It’s a low budget hotel so do not expect a lot. Bed was comfortable, refrigerator didn’t work, tv was fine, had good hot ncold water.

Mice in walls, dirty everything - floor, walls, bedding, towels. Damp smell!
Mositquos and huge cockroachs in the bathroom, no windows in room
Don't stay here at all

We spent six nights here to explore Phnom Penh. The staff were very friendly and helpful. They helped us figure out the best way to see the Genocide Museum and Cheong Ek killing fields. They have the cheapest water refills we've seen- 1500 riel for a large bottle. There is also a book exchange/sale shelf. It is not the quietest location but close to lots of good food, the waterfront, and a local market.

We arrived at half 6 in the evening only to be told that if you get there later than 5pm they give your room away. This is incredibly early and there was nowhere online where it said this. We had already paid for the room and after a long journey they did send us to another guesthouse where we didn’t have to pay however, that place wasn’t in a nice area and there was loud music played all night so had an awful night sleep. When we finally got our room at royal guest house the room wasn’t quite nice but the bathroom was covered in red ants and on the CCTV in the reception you can see rats running around the kitchen. Safe to say we didn’t eat there.

Got a family room. Price however was too good to be true. The AC didn't work and it was 35C that night. 3 times the staffed asked us if we'd paid and I had to remind them that I booked through Expedia. Always seems to want to make money from us rather than helping us.
