Lulham provides a true home away from home experience in the Cotswolds, and sleeps 12 guests (see Finer Details), in six bedrooms, with four bathrooms. The property is ideally located just off the main high street, yet the many independent cafes and artisan shops of Bourton-on-the-Water are just a short walk away. Lulham offers large groups ample space with generously sized reception rooms complete with multiple seating options, modern bedrooms with numerous ensuites and a stylish open plan kitchen with direct garden access. This property is ideal for groups of all ages whether you are looking to explore the local area, relax in the large garden or enjoy a game of table football!

A BBQ is not provided, however guests are welcome to bring their own or use a disposable one (guests are responsible for safely disposing of the remnants)
Please note that there are 4 external CCTV cameras, these are purely used for security purposes and will not infringe on guest privacy
Please do not gather outside after 10pm and ensure that any music is not audible outside the property after 10pm (i.e. if dining in the garden, please move inside and shut the doors)
To stay on top of this without being intrusive, a noise monitoring system is installed outside the property. This system raises alerts, initially to the Lead Booker and then to a Responder. If a Responder attends the property, a charge will be levied, and guests may be asked to leave

Lovely house, perfect for the size of our party (7 adults and 3 children), plenty of room for everyone and well stocked with pots and pans, crockery, glasses and cutlery. Also the welcome pack was appreciated.
I had expected a microwave but there isn't one, also nowhere to put shower gel etc in the shower cubicles which means having to put it on the shower floor which isn't ideal for those of us getting on in age and the handrail on the stairs doesn't go all the way up the stairs which is also a safety issue for anyone with mobility problems.
However the house is in a good location, it felt warm and welcoming and I would book it again and recommend to others.

Excellent location, 7-10 min walk to Bourton on the Water from house. Easy car parking for five vehicles in drive. Well stocked cupboards with crockery/cutlery for 12 people. No microwave which would have been handy.

We thoroughly enjoyed our stay, great location within a short walk of Bourton on the Water.
The accommodation worked really well, kitchen very well equipped, great amount of cutlery and crockery, although a coffee machine which took beans would have been better as we were unable to find the capsules needed.
The fourth double bedroom was a bit disappointing.
We felt very uneasy about the cameras in the garden and the noise monitoring, should be highlighted in the description and not be pointed out less than 2 weeks before our stay.
Overall however, we had a fantastic family weekend.

Great location. Upstairs bathroom has some issues - moldy smell and the shower valve is hard to turn - Could be a safety issue.

Lulham provided the perfect space for us to celebrate several milestone family events. The house itself is in a peaceful, quiet location on the outskirts of the village with ample parking for our four cars. From the welcome complimentary goodies, the accommodation was clean, airy and light, spacious, and provided all the amenities that we needed. With four children in the party, the space, and enclosed garden was a godsend, and the large, well-equipped kitchen/dining area became a hub of what was going on each day. The lounge was large but still had a comfortable, cosy feel, and was the perfect setting for TV or board games in the evenings. The table football in the welcoming entrance hallway was also well used. The Bedrooms were large, and all bedding and towels etc clean and fresh. The bathroom and en-suites were very clean and well appointed.
On a busy Bank Holiday weekend it was ideal to be able to leave the cars and walk into the village which even the four year old managed without too much trouble.
On the one occasion we needed to contact the owner/agent they were friendly, helpful, and replied very promptly.
Overall, Lulham was a lovely home-from-home in which to stay, and provided all we needed for a fantastic and memorable weekend in the beautiful Bourton-on-the-Water. I would thoroughly recommend staying in this property.

This was a get together for the whole family, ages ranging from 2 to 70, and the house was really suited to the purpose as well as being spotlessly clean and very well presented. The open plan living accommodation was ideal, as was the huge dining table and the ensuite facilities in three of the bedrooms. Unfortunately the inclement weather meant that we didn't get to use the garden, but that too was well maintained and great for families. It was an easy walk into Bourton and a great position for exploring this area of the Cotswolds. The only very slight blip was the very creaky and rather uncomfortable metal bed in Bedroom 3, but this did not detract from the overall enjoyment of our stay.

We had a wonderful stay at Lulham, Bourton on the Water. The house was conveniently situated, spotless, well equipped and very comfortable for a family of 9.
I would have no hesitation in booking it again and recommending it to others.
Stay Cotswold were a lovely company to deal with.

We had an amazing weekend celebrating our Golden Wedding Anniversary with our family.
The house gave us everything we needed and the grandchildren loved the football table game. Furnishings were lovely and the welcome goodies of wine, nibbles, milk and juice were a very welcome surprise. The walk into Bourton on the Water was easy. Overall we couldn’t have wished for more from our special weekend. Thank you.

A lovely clean home from home, with plenty of space for 9 adults and 2 children! The bedrooms were all beautifully presented and the kitchen diner made it easy to cook and chat. The children (big and small) enjoyed the table football! Great location for Bourton and the wider Cotswolds!

Lulham house was in a great location .
We were a family group from grand parents to children.
The house was lovely and had everything we needed and was well stocked with cleaning products/toiletries. Also a lovely welcome pack on our arrival.
The only downside was the bedrooms above the lounge, the floors were very creaky. The bedroom with the white metal double bed was so uncomfortable, the mattress was very hard and every time you moved creaked.
think it needs tightening and definitely a new mattress.
The rug in the lounge has a permanent crease in, we had to roll it up as we kept tripping on it especially as it had a glass coffee table on.
Otherwise a great house in a great location.
