you are ok staying here. I hope this Atleast paints a picture.
On top of it on my second night at the hotel, someone banged the door at 1:30 am in the night. I panic called the reception and they covered it up saying it is elevator service people. This is after 15 mins from calling them. By the time they came from main building to this building, I could’ve died if someone broke in.

Miscommunication with our driver and porter resulted in porter yelling at our driver and rushing away with our bags, leaving us far behind. Our luxury suite had a sewage smell when we got in from dinner. Lack of soundproofing had us up all night with screaming baby next door. Nothing like my last stay at the property.

this hotel is perfectly situated and the staff were super helpful and friendly - we stayed in the annex, which was great as is just off the main roads and really wasn't any hassle to get to - the breakfast was great and served until 10.30, continental of course, but to be expected.
the rooms were confortable , the kitchenette is really a fridge, a coffee machine and a kettle, but more than adequate -

Neighbors were speaking at a normal tone, but the walls are so thin you can hear EVERYTHING they say. They came in at around midnight both nights and weren’t loud at all, they were speaking normally. However, it woke us up both nights because you can hear the slightest sniffle from them. I appreciate the location and the shower water pressure though, that was immaculate.

Apartment separate from hotel. Two blocks in the rain! Room was very nice but inconvenient. Thirty eight steep steps to the room with no elevator!

We really enjoyed staying at The Inn at the Spanish Steps - it has a charming gentility and the staff are knowledgable and very helpful. The roof top bar and lounge is wonderful, especially if you've had a busy day in the hustle and bustle of Rome - it's the best way to wind down with a drink before setting out for dinner. Breakfast there the next morning is a real treat!
