A nice property in a reasonable area, but my experience of the proprietor was strange. Specifically check in was slow (alot of unnecessary paperwork). Also was woken up in the night (2am) by banging around and person cleaning! Considering the detailed (3 pages) of house rules, namely being quiet after 11.30pm, I found it odd that the proprietor was noisy several times after midnight. My only conclusion is that they perhaps suffer from OCD and/or autism (as I was messaged prior to staying and upon arrival when I was checking in, checking out, going out in general. Too much.

I had very bad experience. I text to the lady that supposed to meet me, that I got delay on my train but she didn't reply anything.When I arrive on the address, there wasn't noone, I called noone picked up the phone, only a voicemail. I text to Hotel.com for help and they advised me to wait 15/20 min. I was waiting outside almost an hour and I froze. I went to buy a tea and on my way back I decided to press the ring bell for last time. Well, the woman was there, but if didn't go back to press the button, would she call me??
The room was very cold and she told me to use a fan heater. In the morning I feel that the central heater was on, no idea when was turned on. The bed smelled bad and had some spots on it. The kettle and the plastic cup were dusty. Overall the house wasn't very clean. There was another room and the person inside was watching TV and I could hear everything.
The lady was very polite as a person but when you are going to hotel/hostel you expect at least to be warm and clean.

Check in takes ro long and when returning have to confitm time and then door was locked abyway so stood outside for 10mins before i got in

No parking , breakfast help your self if it there and you must pay £60 deposit and must wate for the manager to apper to get the money back even when I wanteded to leave early. very dissapointed

Only book if you are attending the Wimbledon Championships in July, as the location is good for this! If you enjoy a 45 min stroll, it's nice to walk to the tennis. Or use Oyster transport / tube.
Wifi was strong, and the breakfast was decent.
You will be locked out!! The host won't allow anyone in the house whilst she's not there, so if she heads out she locks up the house and you will be locked out and waiting on the stoop!! One day I sat waiting for almost 2 hours for her to return!
The plumbing and pipe drainage is really bad and noisy.

The hotel was close to Wimbledon tennis club - about 10 minutes by taxi. And close to Wimbledon village itself. It was clean and not uncomfortable. The room was too hot and difficult to cool down with a fan heater. There was nowhere to hang wet towels in the bedroom or to hang dry towels in the bathroom.
We were told that breakfast was between 7am and 9 9am. However, we needed to up before this and landlady very kindly said she’d leave us something out to eat. When we got to the kitchen she had got up and prepared breakfast, unfortunately we hadn’t allowed time for this and had to leave hastily for a pre-booked taxi without eating anything she had made. We did have to do our own washing up though!! The second morning, again we had to leave early but she didn’t go to any trouble, in fact there wasn‘t Even any milk for a cup of tea!
We had to leave a £60 deposit when we arrived. We had to knock and ask for it back, which she did do after completing her paperwork and checking that we had left the room ok.
I can’t say it was a bad experience but we won’t be staying there again.

The accommodations were adequate for the price but you were overly aware that you were staying in another persons dwelling. The owner was approachable but quite controlling and had many rules to adhere by. Although it was understood to be a 2-hr window for breakfast the owner required a set time in AM to prep for breakfast. The main door was not accessible with key & alarm fob after 11:30PM without ringing the doorbell. It was like being in HS all over again. So in essence, had to be on a schedule for AM & PM; quite bizarre and frankly uncomfortable.

House is located at great area close to Wimbledon and all its shops/restaurants.
Landlady is nice and house is clean. What made it not so pleasant was alarm going on (alwasy on) a lot and bed had plastic cover under bedding making noise every time I turned over. U share a house but it doesn't feel like home like so many places I've been before. Locks and cameras on everything and front door was polted by 8:30. Hotel would have been more pleasant.

Door locking policy a bit unwelcoming, couldn't get into the house if owner is not back yet. So it's the first time I've stayed in a hotel where I can get locked out. Not impressed. Heating also not always on so have to use portable electric fan heaters if central heating gets turned off by the owner. Breakfast very nice, always plentiful.

Place was good and Kimberly very hospitable. But check-in procedure could use work. Website said to contact her if you expect to arrive after 6pm, when really you should touch base with her regardless about your arrival time. I had booked early in the morning but she did not receive my booking until around the time of my arrival. It wound up being a frustrating wait, and I didn’t know how to get in touch before seeing the message she had sent me on hotels.com. The hotel looked like a residential house, so I wasn’t sure it was legit at first. But once I checked in, I had a very good stay!
