The host was amazing and super nice

It is clean and close to beach and restaurants, not too far from city.
I was not expecting that there is so many people renting rooms, it is a house with not much privacy and the owner of property is excessively obsessed with ridiculous rules like not shoes on the property, parking is poor and have to be parking perfectly (she even check in cm) and the door alarm makes sounds all the time you leave property, I ask the owner for help and she say uncomfortable comments like even not a smart person with a minimum skills can following the alarm instructions and she call us “the most arrogant couple I ever met”, all these comments are completely unnecessary and irrespective.
Inside the house was not privacy as the rooms had not locks and she “lost the keys and it was not necessary” so anyone can open your door and come in to the room when you are not there. I was a house or apartment for rent and not a room inside a house, the owner rules made feel completely uncomfortable as like being watched all the time to verify that you follow all the rules. Worst experience ever.
Please more details about this property is appreciated to avoid customers than me select this type of property.

The host was friendly, prompt, and extremely helpful. The house is beautiful with an ideal location and close proximity to shopping and restaurants. The shared living area was bright with a lovely outdoor space. It is a beautiful house with modern features. Clean and comfortable yet also inviting. We enjoyed our stay and look forward to returning.
There were no issues to report. Vacationing in a shared space demands flexibility and adaptability as you need to be considerate and aware of others in the house. It was a novel experience for us, but we had the chance to meet many friendly guests and hosts throughout the process.

Lage, fußläufig zur Strandpromenade und zum Restaurant, Vermieterin hat unsere Wäsche in kleiner Waschmaschine gewaschen
Adresse ist falsch angegeben (Hausnummer 94!); unser Zimmer von außen nicht abschließbar; Frühstück war das Schlechteste, was wir je hatten ( Toast war im gefrorenen Zustand für jeden 3 Scheiben, kein Saft, nur Margarine, keine Wurst, kein Käse, kein Obst, Instandkaffee am 2. Morgen alle)

No signage acknowledging we had arrived at our destination.
Nowhere to park except on busy street.
Host admonished us three times before we got to her front door, persisting with her extremely aggressive behaviour until we had to leave.
Host disregarded a “shoes allowed request” by a guest who couldn’t walk up stairs without his (clean) boots as he has a medical issue, therefore disabled. As she refused his request we couldn’t stay.

Shareen was the perfect hostess, she was so pleasant, an excellent cook, bread and butter pudding was delicious, the house was impeccably clean and I immensely enjoyed my stay, hoping to return.

Clean, beautiful, comfortable rooms.
My room was not ready when I arrived. There is a complicated entry system and house rules that are not explained in advance. The address given on the website did not match the address that was later emailed to me by the host. It was on the same street but a few blocks away.
"Breakfast" consists of helping yourself to toast, cereal and yoghurt in a shared kitchen.

Das B&B wird von Shirin geleitet. Sie ist eine unglaublich herzliche Person und eine tolle Persönlichleit. Immer fröhlich und lustig. Sie hat sich immer Zeit für unsere Fragen genommen, wertvolle Tipps für Restaurants und Unternehmungen gegeben und uns sehr geholfen. Wir waren auf ihren Hinweis hin z.B. auf dem Markt von St. Helias, der richtig schön war. Sie legt auch größte Sorgfalt auf Sauberkeit. Zimmer umd Bad waren super sauber. Die Strände (Mission Bay, Kohimarama Beach und St. Helias) sind alle Fußläufig innerhalb von max. 20 Minuten erreichbar. Die meiste Zeit läuft man hier an der Strandpromenade entlang, was richtig schön war. Noch schneller gehts mit Auto, Bus oder E-Roller.
Wir hatten einen richtig schönen Aufenthalt.

This is the most difficult of reviews I think I've ever had to write. The bays b&b is a lovely building in a very affluent area run by a lovely lady called Shareen. But it's like no b&b I've ever stayed in before! You have to "help yourself" to breakfast in the morning from the cupboard. And what the cupboard holds is down to pot luck and what the previous person may have had themselves and possibly used up! Shareen may "appear" at some time in the morning but nobody knows when!? If you're lucky and she shows up when you happen to be there you may get offered an egg or something but it's totally random. That's why you'll read reviews of a "great breakfast" but if your timings wrong you're out of luck. At this point it's also worth saying that the kitchen is very small so if someone else is getting their breakfast you'll have to form a queue!
Although locks, (tiny little slide bolts), on the inside of the door we couldn't lock our door when we left the room! So every time we went out our door was left unlocked. We were on the ground floor near the entrance door and had a huge window to the side so we were completely looked in on the whole time, no net curtains. If you stay, ask for a room upstairs. The best way to sum this place up is to say it's a very posh hostel where everyone mucks in.
Also because of Shareen's religion, which we totally respect, she doesn't allow any pig meat in the house, i.e., pork, ham, bacon etc. She takes this very seriously for obvious reasons but this is not mentioned anywhere on Booking dot com!?

It was very clean and very welcoming. The host chery went all out to make you feel welcome. Breakfast was made fresh for you specifically.
Unfortunately the key to my room was misplaced by a previous guest so I was unable to lock my room and my belongings

Great location, close to the waterfront. Room and common areas were clean and nicely appointed. The sun came in the room in the afternoon, which was lovely. Shareen cooked us a delicious breakfast.

Shareen is A-MAZING host!! The room and home were of a high quality and luxurious!! The bed was so soft and comfortable, the room spacious and warm (underfloor heating!). Shareen treated us to the most delicious oatmeal pancakes on the first morning, she spoilt us! If you request parking on site, she will arrange that without any hassle. She is a superb lady who knows how to make a traveller feel at ease, we would definitely stay here again! We can't wait to come back!!!

No tea/coffe facilities, in room, although we were told that we would get some. Unable to have locked room door when not there. Outside smoking but no ashtrays. No control for heatpump, very hot. Only street parking. No shoes inside that had highly polished floors and steps, foundthis dangerous.

I went to Auckland for a conference near the airport, but I chose this accommodation because it was in a nice part of Auckland, and not in an area where there would be traffic noise. I was working to a budget so didn't want to spend to much, but I also wanted peace and quiet at night, which I got at this house.
Shareen was good to deal with. Nice, and welcoming, but not too intrusive either - just right. The kitchen facilities and the food were perfectly fine (I wasn't specifically looking for a bed and breakfast, I was mostly interested in a place that was quiet, with good facilities).
The bedroom was very good. I was in the downstairs room. The room wasn't an ensuite, but it had its own bathroom directly across the hall, as were the laundry, iron and ironing board, kitchen, lounge area. Well furnished in the room (couch, bed, table for writing, laptop, etc.)
Nice house both outside and inside. The windows are triple glazed, and the bedrooms are back from the street and it's in a really nice neighborhood, so a good place for peace and quiet.
Luckily, this house had other considerate tenants staying while I was also staying. So it was nice and quiet at night (which is why I chose to stay in that suburb). But because it is a three level house, how quiet it is may depend on who is also staying in the house (but that would be the case with many types of accommodation).
However, next time I'm planning to visit Auckland, I will check to see if there are any rooms available at this house, as I was very satisfied with my choice, and I was glad to be able to be switched on during the day at the conference thanks to a good night's sleep.

The property is quite close to the town and the area offers free parking. The neighborhood is really nice and Shareen the property owner was really nice.
The property and the kitchen was going through some renovations and the morning noises were rather unbecoming. The kitchen was non operative during our stay. No lift so had to carry our luggage up and down :( so this is a great property for light travelers.
