Retreat to privacy and breath in the fresh mountain air that surrounds this majestic townhouse. Fitted with beautiful oak hardwood floors, stunning wood beams, and an open floor plan, this home exudes rustic alpine charm. Take in the impressive patio views, stay cozy by the crackling fireplace, or warm up in the steamy spa with a glass of pinot as you take in the spectacular pine tree landscape that surrounds your Park City getaway.

- The tennis court is currently unavailable due to resurfacing.
- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- Please note our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens can be provided upon request.
- As a ski town, many construction projects happen around town all summer. Working hours are 7am-9pm.
- Please note that air conditioning (A/C) is only available on the top floor.
- There is a workspace area in the room closer to the living room.

Accidental Damage Protection: A non-refundable accidental damage protection plan has been included in the price of your reservation. Under this plan, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $2000. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets. This plan is not available for reservations 28 days or longer or reservations that require a security deposit.
Park City Fire Code Official Dave Thacker has issued an open fire and fireworks ban effective immediately within Park City limits.
This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.
As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.
Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.
There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.
As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. Loved all the space for our family of 8 adults and 3 children 3 and under to spread out as well as to gather together for dinner or to hang out in the living room. So many amenities made the stay even better - nice towels, well stocked kitchen with spices, washer and dryer, and convennient pool. Easy to drive to local lakes, ski resorts and Utah Olympic Park.

We stayed for a week during the summer. The kitchen is well appointed for cooking for a group. House had large rooms and plenty of bathrooms. Spa in the back yard was clean and large. The house is situated in a quiet neighborhood close to trailheads.

From the moment we booked our home- Conifer- we had the best experience ever! The team was always reaching out to see how they could help make our Christmas Family (family of 12) vacation the best.
The home was over the top! Way exceeded our expectations! We will definitely use Avant Stay again for our next family trip!

The home had plenty of space for 2 families of 4. The beds were not the most comfortable and the bedding could use an upgrade but over all the location was great and the size was great.
