About this villa rental
Ffryes Villa is situated within a small exclusive development. Heavenly tranquil beaches, boutique shops, bars, several restaurants, 18 hole golf course, various leisure pursuits along with excursions are all within strolling distance. The capital city St John's and English Harbour are both an easy 15 minute drive.
The Villa is designed for al fresco living with extensive verandas that extend the internal space. All principal rooms open to covered well furnished external areas, creating an ambiguous edge between the inside and outside, ideally suited for tropical living and enjoying the cooling breeze and glorious sunshine. It has a full size swimming pool.
The villa benefits from two double and one twin bedroom all with en suite shower/bathrooms. The open plan living area is perfect for either families, groups of friends or couples. Ceiling fans and air conditioning are in both the living and bedrooms.
Please note a Tourist Guest Levy of 5 USD per person (over the age of 5 years) per night is payable direct to the owner before arrival and is not included in the cost provided in this booking.

The home was large and comfortable, and we enjoyed several afternoons by the pool watching the hummingbirds — lovely place to sit out. Alastair and Hazel were very helpful and accommodating, we appreciated that very much.
The house is in a great central location — close to beaches, grocery stores, restaurants, etc. Along with this proximity to some neighboring nightspots, we did have some issues with noise late at night on the weekends.

First, the pros.
Alastair was quick to respond to all queries and was also able to supply lots of information about the island.
The villa is very spacious, 3 large on suite bedrooms, excellent outdoor space and grounds, perfect for a family or group of friends. Close to some of the best beaches on the island and of course the supermarket at Jolly harbour
Now the cons.
Villa is beginning to look tired and needs a bit of a revamp, the white goods need replacing, fridge /freezer has shelves missing and both the dishwasher and BBQ have seen better days.
Also the drawers in all the bedroom dressers collapse when pulled open, they just fall of the runners
However, the worst thing about the villa and which is beyond the control of the owner is the noise from the beach bars opposite, if you wish to be awake till 2am each night listing to loud thumping music and very bad karaoke then fine if not then I would highly recommend looking elsewhere.

The outside area for this villa was amazing. We lived out there! From the pool to the bbq to the shaded seating, it worked so well for us. We rented a car so it was easy for us to get places, but there were restaurants right across the street and a food market around the corner. The bedrooms were all large and comfortable and the 3 ensuites were such an added bonus! Both the owner and the property manager were in touch with me many times and the manager is just a text away!

We had a great time at Ffryes house. Both the owner and the local property manager were very responsive. The house is large, beautifully decorated, and offers a lot of privacy. The pool was clean and refreshing, One can walk to several restaurants across the street, and there are 5 amazing beaches within 5 min drive (Jolly, Valley Church, FFryers, Darkwood, and Turner). Walking to the beach is possible, but very unpleasant because the 15 min walk is along a busy main road with no sidewalks. The owner told us during booking that we would benefit from renting a car, and he was right. We rented the car on the second day. Finally, there were some issues with appliances (stove and fridge) that the local property manager tried to address right away, but there were tricky to fix. My guess is that they would be fixed my the next stay. Also, keep in mind that the only toiletries provided are the hand soap and some toilet paper, but the supermarket is very close for buying the rest. Overall, we really enjoyed our stay!

We recently stayed at the Ffrye's House, Hamilton Estates, Jolly Harbor. The house is wonderful (with a few exceptions; see below). We were greeted by Hazel who gave us a thorough welcome tour before we settled in. We didn't rent a car the first two days, so being able to walk to the Epicurean market was a huge plus and we were able to find everything we needed there. The only negatives (and they were not deal breakers) was some inconsitency in water pressure and hot water in the bathrooms; the other issue was the difficulty in walking to a beach. We knew in advance that this would be an issue, but it was still a challenge. Once we had a car, we were able to visit several of the other beautiful beaches on the island. All in all, we loved our stay there would encourage others to enjoy it as much as we did.

The villa is really well maintained, clean and high spec. Located just outside holly harbour next to the sugar ridge hotel with some bars and restaurants on the other side of the road. No sea view but a pretty mature garden and lovely pool. We went in August so it was pretty quiet!

We were really impressed by the size of the villa and the obvious thought and effort which had gone into kitting it out. Our daughter loved the pool, and it was a great size for us all to enjoy. The owners passed on the contact details of Yasmine as a local contact over in Antigua, and we found her to be most helpful and friendly. Transfers were organised without any problem at all and it was reassuring to know that she was just a phone call away, should we encounter any problems.
I also have to say that, although we weren't intending to use it, the washing machine was first class, and made holidaying with a 2 year old very worry free!
We would definitely use the villa again.

Where to start!?!
our trip to antigua was an incredible experience never to be forgotten and so much of that was down to where we stayed, Ffryes Villa. the villa itself is beautiful with 3 large double rooms all en-suite, a huge open plan kitchen/dining/living room, a great pool area, barbecue and outdoor dining area as well as an outdoor lounge area - all of which are beautifully finished.
the plethora of fans and air conditioning units in all the rooms meant that we were always comfortable whatever the temperatures outside.
Moreover, the villa is a 2 minute walk from one of the most beautiful beaches the Island has to offer, Ffryes Beach (by The Nest) which is always lined with turquoise ocean and sparsely inhabited if not almost always deserted.
Importantly, the villa rental came complete with a 4x4 vehicle which allowed us to explore many more of the 365 beaches the island has to offer and go off on mini adventures whenever we pleased.
The estate the villa sits on is incredibly quiet and secluded meaning we had all the privacy we could wish for. All in all the holiday was one we will never forget and was made so incredible by the choice of villa. its incredible presentation and superb location set us up for the trip of a lifetime. We highly recommend it and plan on renting it again as soon as we can
