Welcome to The Haven at Hills Point Farm. Our 86-acre farm is nestled in a south facing cove with open views of the Chesapeake Bay. The original home dates back to 1850. There are approximately 32 wooded acres and 54 acres of tillable/agricultural land.
We raise Huacaya Alpacas. Our heard consists of six females, three males and 1 Cria.
We raise chickens for fresh eggs. The chickens are penned, but you're welcome to the daily egg yield during your stay. In the past we have cultivated corn, soybean, wheat and sorghum. There are four ponds on the property that serve as a fresh water source for American bald eagle, brown eagle and osprey. In the fall and winter our ponds are visited by flocks of migratory birds who feed on leftover corn in our fields. We have resident Canadian geese and wood ducks inhabiting the tidal pond and the occasional visit from the neighbor's peacocks. Other common wildlife sightings: Deer, Turkey, Fox, Blue Heron, Egret & various species of waterfowl. The Haven is a special place all year round, but harvest time, Thanksgiving and Christmas is really wonderful.
One of our most treasured past times is life on our 600' pier. We fish for Striped Bass (Rockfish), dip for crabs on the pilings, catch crabs in traps and store them in our live well before we steam them for dinner. Our family and guests enjoy watching crabs shed their hard shell while going through the malting process. Time it right and you may be eating a soft-shell crab sandwich for lunch and steamed crab for dinner! Our farm has 600'+ of white sand beach coastline and 600'+ of stone rip rap. We fish from the shore & pier, set up beach chairs and bathe in the sun. We love having picnics on the beach. Everyone loves to wade in the shallow water and seine for bait fish and baby crabs. Our children love to find animal & bird tracks in the sand, build sandcastles, driftwood shelters and search for cool stuff that the tide brings in. The water is shallow so taking the kayaks and paddleboards out often results in the kids using them as a launch pad to jump into the water.
Main house offers a gourmet kitchen, stainless steel appliances including Wolf gas cooktop w/6 burners and gas griddle, double electric oven, dishwasher, warming drawer and microwave. Kitchen is generously equipped for entertaining. Some of the small appliances we have available are Nespresso coffee maker, Keurig, drip coffee maker, pour over, electric kettle, coffee press, bean grinder, shaved ice maker, Panini maker, various types of blenders, kitchen aid mixer, toaster, electric skillets, 2 crock pots and more.
The kitchen is the main gathering place with counter seating for 4 and/or highchairs. We primarily use our 15’ x 31’ screened in porch for sit down meals, morning coffee, afternoon naps and evening gatherings. In the late afternoon the sun pours into these rooms during the sunset. Formal dining room, 8 comfortably/10 with insert. The breakfast area in the great room is surrounded by windows and morning sun, seats 8 comfortably. Massive family room with 42" wood burning fireplace and 60” Smart TV, Blue Ray DVD player, Apple TV and wet bar. The children’s play area if off the family room. House is setup with board games, some crafts and toys. When our kids need a break from the sun they love sitting on the window seat while creating art and chasing their imaginations in play.
Playing hard will work up an appetite! Enjoy cooking/entertaining guests or prefer to sit it out? From time to time we call in the professionals so we can stay engaged in all the fun. In-home chef services and catering are available. You must experience a crab and oyster fest! We like to set up in the yard or screened porch, cover the tables with brown paper and gather around for a few hours of picking crab. In the fall we add fresh oysters to the menu. Sometimes we catch and steam our own crab! But we have a local secret. When you get tired of picking crab but still want more, fry up a jumbo lump crab cake from Soft & Salty Seafood only .8 miles down the road. You can also buy live or cooked & seasoned hard crab, soft shell crabs, peelers for bait/fishing, crab cakes, cold salads, Smith Island dessert cakes and homemade ice cream from Soft & Salty Seafood.
For grilling enthusiast, take a stab at the XL Green Egg smoker/grill or the Weber propane grill. Call ahead and have fresh meat delivered to the house from Simmons Center Market in Downtown Cambridge.
Other favorite pass times for kids: swing from the tree, hunt for dragon flies, fireflies, praying mantis, grasshoppers, cicadas, frogs, toads and turtles. At night set up lawn chairs around the fire pit for conversations, singing, music and s'mores! Step a few feet away from the fire and be amazed by the stars in the sky. Kids enjoy chasing each other and playing hide and seek in the dark with flashlights and headlamps.
We stock firewood in the shed for the family room fireplace and backyard fire pit. Yard games, bikes and toys can be found in the shed. Enjoy easy bike rides, walks or runs on flat scenic roads.
Bring your boat, sailboat or jet skis! Ragged Point public marina with a boat launch less than 2 miles down the road. After you launch, bring them out of the Little Choptank River to our beach. 2' MLW at the end of our pier.
Take a swim in our bayside heated in-ground saltwater pool, 19’ wide x 39’ long x 7’ deep end. Pool is open mid-late May and closed at mid-late September. Pool is not heated during July, August & September. Contact owner with special requests.

