The style of the room was really nice. The cleaning staff was really friendly. The communication with the owner was really good and nice.
Too much airspray in the room I had to open the windows to get some fresh air. The floor was very loud you could hear every step from the other rooms. Also the conversations of the roommates you could hear every word.

Kitchen was good
To begin, the room is certainly NOT deluxe! The street it's located on is extremely run down, boarded up houses across the street, rubbish on the footpaths. This certainly isn't a great advert for Belfast. The room itself is pretty small, you can just about open the bathroom door. The bathroom itself was small - tiny hand basin which causes water to splash all over the floor. The shower had grime round the bottom. The room looked nothing like the pictures advertised online and the deluxe room is certainly false advertising. The walls are very thin so you can hear other guests talking in the kitchen and outside. I was in room 2 at the front of the house and the creaky floors above were a nightmare - all you can hear are other guests walking around which disturbed my sleep. The accommodation is over priced for what you get. I wouldn't recommend based on a poor experience over two nights.

To start with the property is located on an extremely dodgy street, boarded up houses, rubbish strewn across the footpath and half the street was blocked off with police cones at one point during our stay. The actual room itself is ridiculously TINY, you can’t even open a suitcase. The bathroom was tiny to the point where you could barely put your hands under the tap and the shower had lots of gunk and grime. Our room looked nothing like the pictures advertised online and to call it a ‘deluxe room’ is absolutely false advertising. The walls are paper thin so you can hear other guests talking, watching tv etc not to mention how creaky the floors are so you can hear other guests walking around which disturbed sleep. This accommodation is outrageously priced for what you get.
I would caution anyone wanting to book a stay here and would certainly not recommend.

Disgusting location not a guest house, not 'fantastic' more house of multiple occupation for students. TIny cramped room and way overpriced. On road parking not what we expected. I have requested a refund or credit.
Everything hugely disappointing, location, bed, room, on street parking in area run down with boarded-up derelict buildings, bins turned over and rubbish strewn about. Did not feel safe.

Clean, good bedding
No bath towel, just hand towels! Not serviced or towels provided in my 3 night stay!
Tiny sink, no soap or shower gels,
NOISY!!! Walls are paper thin (heard snoring from next door)! Noise from guests in and out all night! Student neighbours out backyard having parties!!
Had to sleep with earplugs to try get sleep!!
No teaspoons or stirrers for making tea!

Great stay, exceeded my expectations. The cleaner I seen was great, accommodating and really friendly. Would highly recommend this place and would be confused if anyone didn't enjoy their time here. Thank you again.

Easy check-in thanks to the key box. Free street parking available. The room is modernly furnished with a fridge and kettle. The bathroom is a bit small but clean. Towels were available. The apartment is close to the university and the botanical garden.
I underestimated the distance to downtown. It's a 20-25 min walk.

Very high standard throughout, and lovely location
All the doors had overhead closing mechanisms. The noise through the night was completely unacceptable. There was an advertised “ quiet period” from 2200-0800. It wasn’t.

This is an amazing, freshly refurbished property. It's really close to all the main attractions in Belfast, and so so close to Botanic Gardens, Queens University, shopping, Titanic centre/quarter and all the best restaurants and theatres etc. Great location for visiting Belfast for work or a holiday. 50yds from the end of the street and the nearest bus stop. 2mins on regular bus into city centre, or walk it in a few mins.
Property is really quiet and comfortable and very stylish. Enjoyed the premium feel separate kitchen, and used it a couple of times - very nice to have this.
I'd really recommend this property! I'll definitely stay here again when I visit Belfast.
