Swann House is the perfect retreat in the centre of Washington DC. Beautifully decorated, it boasts a number of rooms to relax in after a busy day, with an infusion tea. Plus a small pool to dip in, and cool down in. The relaxing feel is even bettered by the super friendly and attentive staff (onsite morning until 6pm).
There are no downsides to this Guest House.

Did not participate in breakfast, just coffee. Location not too far from food, transportation, etc. Spacious room
Problem off and on with the hot water. Didn't like being in the basement, all windows at ground level, not totally private, can walk up and see in ... Also, didn't like entrance to room accessible from the street

The place had character. It was intimate and cozy. The staff was lovely and helpful. And the location was great
There was a tiny leak when it rained from the window where the aircon was. Didn't really bother me, but they should find a way to stop it.

* The B&B is located on Embassy Row in Dupont Circle and within walking distance to the Metro, restaurants and local shopping.
* The room we chose had a large jacuzzi tub which was nice after a long day of touring, and the interior of the home reflected the architecture and time period well.
Okay, so we've thought long and hard about submitting a review of Swann House because we would prefer to put only positive energy into the world, but also- we spent a week at this B&B and wish we would have had a better experience with how much we invested in our accommodations. So, in honesty and fairness - this is our review:
* Our basement suite and bathroom with windows at ground level on a front, main street did not have complete privacy coverings. There was clear visibilty at all times even when the shutters were pulled due to the nature of where the windows are placed. A simple darkening shade or drawn curtain could have made the window areas feel a lot more safe.
*There were several black hairs on the bathroom floor and in the carpets upon arrival.
*Housekeeping did not refresh handtowels or bags in garbage cans when needed; when we ran out of toilet paper - we ended up having to purchase some from CVS. We left a note on our room door because there never seemed to be anyone on site after 9:30am to assist us, and the number for "house" on the room phone never got picked up?
* There was no extra bedding for the pull-out bed. Our suite was however right next to the laundry room so we tried to get an extra blanket ourselves and it was locked up.
* The iron in the suite had a steam option, but the water recepticle was missing a cap so hot water spilled out when we tried to press our clothing...which we had to do on a bath towel because there was no ironing board, and again- no one on site to call for assistance...ever?!
*There seemed to be a LOT of little bugs everywhere - the main living area, stair well, dining room, bathroom and bedroom suite; maybe due to spring and pollen?
*We were never approached or personally greeted by a host or hostess. Our first interaction was on the 2nd day with our breakfast server who was very kind, but unable to answer questions or offer guidance as to what we needed as guests and visitors in DC.

The location is perfect for Dupont circle/Adams Morgan which is where I needed to be. Very safe location. The B&B was following Covid protocols, It was all contactless which worked amazingly well. My first in person contact was with our hostess Leslie at breakfast, who was delightful. She cooked a great breakfast.
The B&B is a City mansion from a bygone era. All the first floor rooms are public spaces. I enjoyed sitting in the grand rooms, enjoying tea. I only wished I could have played the piano. It was nice to bring a guest back. There is a real charm to this place, it seeps in the longer I was there. A great space for extended family/friend events I would imagine, more intimate than a traditional hotel.
I selected my room according to my budget, it was at the top of house -Nantucket - tough if you struggle with steps. It was a very tight squeeze. Ok for 1..might be tight for two..or cosy:). Very small TV, which I couldn't seem to use for service. Some of the decor could be removed- I didnt want to knock stuff over.
An old water stain on the ceiling needs to be painted over ....
The pool is only in use in season...it looks lovely at the back, but check-it wasnt open during my stay(off season)Parking is tough, there are two spots in the front of the B&B off road...Not sure where the rest is, so check ahead.

The Swan House hasn't quite figured out how to provide a memorable, pleasant stay during COVID. The saving grace of the place is the inn keeper who comes in the morning to make breakfast and coffee. She's wonderfully helpful and engaging, but she's only there for a few hours. Otherwise, you're on your own.
The price is exorbitant compared to the service that's being provided. Guests do their own check-in, but some of the instructions aren't accurate. It feels a bit like staying at your grandma's house (especially because in my case, I couldn't get the wifi to work). The decor feels more outdated than antique or quaint, and in general the place is showing its age. In my room, a few lightbulbs were out. There are no amenities. There's coffee/tea in the sunroom but the coffee was cold when I arrived and each espresso pod is $1, which is just silly but especially at the price you're paying for the room. The welcome note mentions bottles of water in the room, but there are none. The fridge says creamer is located inside, but it's not there either.