3.) Beach is kept clean however; the tides, storms and winds can bring in large amounts of seagrass in late summer and early fall. There are times when it is not practical to remove it all from the beach. This makes entering the water a bit messy because the seagrass collects at the water line.
4.) The Haven is an active farm. Guests may experience farming activities in early spring and early fall. This is a favorite time, but you may not be expecting it.
5.) Lawn maintenance activities are weather dependent. Guests will be asked to accommodate crews while cutting and edging occurs. This usually takes less than 90 minutes.
6.) The immediate areas around the house are treated for ticks. However, guests should take precaution to apply repellant and perform a tick check in the evenings. This is normal when living outdoors on a farm.
7.) The property is treated for mosquitos, but only so much can be done. Guests should take measures to apply repellant if necessary. Eventually you get used to life on the Eastern Shore and sometimes it means the mosquitos come out.
8.) Jelly fish come in late August when the water temperature peaks but can be sooner.

While relatively remote we found little reason to leave the property. There were so many things to experience for all our ages. We do recommend renting a golf cart.

We had such a lovely time here! We had six kids with us ages 7-3 and they had the best time! The pool is nice and big, they LOVED collecting eggs each morning and feeding the alpacas. The house is really well situated and they now have code memories they’ll take with them forever. Highly recommend this home for big groups and a family and friends reunion like ours!

We loved this place! It truly has everything. We were four families - Grandma, her three kids, and her 5 grandkids, ranging in age from 1-13.
The hosts are lovely. They left us two bottles of wine and a gift certificate to Emily's produce. The house is amazingly outfitted for children -they have all of the baby stuff you could ever need. I have never experienced a rental that made it so easy to go on vacation - all the comforts of home plus alpacas and chickens and a pool and the bay! It was such a help that there were so many toys , books, games, puzzles, and art supplies for the kids. They were always occupied. The 5 and 9 year-olds especially loved the electric kid vehicles in the shed!
Both the property manager and the man who cares for the chickens and alpacas were very nice and helpful during our stay. The chicken eggs are plentiful and absolutely delicious. The kids went out there several times a day to check for eggs and to pet any chickens who might be laying an egg at the moment. The bay was nice and shallow for the little ones and they enjoyed playing in the sand. There are even blackberry bushes down there. I'd recommend boating in the morning - in the afternoon, the tide is low and it's hard to find an area deep enough to get going in the kayak!
The layout is strange, as others have noted, but it wasn't really a problem for us. Everything was very comfortable, and we loved eating and spending our evenings on the screened in porch. A delightful trip!

This property is everything a vacation should be. The owner has thought of all the details. We vacationed with our 5 children, ranging in age from 6 months to 12 years. Everyone was happy, including Mom and Dad! There were activities a plenty right on site. We only left for groceries.
The house is clean. The beds are luxurious. The kitchen is fit for any culinary adventure you can dream up. But it doesn’t take dreaming. There are fresh eggs and the bounty of the bay literally out the back door. And beyond supreme functionality, it’s breathtakingly beautiful. A timelessly appointed, American house, on serene acreage. We had complete privacy enjoying the secluded beach and took our yearly family pictures on the long dock. Do your family a favor and retreat to The Haven. We will certainly be back.

We stayed here 6/24-7/1. The property is amazing and the home is just perfect. Our family group has a number of kids who spent a magical week swinging on rope swings in trees, catching frogs, fishing and crabbing and checking for eggs in the chicken coop and swimming in the pool.We were able to arrange a photographer visit and with the alpaca handler were able to get some photos of the kids in the pen.
The home has an amazing kitchen. There is an amazing array of kids toys and outdoor activity toys. It was a beautiful experience. Kyle Mosteller was always responsive to our inquiries and was incredibly helpful in making our stay just perfect.

A charming, beautifully decorated, well appointed home roomy enough for our large family. Our 9 grandchildren had a wonderful time swimming, playing kickball, fishing and doing crafts in the screened in porch. (Bring bug spray). Our seven year old caught a 26 inch striped bass off the dock. He, and his dad were so excited; we ate the fish for dinner.
The bedroom layout was not ideal but that did not detract from our stay. The major upstairs bathroom needs a mirror! The outside grounds are beautifully kept and the dock into the bay was spectacular. Our family vacation was memorable. Thank you! Oh, the alpacas were quite an attraction too.

My family and friends had the pleasure of spending the Memorial weekend at this amazing home stay, booked through VRBO. From the moment we arrived, we were blown away by the incredible amenities and the attention to detail that made our stay truly unforgettable.
It was spacious, well-maintained, and beautifully decorated, creating a cozy and welcoming atmosphere.
The owners had clearly put a lot of thought into ensuring that guests of all ages would have a memorable experience, as there were so many activities available for everyone in our group. The house had a fully stocked kitchen that allowed us to prepare delicious meals throughout our stay. The appliances were top-notch, and there was ample space for multiple cooks to work together. We appreciated the thoughtfulness of the owners, who provided everything we needed to whip up culinary delights. Last but not least, the communication and hospitality of the owners were outstanding. They promptly responded to our inquiries, provided clear instructions. However, one minor drawback that we encountered was the layout of the bedrooms. While the bedrooms themselves were comfortable, spacious, and tastefully decorated, we found that the proximity of certain rooms led to a lack of privacy and inconvenience when accessing the common areas. At least three bedrooms shared common entrance to each other, requiring us to pass through these rooms to reach the shared spaces, such as the living room, kitchen, or outdoor areas.
