About this cottage rental
Wagner Hill Cottage is a welcoming private retreat. The house was designed after an English cottage. Built with local wood and stone, it feels organic and natural. The cottage is located on 40 private acres of woods and open fields.
The cottage offers a couple’s private getaway with a clean, contemporary interior and total privacy. The 40 acre property includes 4 large fields separated by 20 acres of woods. Numerous trails offer relaxing walks as well as snowshoeing in the winter. The side patio includes a stone exterior fireplace which is perfect for evening fires. A fully-stocked woodshed off the patio has all the firewood and kindling you'll need.
Covid-19 Update:
We have always placed importance on doing a thorough cleaning of the cottage between each guest’s arrival. These have and continue to include steam-cleaning all floors, washing all bedding/linens/towels, clean/disinfect bathroom/kitchen, clean all moldings/baseboard/window sills, dust/polish all furniture, and make sure all kitchen utensils/appliances/dishes/glasses are clean and in order.
In light of the Covid-19 virus, we’re committed to follow cleaning procedures published by the Center for Disease Control and Prevention (CDC) as well as recommendations made to hosts by VRBO. These including disinfecting and paying special attention to frequently touched surfaces, like light switches, doorknobs, remote controls, and faucet handles. Depending on the surface being cleaned, we use alcohol, Lysol, hydrogen peroxide, and/or bleach for disinfecting.
The single bedroom is fitted with a queen bed. The cottage has a fully-equipped kitchen with washer/dryer, microwave and dishwasher. There is a dining area, a living room with a wood stove, an outside gas grill, and a large outdoor shower. The 6’X 6’ outdoor shower is all wood construction and has shelves and wooden hooks. The bathroom has an inside shower equipped with 3 shower heads including a rain head.
The entire cottage is available for guest use along with 40 private acres of fields, woods, and trails.
During Spring of 2016 the United States National Park Service added Wagner Hill Cottage to their list of lodging facilities for the Upper Delaware Scenic & Recreational River.
There is also wireless Wi-Fi service. The TV is Roku or Fire stick ready, and the TV has a streaming RoKu stick but you might want to bring your own.
We live in a separate house on the property and are available if needed. If you need help starting a wood fire in either the outside fireplace or the interior wood stove, we're here.
Other Things to Note: The kitchen includes dishes, glassware, utensils, pots, pans, Keurig K-Cup, drip and French Press coffee makers, toaster oven, refrigerator with ice maker, as well as standard appliances. The patio has a gas grill and there are two window air conditioners.
Well behaved pets are allowed.

We hope our guests treat the cottage as if it was their own. The cottage is a smoke free environment. Additionally:
1. If you turn the heat up, please turn it back down to 50 when you leave
2. If you use the gas grill, please turn the gas off when you’re finished.
3. Please lock all doors when you leave the house.
The cottage is located approximately two hours from New York City. It is a short distance to many attractions including:
Bethel Woods Performing Arts Center (site of original 1969 Woodstock festival).
The town of Callicoon, NY with some of the best restaurants in the area, hosting a 1940's post-Art Deco movie house, antique shops, Sunday farmers market and many quaint stores.
Narrowsburg, NY with shops, eateries, and the Delaware Valley Arts Alliance.
Honesdale, PA home of the Himalayan Institute Yoga and Wellness Center.

This is by far the best vacation place to relax and enjoy the solitude.
The property is excellently maintained and there is nothing overlooked. The Wagners deserve their 5 star rating.

This was probably my best Vrbo experience. The cottage was exactly as described, nestled back in the woods. The house was clean, the furniture comfortable and everything was tastefully decorated. It’s the extras that put this over the top for me. When we arrived, supplies for a fire were already laid in the outdoor fireplace for us. We noted that we were visiting for an anniversary and they left us a plate of homemade brownies as well as a bottle of Prosecco and two glasses chilling in the fridge. They have information for local restaurants and attractions just like you might find at a hotel. It was wonderful and peaceful and I would definitely recommend Wagner Hill Guest cottage for a serene getaway.

We thoroughly enjoyed our stay at the cottage. It was beautiful and cozy, with a well-designed space. We were able to wind down and relax. We loved the great view from the windows, especially watching the deer and turkeys stroll by. We would definitely love to return!

We had a great time, we got to relax, there were plenty of
trails to walk. We only left the property to go to eat out, or
visit some of the local towns. The cottage was well outfitted
and clean. It was nice to have a quiet place to stay.

Such an adorable cottage on 40 acres of private property. We arrived to fresh baked brownies and chilled champagne. We ventured out to Callicoon and found a great mountain trail hike called Tusten. It was a perfect getaway with my husband and our dog, Penny.

My husband and I have been coming to stay at the Wagner cottage for several years now. It is absolutely lovely, clean and welcoming. There are trails to hike, a fire pit to light and enjoy and a relaxing, beautiful setting to view. We highly recommend!!

It was my puppys 2nd Birthday, and all she knows is big city concrete and noise. I wanted to introduce her to Nature, and enjoy some peace and quiet myself. I discovered the Wagner Hill Cottage, and couldnt of been happier. 40 acres of well maintained trails and property was exactly what i was looking for! The property owners, Merry and Tom were a pleasure to communicate with, and even left a thoughtful little toy for my puppy as a Birthday Present, knowing that was the reason for my stay! The property was incredible, but its details like that that truly make you feel welcome and special. The perfect get‐away!

We stayed at Wagner Hill Cottage for our anniversary long weekend. Within the first hour we walked the trails on the property and saw some beautiful sites. I run an online sales department so being able to unplug with limited service in that areas was phenomenal. The cottage was peaceful. Outside fire pit was a must each night. We will be going back to enjoy more memories here.

