This is a true Beach Cottage with modern upgrades like Central AC and a Rinnai "Forever Hot Water" heater, never a cold shower. Crisp, clean, and colorful rooms and a great front porch. A nice walk to the Casino and the free nightly outdoor shows at the Sea Shell (exactly a .6 mile walk from the house), and it's about a 2 blocks to the beach.
On the first floor, you’ll find a large living room with a Foosball Table, XfinityX1 WiFi and 42” Roku HDTV (we do not have regular “cable TV”, just strong Internet for the Roku TV and all your devices). The dining room and kitchen are right off the living room, the gas grill just outside the kitchen door. Full bathroom right on the 1st floor.

In regard to the central AC. We try to be very conscious of our environment, recycling, and doing our part. If we noticed the air conditioning is running and the doors or windows are open, we will shut the AC off until the doors and windows are closed.
Also on the property is the 4 bedroom, 2 bathroom Big Blue Whale. If you have a large group, this property at 7 P St has 8 bedrooms, 4 bathrooms total and could sleep 17 total and park 8+ cars if all are booked together.
Right out your door you'll find the Coffee Break Cafe, Patriot Convenience Store, Sabos sub, Stacey Janes Karaoke Bar, and The Ocean Wok. Bernies Beach Bar and Buc's Lagoon Mini Golf, Snack Bar, and Ice Cream are just a few blocks away.

We had a great time.

Stayed for a long girls weekend. The place was perfect. We got a chance to meet the owner. He was so nice. I would definitely rent from him again.

Lots of space in this house, but the property is not well cared for or updated: the beds were lumpy, creaky, and sunken; the shower had no water pressure and sporadic temperature changes; half of the bedroom doors did not close properly; and at some point there was an unidentifiable smell of sewage in the house we could not pinpoint. Good if you need an affordable stay, but considering we had to bring our own sheets, blankets, pillows, towels, toilet paper, etc. I expected better accommodations.

My third year at this property. We love the house and its location. Everything was easy with check-in. Management is very helpful and responsive. House had everything we needed for a fun and relaxing summer vacation week for my family and friends.

Plenty of room for our family of 5. Unfortunately, we had to cut our stay way too short due to a bad situation back home, but would book here again.

If you’re considering staying here, you’ll want to take the time to read this! We’ve rented this property 3 times. The first time there was a different owner. Before renting the second time we were thrilled to hear central air was installed. When looking for a rental this year, I made the mistake of looking no further when I saw this was again available. I noticed the 64% price increase from the last time we rented 4 yrs ago but made the mistake of assuming that was due to COVID, price increases and what the general going rate is in the area. . I’m not difficult and don’t expect perfection, however there were so many issues it was difficult to ignore. This house is just unsanitary and the owners clearly have no interest in much general upkeep. Starting with the AC. It works great upstairs but no so we’ll downstairs. The AC return is filthy! See pic! Side note there isn’t one smoke or carbon monoxide detector in the entire house. This place has a propane grill….great except when we went to use it, it was not only disgusting but not working. I messaged the owner who asked if someone in our party could try to fix since he was out of town. I told him we didn’t know how and to his credit he did apparently come back and fix and somewhat clean it, but given its previous state we opted not to use it. So now we cook in the kitchen! Lots of dishes but not one oven pan in the place! Microwave very dirty(see pic). The refrigerator (same one as last time we rented and in same condition)is missing all rails on the door, a crisper drawer and the other is very damaged! (See pic). The house was not well cleaned. Dirty kitchen table, floors and we found garbage under the furniture. Wondering what the cleaning fee was for???? The couches were dirty and couch pillows absolutely disgusting. Again see pics which don’t nearly show how bad it looked in person. Full bath had been updated which was a plus but their was urine build up stains on floor behind toilet, shower curtain was nasty on the bottom (again my pic quality not good and doesn’t reflect how bad they looked in person) and absolutely no pressure in the shower. There was hot water though! Washing machine has lots of mold-mildew in it so we were unable to use it which was unfortunate given that we packed with the assumption that we would have the ability to do laundry. The beds…time to replace the mattress when each has a deep valley in the middle!

We had a great stay. The owners are amazing, extremely responsive and accommodating. The location is perfect! Easy short walks to everything! Small grocer on the corner is super convenient and the breakfast place in the same plaza was so good and fairly priced. I would definitely stay again. The kids loved it.

Two daughters, seven grandchildren (age range 27-07), handicapped sister, me and hubby, rolling attendance. Four bedrooms perfect for individual solitude. Kitchen, dining, living perfect for socializing. Our group was up by 10:00 am, off for the day, return for dinner and out again. Lights out by 10:00 pm.

Exactly what we needed for a place to crash after a show at the Hampton Beach Casino Ballroom. Great location.

We were very pleased with the location and the kids loved this end of the beach as well. I wish we had been able to stay longer but for a quick retreat it was easy to get in and out of . Thanks for sharing your home with us and we hope to visit again
