This was easily the best hotel experience of my life. The building is clean and cozy, the location is excellent, and the owner is a delight. I would consider returning to Sydney purely to spend more time at the inn.
I have no real complaints. The complimentary breakfast is a little sparse, but this wasn't a problem for me and anyone who wants a more substantial breakfast will find lots of good food in easy walking distance.

Not much. It was so bad, we didn't stay there.
The hotel was sold in 2022. The new owner is a disaster.
Do yourself a favor and book somewhere else.
If you're interested in the breakfast, don't bother - cheap fruit and pastries.
We waited 30 minutes to be checked in. It did not bode well. The "bell" didn't work, neither did the phone. Either way, she had left a note that she was out for an errand. Turns out she was in the backroom the whole time. She mentioned she had seen us park in the back, so she knew we were there and still didn't bother to come to the front. Note that this was the hotel owner!
When she finally showed up, she seemed aggressive and spoke in an exaggerated campy voice. She didn't apologize. We didn't think much of it then and just wanted to get to our room. After checking in, she walked us to our "deluxe suite." It was a nice room, but it was lacking all the advertised facilities. When we asked about the private bathroom, she showed us a shared bathroom. False advertising. She brazenly dangled the key in front of my face and, in her campy voice said "Do you want it or not? But there's no refund!"
We took it because we didn't know whether there were alternatives. We went to the room, didn't lock the door as we still had to get our luggage. Shortly after, she dashed in, pulled back the bedsheets and ranted about how the previous guests had complained about bedbugs. She pointed to the sheets and said "See, no bedbugs! If there are bedbugs after you leave, it's going to be your fault!" Then she left. We were speechless.
We locked the door and called Booking.com. I'm shocked this property is still on here after sharing our experience. And it's not just been our experience. Many other guests left similar reviews about its new unhinged owner, the false advertising, and the questionable conditions. In fact, the place has had bedbug issues since at least April 2023. Yes, it's normal for hotels to get bedbugs, but it doesn't look like this owner took care of the issue.
We ended up staying at a better place with a private bathroom, A/C, a much better breakfast, and it was even a bit cheaper.

Obwohl in der Buchungsbestätigung ein eigenes Badezimmer ausgeschrieben war, mussten wir dafür zusätzlich bezahlen.
Rezeption war nicht besetzt. Unter der an der Rezeption genannten Nummer war ein Anrufbeantworter. Die Empfangsdame war aber die ganze Zeit im Hinterzimmer.
Äusserst unfreundlich alles. Zimmerausstattung war ein Witz. Dummer kläffender Köter.

It’s almost worth wasting your money for the one women circus (and her poodle) that ‘runs’ the bed bug ridden Bates Hotel this is.
Whacko who runs it and the bug ingested he’ll it was. We didn’t stay - fled to Holiday Inn across the street.

The hotel is in a great location - waterfront. The vintage decor is quite good. However, both are overshadowed by the lack of service.
Listing out in the order of severity –
1. Bed bugs
2. It’s probably run by a young man and woman. The woman was extremely rude while complaining about bed bugs. The man who checked us in was polite but we felt he was high on something. He was disoriented and didn’t seem to have any experience of professional hospitality.
3. There was an unleashed dog in the lobby who barked at us and scared us. But while we mentioned this the women mocked us on our faces!
4. Bathrooms are shared with other guests, which we didn’t know.
Avoid at all cost. This place should be SHUT DOWN immediately.

The location is close to the harbor walk and many restaurants.
If you like a somewhat ecclectic style this might be the place for you.
The building is older and has some infrastructure issues. Very small room crowded with old furniture.
The owner can be a little difficult.

We loved talking with the family members and even the handyman who is helping with upgrades and improvements. Breakfast was simple but the coffee was excellent, albeit slow to appear. We sat in the comfortable living room and chatted over coffee. We were a stone's throw from the wharf, marina, Largest Fiddle, and a great restaurant - Gov's - that was recommended.
This may be Booking.com, but our reservation clearly stated "own bathroom." That didn't happen. That said, it was right next to our room and was no inconvenience.

Charming hotel and owner. Great location. A bit quirky due to age. For example, only one plug in my room but windows that actually opened so a cooling breeze possible during a hot spell.
I didn't mind being on the 3rd floor but be aware (no elevator). Continental breakfast was limited but small fridge in (each ?) room was great for extras I had with me. I didn't mind sharing a bathroom - only 1 shower on 3rd floor but another was almost complete. [Rooms with bath available for a little more.]-

Nothing, the lady Carmen literally gave my room to her dad instead of me when I showed up to check in because he stayed in town longer than expected.
I had to make concessions at another hotel in town at 7:00pm when I finally showed up in Sydney after 7 hours of driving. It was unbelievably stressful and frustrating as the hotel attendant just smiled it off and didn't even give me a full explanation of why she was canceling my reservation on me.
It was literally an episode of Seinfeld. Absolutely infuriating and disrespectful service and business. Save your money and find somewhere else in town.

It's a woman owned business. The hotel is over 140 years old, and the owner/operator has tried to maintain the charm of an old hotel. Every room has an eclectic assortment of antiques. The bedrooms have very comfortable mattresses and pillows. All of the walls are adorned with her paintings. The owner and I painted canvases over an antique dining table while sipping gin mixers. The place feels like a home.
The hotel is downtown near the water, parks, and good eating spots.
Due to needing to comply with current fire codes, the antique tin ceiling had to come down. The owner has plans to replace the tiles in the future.

In comparison with other hotels, the Royal Hotel is truly unique. With vintage furniture throughout, you are transported back in time. The rooms are super cozy, and Carmen will make you feel right at home.

The staff at the location is an angel in the making. She is super friendly and super nice. If I have to come back here again soon or a million times, I will still come back to the hotel. It feels like home.
