Thought it was walkable to a downtown area

A wonderful place to stay. A lovely neighbourhood outside the main centre of Charlottesville but not too far away. The hosts are fantastic and are true dedicated environmentalists. I felt so good psychologically to be staying at such an eco friendly guest house who are professionals at saving water and looking after the environment. The gentleman host who gave me the induction was very funny too, not just funny but hilarious. The price is excellent and I would highly recommend this place especially to environmentalists
No TV, I love watching American TV

B&B Style. very well equipped kitchen with free fruits and food to self-prepare for breakfast. The room was very spacious as well as the living room. Very kind owners which help with everything and at any time. High recommendation to stay here.

Such a lovely place to spend the night.
Our hosts were really lovely, the breakfast was wonderful and I personally loved the eco-awareness and having to seperate the trash for recycling, something still too rare in the US.
Only "disappointment" for my wife was that she never got to meet the cat downstairs. ;-)

This is a cosy and affordable alternative to a hotel whether you’re staying for a few days or need a crash pad between North and South when you’re on a long road trip. Raven and Flame are exemplary hosts. The breakfasts are DIY but the basic ingredients are top notch - coffee, tea, milk, fantastic fresh eggs, good quality bread and butter and jams, oats and fruits! It’s a 25 minute walk to the historic downtown and a $7.77 uber to anywhere!
Everything was great - as long as you understand this is a home and not a hotel so revise your expectations accordingly.

Owners were very friendly and accommodating, they really wanted us to feel welcomed and at home. Free parking right outside the front door! Local restaurants and breweries were wonderful! Being able to come and go freely was very nice. Breakfast options were all organic. We could cook on our terms and timeline, which was very important since we needed to depart very early. Organic fruit for the road was much appreciated. Common areas had lots of plants, art, and games. Very interesting, relaxed atmosphere, and very hospitable hosts! I even bought some unique artistic gifts made by the owner. We will definitely seek out this property in the future when we are in the area.
Just a personal preference, but the bed was too soft. We think the memory foam mattress was new, but not our preference. We like a firm mattress, and I was on my way to an outdoor adventure on the AT sleeping on the ground. It would be great to have the option of choosing a room based on the mattress in the future. Decor was like being at home. Facilities were very clean. Fluffy linens laundered in scent/fragrance-free detergent, much appreciated. Shower was hot and relaxing, but grout work and paint could use an update. We didn't have enough time to really engage with the owners. They seem to be wonderful people with creative minds, would have been nice to stay longer to know them better.

Great check in. Communication was perfect.
It’s a little hard to share a bathroom with 6 people. It was expected, communicated, no one took too long. When you gotta go… you gotta go.

I loved staying here, it’s a beautiful guesthouse in a lovely location that makes you feel at home the second you arrive, especially because of the very welcoming hosts Raven and Flame.

Raven and Flame were wonderful hosts - very friendly and easy-going. I ended up buying several pieces of artwork for a friend's wedding present, which was an added bonus.
Parking was easy out front of the house. The location was close to the downtown area of Charlottesville and convenient to most places I was going. It is in an older, but safe neighborhood.
The room is in an older house, so voices carry up through the vent in the room. I ended up putting earplugs in to be able to sleep late, but this was an easy solution.

This house was incredibly cozy and homey - nestled into nature while very close to the town. I felt very safe here. Amazing selection of local bread, jams, fruit and coffee were provided. The hosts were so welcoming and kind, there was thought and care put into everything here.

Flame and Raven are very friendly, explain everything and are very involved in making sure guests have a good stay. As a result of various delays on the road we didn't get to Charlottesville until 12:30 AM but they still met us when we got in and showed us around. The guesthouse is exactly that - their house, so the experience is different from staying in a hotel, but we liked it. Location is good, assuming you have your own car you are only a few minutes' drive from the center of Charlottesville.
It's a guesthouse, not a hotel, so you have to be aware of the fact that you're staying in someone else's house.

The shared bathroom (although it wasn’t a problem)

Bathroom was dirty. Owners could easily clean the doors and floors. Awakened early at 6 am to owners use of marijuana which came through the vent. They tried to blame others.
4.5
Location was great, host was great.
Honestly, the interior needs a new paint job, but that's a minor issue.

The entire place was really good. The host were so helpful and welcoming. Hospitality from their side made my overall stay really smooth and good. Every aspect was 10/10. No issue, nothing to complain for the whole stay time. I will definitely stay at the same place next time when I am around that town. If anyone around that area is looking for good place to stay, this is the one.
4.5
Everything was exactly as advertised. Lots of space (living room, kitchen). Raven and Flame were very gracious hosts. Their living space is separate. Street parking readily available.
A little far for walking quickly to the University of Virginia. About a 20 minute walk to the heart of Charlottesville.

I can’t think of anything negative to say!
