Location only
Dirty, smelly, hallway rugs never vacuumed, walls weathered and worn. Rooms beat up, bathrooms aged , tubs chipping , paint chipping off walls, ceiling tiles old and full of mold, odor of sewage
Beds had bed bugs!

The beach and convenience.
They closed the pools and restaurants to early.

Location was great. Food options were great for families.
In extreme need of being updated. We paid almost $800 a night for a king suite thinking there would be a little luxury to it and it was the opposite. The toilets made both rooms smell because of old pipes they said. Everything was dirty and needed to be updated.

access to the beach was easy and fabulous! Just walk out down to the beach and grab a chair. The ocean was clean , warm and beautiful.
It was loud with many little kids running around screaming outside your room. The staff could be rude at times. The one and only indoor restaurant felt like a mess hall.

Loved that it was right on the beach!
Wasn’t impressed by the food! Maybe think about changing the menu to more quality food. For the sea shore dinner maybe have another choose for people who don’t like seafood. Burgers and chicken doesn’t match up to lobster. Maybe have good steak option.

Walk to the beach in seconds
Room was too noisy every time the next room using shower. The restaurant was terrible (Nothing good on the menu, we ended up to dine out nearby restaurants).

The location right on the newsgroup, view in the restaurant

Breakfast location was beautiful; however there was only 1 staff and everything took too long
There was no microwave and when I requested an extra bed the first night I was told there wasn't one available. The next day a rolling bed was placed in my room after I had requested that no one can come in until check out due to covid concerns.

The check-in clerk Jackson was exceptional in all respects. He found us a room that was more desirable to our preferences.
The bathroom shower in room 415 had unsightly drainage streaks on the shower wall and unsightly scale on the entire shower wall.

we loved the proximity of the beach. You walked out the door and you’re on the beach.

I booked a certain room and evan had a picture it, we were put in a different room. I asked to see a manager who was very un helpful. I had a meaning to want a deck room ocean front, mY SISTER USED TO STAY THERE all the time and loved it. I went there for her, it was her ann. she passed five year's ago plus it was our ann.. She did not seven say she was sorry, no smile. Just left me hurt and i lost all repect for that place. My memories and what i had planned were ruined.

the beach and the sea in the winter is also beautifu
the board walk by the hotel rooms should be monitored for frozen run offs from the roofs, I took the bad fall on the corner where board walk ends ( it is during the winter stays where water can freeze easily) also I guess, it is not avoidable to have sand even in your beds? and of course on the floors. When we entered the room there was sand between sheets on the beds l am not sure if this is common thing happening in the rooms facing the bay water. we did not mind that too much.

Beautiful view on the ocean. Clean room and nice balcony. Would definitely go again.
The houses are not connected. In order to get to the pool, you had to go outside and it was freezing. Also, there were no vending machines. So getting a water was impossible.

Beautifully right on the beach- great location! we liked the indoor heated pool and hot tub for winter time. We wished that they were opened later than 8:00 pm. We thought the additional resort fee was excessive seeing that it didn’t include anything other than what a regular hotel offers in the winter. We liked the views from the restaurant as well.
The property is unfortunately showing it’s age. We used Booking.com to make the reservation. When we checked in the front desk seemed snarky about us booking with the service. instead of getting the same room as anyone reserving a room we were seemingly put into a poorer quality room. Room 770 in building 7 was on the 3rd floor. We took a creaky elevator to the 3rd floor. We opened the door to a cold room. The hallway light of the room was out and it had water damage that had been quickly and roughly been patched in the ceiling. In the bathroom, I turned the sink on to wash my hands, the sink sputtered out brown water initially which implied that it hadn’t been used in a while. There was no soap dish. The bar of soap broke upon taking it out of the packaging seeming of poor quality. We figured we must have gotten the last room in the place. We tried to make the best of it seeing that it looked like a nice property so we went to dinner and then headed to the indoor pool and hot tub area. Upon arrival at 7:45 another guest informed us that the indoor pool area and hot tub close at 8:00. We quickly got into the hot tub and were warned of its closing shortly later. We left at 8:00 pm Thursday night thinking maybe this was unusual but learned later about the 8:00 pm closing was nightly. We were tired and went to bed. The next day we informed the front desk that the light was out in our front hallway of our room. We also brought the remote for the TV that was missing the backing which she had a pile of them and immediately put onto the remote. She said that maintenance would check out the light. We enjoyed the day and arrived back late afternoon for New Year’s Eve. We went swimming and enjoyed the hot tub for about an hour then wanted to shower and have a nice evening. They had fixed the hall light but now there were chips and flakes of the ceiling on the floor by the closet below the ceiling damage. it was raining hard outside, not a great sign.

Everything was great.

Location right on the beach and 11 minutes to shuttle bus to go to steamboat to Martha's Vineyard
The main toilet kept running and they attempted several times to fix but need a part. Then they moved me to a similar room with a better view. Then the shower in the main dining room area kept stopping up and it flooded the floors. The building needs a serious renovation of plumbing structure.
