About this farm stay rental
Essentially the farmhouse is a largely unmodernised traditional farmhouse, its oldie-worldie feel is comfortable and relaxing and engenders a feeling of stepping back in time. With four large double en-suite bedrooms, two wood burning stoves, a classic living farm kitchen, separate character dining room, which was the old salting room, and a comfortable, light living room, this is a special place to base yourself in the Western Lake District. Out of season, and for late bookings sometimes in season, we can be flexible on booking dates so can sometimes accommodate a shorter stay than seven nights, so please ask. There is plenty of parking available in the garden driveway.
You enter the house from the courtyard via a porch/boot room with plenty of space for coats, boots and walking paraphernalia. From there you enter the large well equipped traditional farm kitchen featuring wood burning cooker, with fridge freezer, washing machine and dishwasher, high level grill and oven with separate hob and microwave – and just to complete the picture a family sized kitchen table and chairs.
From there you move into the central stairwell that winds its way through the house, illuminated by an enormous window. The dining room is on the same level as the kitchen and is situated in the old larder and salting room – still containing the original sandstone trough that the farmers used to salt their meat, this room is built into a sloping site and thus has small windows.
On the first floor is the living room, with wood burning stove and sofas (now a little old!) from which to enjoy the last rays of the setting sun. There is a TV and DVD, Broadband from BT is available. This room also leads to a porch with separate access to the rear of the house where the tumble drier is kept.
Across the landing is the first bedroom, with kingsize bed where you can simply lie and watch Wasdale unfold before you. The en-suite full sized bathroom, which was the old family bathroom, and unmodernised, has a bath with shower over, toilet and wash hand basin. Guests should be aware this is an old fashioned bathroom but has been retained by the owners as it is deemed part of the character of this old property.
The second floor contains bedrooms two and three. Bedroom two, with kingsize double, has even better views of Wasdale and an en-suite containing bath with shower over, toilet and wash hand basin. Bedroom three has 2 separate single beds. The ensuite shower room has a quadrant shower cubicle, toilet and wash hand basin.
Bedroom four occupies the entire attic space converted into a spacious room with two large velux windows bathing it in light and providing – yet again – outstanding views of Wasdale. This is a twin bedded room, there is a futon for occasional use, and the en-suite bathroom contains a bath, toilet and wash hand basin.
The Farm House has oil fired central heating completing the comfort, yet the house still retains its essential character as an old Cumbrian building as many features have been retained in order not to lose the character of what is essentially a homely, spacious and relaxing house. Certainly, there may be uneven plaster-work and a well used patina around the house, so please don't expect sophistication! Most of our guests just love the house and have a relaxing holiday away from the stresses of modern life.
External
Outside there is ample off road parking and the Farm House has its own lawned area which is ideal for catching the afternoon sun. We advise guests to please not park in other owners allocated parking spaces. Garden furniture is available to make the most of this external space. Chairs are in the back porch and a table is kept in the garden shed.
Hallflat Farm welcomes well-behaved dogs; we charge £25 a week for each dog. Pet rules are below but we point out that some guests who prefer to have their pet with them in the sitting room may find this unsuitable. The area also has a wealth of walks suitable for dogs and most of the pubs in the area are dog friendly, including our local, the Bridge Inn.
Bookings
The Farm House bookings run from Friday to Friday and there is a no smoking policy. Prices are per week unless otherwise stated and include gas, electricity and bed linen but not towels. We can accommodate long weekends or mid-week breaks. Normally the farmhouse is let out for 8 guests, but sometimes with prior agreement we can take extra guests as there are two futons which can be made up as beds. For each additional person the charge is £20 per week/stay.
Walks
There are plenty of walks on public footpaths nearby, indeed a path crosses the garden and the field at the back of the house, this footpath goes to Santon. There are many walking books kept at the house for use by the guests.

