About this house rental
Stone Ledge is a stylish and spacious custom contemporary home in a rural setting. Open floor plan, gourmet kitchen, updated furnishings, cozy fireplace, 4 decks, fire pit and much more. This mountain sanctuary is on 20.5 acres of wilderness with beautiful valley views. Close to Plattekill Mountain and Belleayre Ski Center, wedding venues, activites and more. Stone Ledge gives you the privacy and comfort that make for a true mountain getaway. One dog considered with $200 pet fee, upon approval.
Stone Ledge was designed to emphasize the mountain views. The windows were specifically placed to experience the outdoors from inside the house. Modern, simple forms with minimal materials maintain an open environment so that family and friends are in constant contact. Passive solar energy increases efficiency naturally. The house faces mostly south and gains heat through the large windows for most of the day. At night drawing the drapes keeps the daytime heat in. In the warm months windows on all sides of the house open to let the cool mountain breeze in.
The stone ledge walls are the heart of the design; the juxtaposition of layered stone with the wood siding invokes the surrounding Catskills and abundant terrains of forests with stone fences. On sunny days the stone walls absorb heat and become warm. In the summer, even late in the evening - the wall is still warm and pleasant to sit near. In winter the snow melts around the wall.
Layout Information:
There is a Sovmiku CG6 2K Solar Security Camera at the front door facing the driveway.
Entry is through the side door. There is a half bathroom and coat closet in the entry as well as boots trays for your shoes.
The main living area is open concept with a kitchen, dining room, living room and tv room all together. Sliding doors off the dining area lead out onto the back deck where there is a BBQ grill and outdoor dining space. There are also sliding doors in the front leading out onto the expansive front porch.
Bedrooms and Sleeping Accommodations:
1. First floor bedroom with a double bed and closet. Note that the main floor has a half bathroom but not a full bathroom.
2. Second floor bedroom with bunk bed (double on the bottom, twin on the top).
3. Second floor bedroom with queen bed.
4. Second floor bedroom with queen bed and en suite.
5. Futon in second floor mezzanine will sleep one.
The property has 20.5 acres of woods to wander through. Here you will find lots of ferns, stone wall and a variety of trees. Seasonally there a lot of wild blueberries, raspberries and blackberries here and there. In late summer and early autumn there is an abundance of apples and crab apples to pick in the front yard, the deer enjoy them too! Sled down the driveway in the winter when the snow is packed or make your own trail from the porch down the hill. Warm up by the bonfire with a mug of hot cocoa.
No matter where you are on the property you are surrounded by peaceful natural beauty - the most perfect vacation spot you will find!
The designer of the home is also the owner along with her husband and two children. The owner is a commercial interior architect and founder of her own Boston area firm which specializes in colleges and universities. Her firm has worked on numerous award winning projects, most of which are certified as sustainable buildings. A few of her clients include Harvard University, MIT, Yale University, Brown University, Syracuse University and SUNY Oneonta.
Guests have full access to the home and property except for the locked owners closets.

Delaware County NY is the quintessential four season vacation area. A vehicle is needed to enjoy the countryside. There is no or limited Uber or cab service in the area.
Guests are provided with a starter supply of toilet paper, paper towels, garbage bags, soap, shampoo, dishwasher detergent, dish soap, laundry soap, propane, cleaning supplies. When the provided supply is gone guests should purchase what they need for the remainder of their stay.
Pets are considered. Please provide breed and age of dog. Rules apply. $200 per dog per stay one dog maximum.
The home does have TV but does not have a cable or satellite package. There is a DVD player, we do have some DVD's but please bring your favorites. There is also an Amazon Fire Stick which allows you to stream your favorites channels and apps.
Cell service in the area is limited and there is no cell service at the house. Make sure you write directions down. You can make and receive calls at the house through WiFi Calling, check your cell phones carrier settings.
Snow is likely October through April. Check the weather for this area before arrival and plan your trip accordingly. Snow plow service typically ends on secondary roads between 8PM and 5AM. The driveway is plowed and shoveled to the door, a shovel is provided so you can keep the walkway cleared during your stay. The driveway does go uphill, even if it has been plowed there may still be snow on it. If you are not familiar with driving in snow, particularly on hills, search online for tips.

