"Nikos Panagiotareas House", as it is called in Google maps, is a
traditional house on the beach in Mikri Mantineia.The closest house to the sea. Far from, but also close to the big city of Kalamata (10 km). It is situated in a extraordinary spot of a very picturesque village of the Kalamata's seaside. Living there is like you are travelling in a ship. Built on a rock it is between the mountain and the sea giving a relaxing sensation of being in the nature. The beach where the house is on is safe and clean for swimming. You can even fish from the balcony. It has many amenities for a creative life there.

The house is huge and our teenagers had their own world on the rooftop. Very “Instagramable”
location. My wife and I and our 8 year old boy enjoyed the rest of the house.
We never went to a beach - there is simply no need, because 3 meters from you door is the sea with outdoor shower, too. The little area in front of the house is not so deep and after 2 meters only sand, no rocks and there is fish to visit snorkeling. The water is between 60 cm and 2,5 meters deep and crystal clear. It was one of our best family holidays!! Only thing is the street which is loud in the night. Take something with you that you can put in you ears. Doing so, I slept very well.

charming house with stairs directly into the sea, located on a beautiful bay with crystal clear water. However, due to the direct street location, it can sometimes be a bit noisy and the small beach directly below the house is not private. This should perhaps be made clear in the advertisement.

We had a great time in Kalamata. The house was very clean and the views of the sea were spectacular. We were a little concerned about parking the car, but parking was always available at the same spot and there was plenty of space.
We parked very close to the home, about 75 feet. It was on a somewhat busy street, so we were careful to walk to the house from where we parked.
Overall, the house was beautiful and we already are planning to return. Also, the owners were very helpful and quickly responded to any questions. Thank you!

The house is in a fantastic position Just down a flight of stairs from the kitchen to very clear and warm water we enjoyed our stay very much and would recommend this house for a very relaxing stay. Just one point if your hiring a car, parking can be a bit of a hit or miss at the property.

Magical
I had a very hard time leaving this property. I wanted to cancel the rest of our trip and stay. The house was a perfect place to spend our 30th anniversary. Theodore was so nice. The beach next to the house is so clean and nice. It wasn’t very busy, so we got to enjoy the water everyday without being crowded. The grocery store is nearby, along with plenty of restaurants. My husband who doesn’t really like to travel, said “ you finally brought me to the most beautiful place Ever!” That is a huge compliment from him. We started our days with coffee on the balcony. Then I would enjoy beach time for a couple hours. When the sun got too hot my husband would move to the patio in the shade and people watch, while I read my book on the sun balcony and took a nap. We ate lunch at the house and went out for dinner. It was the most relaxing vacation we have had in years. You can tell the house was built with love. Thank you for sharing the house your father built. We loved our time there. We will be back.

Wonderful house - a staircase from the sea!
We really enjoyed this house! Just to step into the sea from the kitchen/living room. And the roof terrace was amazing. And for all lovers of history, it’s no more than one hours drive to Sparta, Mystras, Messene or Nestors Palace in Pylos. We would love to return some day!

Superbe, avec un petit bémol
Très belle et grande maison avec tout le confort, charme d’une vielle maison et accès à la mer direct. Deux bémols cependant : la proximité de la route avec une circulation intense qui rend la maison assez bruyante et la mauvaise surprise,à notre départ, du prix des nuitées supérieur à celui qui avait été affiché sur notre site de location (nous avons dû payer l’équivalent d’une nuit supplémentaire en cash).

Wonderful place!
Everything was great. Really nice house with a personal touch. View of the sea from almost all rooms. Clear blue water with sand on the bottom. Great for kids. And a really amazing rooftop terrace. for watching the sea or the stars at night. We would all love to go back!

Sehr schönes romantisches Ferienobjekt mit Zugang zum Meer. Sehr nette Vermieter. Es war alles da, was gebraucht wird. Viel Platz für 6 Personen. Jederzeit wieder.