In order to keep the house and garden at a high standard, and prevent causing a nuisance to other neighbours, we ask you to adhere to the following if you are bringing a pet:
House rules for pets
• Pets are not permitted on any furniture, ie sofas, beds etc even with covers applied, pets should remain in the ground floor area where there are hard floors (a pet gate is provided)
• Pets are not permitted to be left in the house or grounds unattended. There is a large garden at the farmhouse and your pet is welcome there, however, your pet should be kept on a lead in the communal areas (note there are four other homes on the farm) and certainly not be allowed to enter any other garden
• The interior and grounds of the farmhouse must be left in a clean undamaged condition, and we ask you ensure the gardens are checked thoroughly for dog mess, so that they are left clean for the next guests. Please ensure that you clear up after your pet and dispose on any waste, properly doubly wrapped, in the wheelie bin. All we ask is that you are meticulous in carrying out this duty, particularly as young children play in this garden area, and we trust you understand
• Pets must be clean and dry before entry to the house, we ask that you bring sufficient towels to dry and clean your pet before it enters the house even though it will be kept on the ground floor. There is a boot room and porch where dogs can be dried off
• Your pet must not cause any kind of nuisance to neighbours or be allowed to escape into the fields where there is livestock
• Your pet must be at least one year old at the time of your holiday

A lovely cottage style property, with all the amenities, cozy, kitchen was very well equipped, log burner in the kitchen & living room, en-suite bathrooms, lovely views from all round, quiet & peaceful, all round a wonderful experience, I would given 5 stars

This cottage was a really nice and full of character . Loved the loft conversion. Kids loved the cottage as 3 floors and attached bathroom was a bonus!

Great place in a good location
The farmhouse is well set up and in a great location. The lounge is brilliant for having a group sit round and chat. Recommend the pub, a 5 Mon walk down the road.

I stayed here just me and one of my dogs for a few nights for a working holiday - Big house just for one, but just the kind of place I wanted - Quiet, log burner, dog allowed, pub in walking distance...
Full of features and plenty of comfort whilst retaining the original farm house feel.
With having a dog with me, I would have preferred the garden to have been fully secure, but this wasn't too much of a big issue with just taking one dog. I was also a bit upset on arrival reading that dogs were only allowed on the ground floor, which ruled out my dog being allowed into the living room and this information was NOT provided prior to arrival - The information regarding dogs stated to agree to the rules in the guest information which is read on arrival and this was the first I knew that my dog would be restricted to the kitchen and dining room. I understand them not being allowed on sofas, but not at all being allowed in the living room was a bit of a shock. As a result I barely used the living room as I wasn't going to leave my dog alone downstairs for three nights and so I spent the majority of my stay just in the kitchen.
As I usually have my partner and four dogs in total when I go away, I would not return here for this reason if I was to be coming away for a leisure holiday with dogs, but objectively if I was having a trip and it was just me, or my partner and me, then I would happily stay again. I don't want to make it sound like a bad place, as it was REALLY NICE and comfortable and had everything you could need staying away from home, I just don't think it is really set up properly to be properly classed as a "dog friendly" holiday home given the charge per dog and the situation with where in the property they can go.
Some other points to note - Local pub a short walk from the house was lovely and had a nice ,meal there once night (dog friendly too). The owner Tony was very helpful and talked me through my arrival etc before hand and also checked that I had arrived OK and gained access.
There are lots of notes all around the house with instructions on how to work things. Everything was functional and the bed I used was very comfy.
There were some logs for the fires available when I got there, but then also large bags available to buy out the shed with an honesty pot - This was useful as it meant I wasn't having to go to places and lug logs about.
Overall it is lovely place to stay, just not really with dogs with current rules.

Positives

The local area is superb, and it’s a really blessing to have a great pub and fantastic cafe in such a remote part of the world
The property is big, spacious and full of character. It has a lovely garden too. It was also clean when we arrived.

Beds and couches are uncomfortable and ready to be replaced, with springs felt on a number of them.
There’s watermarks and what looks like damp patches on some ceilings.
It’s a shame really, because it’s a fabulous base in a beautiful area but really could do with some modernising for sure.

Perfect location and amazingly comfortable and spacious house
We didn't travel more than 20 mins from the house as there was so much to see and do. The house was so spacious, clean and had everything we needed. We loved it.

The house had so much space and so many thoughtful touches to make our weekend really simple and wonderful. We were sad that we didn't have more time to spend exploring the surrounding areas, because the location is a great central location to explore much of the District. Close enough to pub and tea house(highly recommended!) to walk, and within a few minute drive to shops.