Check-In and Check-Out: Plan your travel on our listed 4PM arrival and 11AM departure times. Changes in times may be available for an additional fee if possible. Please give at least 24 hours notice for requests, last minute requests may not be possible as cleaning and service schedules are planned in advance.
- We have awesome neighbors; help keep us awesome neighbors too.
- No parties. Only the number of guests on the reservation should be in the house. Let Host know of daytime guests.
- No smoking. If you must smoke, do so outdoors only and extinguish when done then put in the garbage. There will be a $500 fine for evidence of smoking inside the home.
- Dogs are considered, with approval and additional fee.
- No ATV's, snowmobiles, fireworks or firearms.
- Quiet hours 9PM to 8AM, keep outdoor noise to a minimum.

We stayed at this house Presidents’ Day week. We had a wonderful time. The house looks exactly like the pictures. It is updated and bright. The house was absolutely perfect for a week vacation with the family. Only way it could have been better would be if the family wasn’t with me. The homes layout is awesome. Great size and spacious enough that we thankfully lost our kids for a few hours each afternoon. We did eventually find them again for anyone who may be concerned. Its location is great. Very close to two ski locations and some very good restaurants in the area. We look forward to returning.

This house had everything I was looking for. Property was well maintained and the house inside was spotless. The only knock I have is the BBQ. it was old, rusty and filled with grease. We opted to not use it. other than that. This house was close to perfect.

The house is beautiful and on a beautiful piece of property. It comfortably fit 5 adults for the weekend. Kitchen is well equipped, detailed instructions for the fireplace, etc make the stay incredibly easy. Drove to a few places around for hiking and went to a winery. Host was responsive and helpful before/after our stay. Such a great retreat!

Overall rating was very good! It was clean, very spacious and quiet. Everything was same as pictures provided and there was lots of equipment we can use. Great place to stay with family and friends.
We were unlucky to experience the water leaks from kitchen sink on our last night, but I believe that was unpredictable incident...

The house was wonderful and well stocked with most everyday pantry items. It sits in the middle of a large property far enough away from the main road, giving plenty of seclusion. Close enough to several hiking trails that we took advantage of. Drive into town to pick up things from the nearest Freshtown supermarket takes surprisingly longer than expected so plan accordingly. Overall a wonderful experience and the hosts are very quick to respond, highly recommended!

My family attended a wedding in Sept in Delhi. This was a clean, comfortable and lovely home. We enjoyed the views from all the decks and the ease of the location to the wedding venue. We came for a wedding, so lots of family around. By far, the most talked about accommodations. Extraordinary modern house with very open floor plan and tremendous views in all directions. Kitchen was well outfitted, VERY important, because you’ll end up cooking at least breakfast if not other meals since there’s great fresh ingredients around but not great dining options. Everything was top notch snd very comfortable. Kim was great and very responsive. If you’re coming to this area of the Catskills, definitely opt for staying here.

We met up with 2 other families to stay for the weekend, what a beautiful house to stay in! The views of the mountains at sunset were gorgeous. The house was very roomy, beds were superb, kitchen was nicely stocked and organized, and the dining room table was extra long to fit all of us. We took a side trip to Margaretville for food, which isn’t too far, and a wonderful hike in the mountains following the Kelly Hollow Trail. This beautiful hike follows a stream with little waterfalls here and there and cute little bridges to cross, very picturesque and great for children. Hidden old cemetery at the end with Revolutionary War soldiers buried there. I highly recommend staying at this house, great for multiple families and plenty to do in the area.

This home was such a wonderful home that provided a great experience for my friends and children. Everything was wonderful. We couldn't have asked for more. The kitchen was fully stocked with everything that we needed. Everything that you would need for a comfortable stay was made available. We felt so comfortable and relaxed. I only wish that our stay was longer so that we could have enjoyed the views and the home more. Btw... the home is breathtaking at night as we drove up to it with the lights on. Exceptional