This cottage was a gem! We loved it. I wish there was a bathtub (as I take baths not showers) but it was quiet, remote, well kept and I loved hiking around the property in the morning! We’d highly recommend!!

We spent three days and two nights at this property and can’t wait to go back. The cottage is beautifully decorated and well supplied with everything you might need for a short or long stay. We were greeted by a welcome bottle of Prosecco in the fridge and some delicious home-cooked brownies on the counter.
The cottage is full of windows and light. The artwork is beautiful and carefully chosen. The bed is very comfortable. The kitchen is fully equipped with everything you might need. The bathroom is well appointed. The living room and dining areas are cozy, but not in the least cramped.
The plantings around the house are beautiful and there is outdoor seating, an outdoor shower, and a gas grill available. There’s a wonderful woodstove indoors for cold winter nights and an outdoor fireplace as well.
There is plenty of room to store your belongings in the closets and several options for curling up with a soft blanket, or a good book inside and outside the cottage.
We have stayed at a lot of guest houses and cottages in this area and beyond, and this one is definitely at the top of the food chain.

We needed a little getaway from the home routine and a place we could bring our dog. Wagner Hill English Cottage was perfect. It looked exactly like the photos, and was perfect for us. Very clean and comfortable, in a quiet setting with lots of hiking trails and room to explore. We could even have our dog off leash, which she loved. We especially appreciated the little touches that made us feel so welcome - like chilled Prosecco in the fridge, and a plate of brownies. And Tom had the woodstove and the outdoor fireplace all prepared with paper, kindling and wood, so all we had to do was light a match to start the fire. It also a wonderful supply of dishes, pots, coffeemakers, everything we needed. Lots of pillows, blankets, you name it. The hosts were lovely people, and welcoming to our pooch. We loved the place!

I decided to celebrate my boyfriends birthday at this lovely cottage to get away from the world and spend some quality time together. The host was wonderful and even had a little birthday treat for us upon arrival. Waking up in the mornings to the beautiful view and coziness of the fire burning was everything we could've asked for. We went into town for dinner and to check the suites. We recommend the Cochecton Fire Station and The Western Inn/Hotel. All & all, I definitely recommend this cottage for a cozy getaway.

However, the cottage needs a deep cleaning.
It was especially dusty.
And the cottage could use a makeover...the kitchen and bathroom are outdated and definitely need to be re-done.

Like everyone elses reciews, this quiant little spot couldnt score higher! Perfect getaway for you and a significant other. Host went above and beyond to make us feel welcomed. Fireplaces were set up for first fire and a bottle.of champagne with brownies for my wifes bday which were excellent. Plenty of blankets, towels, and every kitchen utensil you could need. And the heated floors in kitchen and bathroom were an awesome touch! Cant wait to return for another visit! Thanks Merry and Tom!

This adorable cottage was just perfect. The kitchen was well stocked as were the necessities for the bathroom and bedroom. Merry, the owner, answered all questions I had. This was my second stay and I’m already planning my third. Love this spot. So nice to chat with Tom during my visit who was busy working on the firewood pile when we spoke. Had a night with no moonlight and the stars were unbelievable out of the front of the cabin (near driveway). Saw three shooting stars that lit up the sky. Augustus and Zeus, my hounds, could not have had a better time. Thanks Merry and Tom. And thanks for your nice little gifts!!

If your looking for a stressless, no pressure, beautiful area, the cottage and location has everything you will need. We spent days hiking, walking by the Deleware(15 mins from the cottage)in Calucoon, county fairs, canoeing , antique shops everywhere. Our places to eat were The Creek House Grill. Food was delicious. The diner in Calicoon was pretty good. We also ate at the diner in Roscoe. Food was really good there also.
Merry & Tom were the perfect hosts. They had the cottage looking pristine inside and out. Brownies and a bottle of wine awaited us on our arrival. You cannot get better than that. highly recommend this gem of a cottage to vacation at.

We were looking for a quiet place to get away and relax, and this was a great rental to do just that. The bed was comfortable, the kitchen was well equipped so we could prepare most of our meals, and we also enjoyed checking out some cool local places like the Cochecton Pump House and The Cochecton Fire Station. Would stay here again.

I don't usually leave reviews but in the case of this property I feel I need to. The cottage is as cozy a place as we've ever stayed, and we have vacationed in 22 states, a couple of Canadian provinces, and 25 European countries. The cottage itself is well constructed, well appointed, and has everything you should need for a quiet getaway. I met the owners, Tom and Merry, while out walking the dog on a couple of trails on the property. They were an interesting and friendly couple to visit with.
The only negative to our trip was that we didn't plan on staying longer than a couple of days. If we get a chance to go back up to this area again I would stay for at least a week or 10 days to take in the quaint towns, local history, and enjoy more of the natural beauty of this part of the country. It would definitely be worth your time.

This is a wonderful place to stay. Very nicely decorated, clean, quiet with nature all around. Situated on a beautiful manicured meadow and close enough to Calicoon, NY and Pecks market, that you get the best of both town and country. I can’t say enough good things. Merry and Tom are so nice. They even left a bottle of wine for my birthday. My dogs had an amazing time as well. Strong cell and wifi coverage in case you have to do a little work. Thanks again! I’ll be back in October for the fall foliage. Lovely spot.

This cottage offered so much more than I was expecting! Beautiful location, quiet, clean, and most importantly equipped with just about anything you'd need. Tom and Merry have done an excellent job with their property. Additionally, they provided us with so much information about where to eat in the surrounding area, and even a map of the trails on their property (which were beautiful). I know I'll be staying here again in the future, thank you Tom and Merry!