Rustic charm
We had two weeks and absolutely loved staying at this property .... we felt like we were experiencing a bit of real Greece. The location is a delight, beautiful views, lovely swimming/snorkelling. Close enough to explore some of the wonders of the Ancient Greece (car required). Within walking distance of tavernas and a local shop. And at the end of the holiday we had lunch with Theodore and his family amongst his olive groves .... a perfect end to the holiday (thankyou). Missing it already and we will be visiting again. Thank you for making the time special. Rachel and the girls 😀�

Haus direkt am Meer.
Die Lage ist einmalig für erholsame Tage direkt am Meer. Man tritt quasi aus dem Haus und kann (muss) schwimmen. Durch die direkte Meerlage ist das Klima auf der Terrasse deutlich angenehme als ansonsten in dieser Gegend.

A lovely break
We had a wonderful relaxing break. This homely, characterful property was charming. All the focus seemed to be around the amazing view on all levels straight out onto the sea. There are plenty of comfy corners inside and out to relax in the shade and sun. The deck on the top floor was great for stargazing. Jenny and Theodore were a pleasure too.

A lyrical place
A quirky, happy, welcoming house on the beach. We loved it. There is a separate, private little eyrie at the top with fabulous views across the bay and out to sea. The terrace overlooks calm, clear water and is shaded by two lovely trees. The house is full of charming places to sit an most of the rooms face the sea. There are steps down to a pebble beach where the water is perfect for swimming. It is tranquil and very relaxing and we hope to return.

Das Haus ist fabelhaft gelegen. Über eine Treppe gelangt man direkt zum Meer. Das Haus ist geräumig und sehr gemütlich eingerichtet. Man findet dort alles, was man für einen entspannten Urlaub braucht.

Magical holiday
There’s not many houses in the world where you can walk down half a dozen step into such a perfect sea. We loved this. The position is extraordinary, like having your own large lagoon! The sea is very safe, quickly sandy, good for children, and the beach next to it rarely has more than six people on it. The road behind is quite busy but we quickly got used to the traffic. There’s a supermarket and lots of tavernas nearby. The house is comfortable, certainly furnished well for three adults, but would be more difficult for more (armchairs for example). There’s three bedrooms and a room that can be created by sliding a section across, but it also needs to be walked through to get to the top floor. On the top there is a lovely little self-contained house, plus a sun terrace. The house has wonderful objects in it and we loved the old photos of the owner’s family. The kitchen is difficult - very small and with a two ring small induction hob. If you love cooking the wonderful food you can buy here, which we do, then that can be a bit frustrating. Fine if you don’t. These are all quite small things and I wouldn’t have missed being in this wonderful house..

Simple bliss!!
We have just returned from a wonderful week next to the sea. The house was welcoming and comfortable with amazing views from almost every window. Plenty of seating areas/balconies so everyone could enjoy their own space.
The location is perfect - calm, shallow sea with no sudden shelving so we could allow our children (13yrs and 11yrs) to swim while we sat on the terrace.
There are a few restaurants within walking distance and it is an easy 20 minute drive to Kalamata.
I recommend this house if you are looking to relax and discover the good life.

Amazing house in a great location
We enjoyed our stay at the house very much. House is very spacious with some great views from the porch and balcony, it also has terrace in the rooftop which is great for relaxing and watching sunset. It has its own entry to the beach which is very nice with clear water. It can get crowded especially during weekends but during the week its calmer. House has a very nice rustic charm and the owners were very nice. It can get hot during the nights because there is no AC but they have some cooling fans and if u air the house before going to sleep its manageable. Would recommend.

Lovely and charming
Four of us spent 2 nights here and were so sad to leave so soon. This is great location for exploring the area (Kalamata, Sparti,Taygetus. Mani). The house was nicer than the pictures showed and we were all comfortable and happy staying here. Swimming so close by was ideal for us, and the outdoor shower a treat! Probably not great for small children, but it would sleep 7 or 8 quite comfortably, doubling up/couples. thank you!! I'd love to come back again!

We were a little early for the main tourist season as many restaurants were not yet open but it was great for us we swam every day and had an amazing hike at BILLIOVA up the cobbled pathway
