About this bed and breakfast
Recently constructed Guesthouse located about 250 feet from Lake Champlain. Lakeshore patio and dock provide easy access to the broad lake. Guesthouse is located on a quiet rural road which is one of the main scenic bicycle routes through the Champlain Islands.
Burlington is located 25 minutes away, 5 minutes to the ferry to New York State, and less than an hour from Canada.
Guesthouse has 1 bedroom with queen bed and ample storage, tiled bathroom, fully equipped kitchen, open dining/ living room with queen size sofa bed. Pets welcome but may not be left unattended. Maximum occupancy is 4, which includes pets.

Don & Perky provide a comfortable, warm, and welcoming space. My granddaughter and I enjoyed another vacation here. We took in the natural beauty around us and enjoyed the local community as well as trips to surrounding areas. We look forward to returning.

Don and Perky's property is beautiful and the guest house offers everything we wanted. It's comfortable, spacious, and inviting, with direct lakeside access and gorgeous sunsets. We appreciate that our hosts were able to accommodate a change in our itinerary. What a wonderful stay!

We were delighted in every way to arrive at this charming, and well appointed cottage. It was beautifully designed, and filled with everything anyone would need to feel at home, and from there enjoy all that Grand Isles has to offer, including private access to the lake and kayak.

Been here the past few years and never grow tired of the place and area. Biking, water activities and just plain relaxing by the lake. Don and Perky are great hosts and maintain a beautiful property. We are glad to be able to share and enjoy with them.

The property was beautiful and so peaceful. We were familiar with the area and appreciated the easy commute to our local family.

We loved staying at Don and Perry’s guest house on the lake. The guest house is very comfortable and well done. There is so much to do on the beautiful islands and surrounding areas. We hiked, visited the fish hatchery, Shelburne Museum and a ride up to Canada. Sitting by the lake at night watching the sunset was a perfectly relaxing way to end our day. A special treat was the phenomenal Northern lights that happened when we were there! We definitely recommend the guest house and would love to come back.

Don & Perky were wonderful hosts and we really enjoyed our stay. It was a great location for our day trips to Burlington & Quebec. The guesthouse was clean and comfortable and we were lucky to spend the day there and observe the eclipse over the lake, avoiding the crowds.

Really enjoyed my stay at Don and Perky’s cabin! Everything was perfect. Nice and quiet, clean, modern kitchen and bathroom, and in a beautiful area on Lake Champlain. Proximity to Burlington, the Ferry, and other area treasures was nice. I hope to return again in the future.

We loved the cottage - perfect for our getaway Anniversary trip to VT. Lovely setting on the Island and central to do all kinds of other exploring - Burlington, St. Albans, Stowe, etc. Very clean, exactly as advertised and great communication from the hosts. 5 stars!

Exceptionally clean and comfortable bungalow on Lake Champlain. Had everything we needed for our stay; just had to buy groceries a few minutes away at Keeler Bay. Met the owner, Don, who was very nice and welcoming. Highly recommend his place!

We had a wonderful stay here. The home is lovely, quiet, close to the lake, well appointed and comfortable. The breeze coming through the windows. Sunsets down by the lake. The hosts were very attentive, and they shared the bounty of their garden ~ herbs and tomatoes. I wish we could return, but even if we don't, we'll cherish the days we spent there.

We loved spending time at Don and Perky’s place. They are gracious hosts and the place is very comfortable and clean. The outside space is lovely and quite peaceful. The sunsets are spectacular. This was our first trip to South Hero and we will definitely return.

Don and Percy’s cottage is well designed, modern and has all the necessities for a wonderful stay. The cottage is beautifully constructed (by Don). We appreciated havin a full washer/dryer. The hosts were available to answer questions and provided some great tips for nearby biking and restaurants. We will be back!

The property is on Champlain Lake and we were able to use the kayaks. The area was very peaceful and we met the owner who helped us with some places to drive to north of the area. I would stay again, it was a nice clean house.

Sometimes you just need a comfy cabin for a workation on days when the outside environment doesn't comply with your desires. All the amenities are top-notch, and the lake sunsets and kayaks are just a short walk. Don and Perky are fantastic hosts.

Absolutely gorgeous setting with spectacular lake views . Modern efficiency and privacy. Close to everything magical about the Champlain Islands, because your nestled in the heart of them. Snow farm down the road was spectacular, even the convenience store a couple miles away can provide anything you might have forgotten. Best value of any overnight stay I have ever had. It's like being in the middle of nowhere, yet having everything.

We enjoyed a perfect quiet long weekend getaway celebrating our 30th Anniversary at this charming guesthouse. Don and Perky, our gracious hosts, communicated well prior to the stay and greeted us with fresh tasty apple turnovers and a welcoming overview of the area. When they learned we loved coffee and had brought our own they told us where to find a drip coffee maker, in addition to the Keurig (with K-cups) that had been laid out.
This dog-friendly property is located on peaceful South Hero Rd which is a bicyclist's paradise(low traffic, tree-lined, flat, with wonderful views of the water and plenty of picturesque farmland). This wonderful property was comfortable, tastefully decorated, and well-equipped. The kitchen provided everything we needed(plenty of pots and pans, oil, basic seasoning) to prepare the tasty fresh produce we picked up at the pet-friendly Burlington Farmers Market (Saturday's 9:30-2 PM). We particularly enjoyed walking the Champlain Island causeway, a beautiful, water-lined, car-free, rail trail beginning a few miles from the house. If you do stay here we highly recommend Wally's Place(3 miles away) for a breakfast bite (great breakfast sandwiches and pastries) and Two Hero Brewing (1.4 miles away) - tasty micro-brews with friendly staff. Hope to come back someday with our bikes.

The guesthouse was charming, comfortable and clean. And for us, a perfect spot from which to explore the Champlain Islands, spend an afternoon in Montreal, and see our daughter at UVM.

Just loved this cottage. Very clean and comfortable and perfect for our holiday get-a-way. The kitchen was well suited for our Thanksgiving dinner with our son and daughter-in-law. The location was great for taking the ferry over from NY. I would love to stay here again and highly recommend this cottage to anyone looking for a place in this area.

The guest house was wonderful! My husband and I rented it for a long weekend to celebrate our 15th wedding anniversary and we couldn't have asked for anything better. The guest house had everything we needed - including access to a washer/dryer. The fall colors were at peak during our visit, which we enjoyed. We spent our time exploring the area: downtown Burlington on the mainland, apple orchards and a winery on the island, a ferry ride over to New York, a drive to tour the capitol building in Montpelier, and last but not least - a tour of Ben & Jerry's headquarters in

We rented Don and Perky’s guest house, so we could visit with our son at UVM. It was the perfect spot; the access to the waterfront and gorgeous sunsets was the highlight.

We stayed at the property for the second time, and our family had an absolutely incredible time once again. The guest house is cozy and has all the amenities one could ask for. The location is really convenient, as it provides easy access to stores/restaurants/etc. Burlington is a short drive away as well, but honestly, we spent most of our time down by the water enjoying the incredible views, kayaking, fishing, and swimming.
Best of all, Don and Perky are so welcoming, flexible, and easy to work with… It’s almost like visiting family! Kids are already talking about our visit for next year. :)

The house was excellent and included all the necessities and then some. Gas grill. Washer/dryer with laundry supplies provided. Two kayaks with life vests. Don and Perky were beyond amazing and took great care of us during our stay.