Perfect getaway
As soon as I booked, I received the most amazing welcome packet that answered every question I might have had. Check in was easy and the property was just as described. Wood burning stoves in the kitchen, and family room was a perfect touch for a cold and rainy weekend. The house had so much space and so many thoughtful touches to make our weekend really simple and wonderful. We were sad that we didn't have more time to spend exploring the surrounding areas, because the location is a great central location to explore much of the District. Close enough to pub and tea house(highly recommended!) to walk, and within a few minute drive to shops.

Fantastic location
Had a brilliant family weekend at the property celebrating my husbands 60th birthday. The house is very sizeable and comfy and the views are stunning. Great walks nearby and very peaceful and remote. The pub nearby is amazing with great food. Would definitely recommend a visit. Tony was very helpful and quick response to emails. Thanks

Home away from home
We were a party of 6, 4 adults 2 teenagers and a dog, as the house is divided up over 4 floors everyone had their own space which was brilliant. The location is beautiful with walks from the doorstep and the pub 5 mins walk down the hill was a real bonus. The pub is dog friendly and does take away food, the fish and chips are excellent. All in all this is a very comfortable well equipped family home in a beautiful location we will definitely be back.

Relaxing holiday in a fantastic location
Spacious old farmhouse containing everything necessary to make this a fantastic memorable holiday. Large cosy well equipped warm kitchen with long pine table perfect for all meals as well as a huge table on a separate dining room. Upstairs four large bedrooms all en suite with great views of hills and countryside. Large cosy living room ... in short, perfect house, quiet location, great views and best if all just a short drive to Wastwater, my favourite lake, and Great Gable.
One suggestion: A garden table would be useful for meals outdoors

Delightful quirky farmhouse
We spent 6 nights in this comfortable well equipped property. The location is superb with so much to see and do close by. The Bridge Inn is great and the food excellent. 3 of our party were from Florida and fell in love with The Lakes and the farmhouse - they're already considering joining us for a return visit in the future! Thoroughly recommended.

Great location
We had a great 2 nights in this spacious farm house. The house was very comfortable and suited us perfectly. We enjoyed being able to walk to the pub for meals in the evening and the location was perfect for walks from Wasdale Head. The landlord provided very helpful instructions and it worked well having the keys sent to us by post. We would definitely stay here again. Thanks very much!

Lovely property overall but looking bit tired in places , just a lick of paint here and there and some fixing of tiles and wood around kitchen fireplace, new hob and oven and update of carbon dioxide detectors as expired. But on the whole a very comfortable stay great location and with the Bridge Inn pub just few minutes walk away it’s a good location. Our group of 6 adults and 2 children enjoyed the space of the property and each had en-suite with stunning views. So much to do and see either by car or local walks made this holiday one to remember but we were lucky enough to have beautiful sunshine all week. A must for the brave to climb Scarfell pike, but many other less energetic climbs and walks near by . Waterfalls, motor museum,
Steam trains, Beatrix Potter, lakes and so much more to do topped of with delicious food and great beers at the Bridge Inn . Would not hesitate to return and will highly reccommed comming here .

Fantastic Accomodation
This property is perfect for 4 couples, each room having an en-suite bathroom. The lounge is fab with big comfy sofas set around a wood burner. The kitchen really well equipped for cooking for 8 and we were warm and toasty throughout our stay. The pub serves excellent food too!

Excellent property
Had a few hick ups to start but Tony was so helpful and made everything right. It’s a lovely quirky property with loads of features and one you can settle right into.
We throughly enjoyed the farmhouse kitchen atmosphere and the dining room is definitely worth using.

Second stay for us, a real home from home!
A great farm house with loads of character, perfect location and base to explore the West Lakes, lots of good hikes and climbs within easy access. Well equipped with everything you would need including a dishwasher! Communication with the property manager is good and always a quick response! We willl be back

Well appointed and located house
We enjoyed staying in this house. It was very handy have ensuite bathrooms for each bedroom. Nice old fashioned touches. Dining room was lovely and cool. Kitchen was well equipped. Fridge freezer a bit on the small side for feeding eight but we managed. It would be good to get new shelves for the fridge door as they are a bit dodgy! Lovely to have the garden to sit out in.

Beautiful house, with lovely views and very good accommodation. The garden was a secure .
We were here for a short break, combining this with a longer trip including Scotland. The location of the house was perfect, in such close proximity to wast water, which I think is the most spectacular of all the lakes. We used the walking books in the house to find local short walks , which were perfect for us. We really enjoyed our stay, would come here again, and would recommmed it .
