Summer time seems to be the slow time for this hotel. A lot of things were closed and it was very warm in the facility.
I think the room hadn’t been occupied in a long time. There was a fair amount of dust build up and it had a vacant smell.

It was a perfectly nice room with comfortable beds.
There is no air conditioning installed in any room at this facility. That was need-to-know information that the facility should have shared with you, and that you should have shared with me. The room temperature was 85 degrees when we went to bed. There was only one 2' X 2' window that opened. It was the worse two nights I have every spent in a hotel room. When I checked out the front desk clerk said that l should have been notified of the lack of air conditioning when I made the reservation. I will never use Booking.com EVER AGAIN!

The staff has no idea what service is. Been asking for Wifi password for 2 days with no answer, it says it all. The villa had a gas grill. After a day on the slopes we drove for 1h to get bbq supplies to find that the grill doesn’t have a gas tank. Staff was there only to find silly excuses refusing to do anything about it

Location is fantastic
Unreasonable overpriced. The apartment pretend to be a luxurious one, but it's pretty old and not really well maintained (e.g some hanging wires, shabby furniture, etc.). A very small choice of dining options and when we arrived *everything* was closed "due to the weather conditions"

Fantastic location. it really is right at the snow. ski in and out.
we did not like the room invasion at 12:17 am on our first night. we did not like the lack of a dinner venue. we did not like being charged world class ski accommodation prices for a rustic backwater.

There was no breakfast. I didn't know there were no restaurants open on sight. The Kirkwood Inn was not open until 11:00 am so we had to go off sight into Tahoe to get a meal.
Air conditioning in the room or at least a warning that there wouldn't be a/c. I had no prior info from the property until the day we arrived.
A warning about having no food services onsite , i.e. restaurants open, would have been helpful to be able to bring more snacks and/or meal to cook in microwave.
Also not knowing about after hours check in. it was a little confusing since website said 4- midnight and we arrived early evening. I had not gotten any email from property until the day after checkin. It worked out well, but confusing.

The location was great for access hiking trails.
It was a summer getaway so nothing in the resort was open except the little grocery store which sufficed in buying snacks for long hikes. Employees were very friendly.
Air conditioning in the room would have been nice. It was an east facing room so it got all the morning and early afternoon sun. Hotter in the room than outside.

Location of our room to the lift
Server in 7800 no wearing mask and serving my family’s drinks and food. Few foods choices and too expensive water.

The location was good, about 5 mins walking to lift #5 -- Shuttle service is pretty good, with about 8-minutes wait time. Bathrooms/lockers in the ski center are in good shape
The main issue is that the picture this place uses in Booking has nothing to do with what the actual room is. We reserved a "standard queen room" and we got a "here you have an old queen bed with a bunker bed 30 inches next to it" - The bed was just disastrous, an old squeaky bed that woke up the neighbors every time you roll on your side.
On top of that, there were garbage bags under the bed and an old rollover mattress under the bunk bed.
We were located "in the meadows" which is about a 5 minutes walk from lift number 5, which was not what we expected but it was OK. The building, however, is a 1980-building with 1980-decors, hardly maintained and questionably clean.
My suggestion will be to stay in South Lake Tahoe, where you can get twice the room for half the price, with lots of restaurants and places to eat, and take the 45-mins drive to Kirkwood (if you actually like skiing at Kirkwood).

No staff, breakfast, etc. because of the pandemic. Very few people around. Room was comfortable and close to Caples Lake where we wanted to fish.
