Nursery House is a Victorian villa set in its own stunning 15 acre private Arboretum (wooded gardens) just 55 minutes from London (Victoria/London Bridge) by train.
The ground floor has a large eat-in kitchen with an extending oak table seating 8-12. Sliding glass doors open out onto a paved pool terrace with outdoor pool, with 3 sun loungers.
With 1 double bedroom, 1 twin room, 1small double and 2 singles with 3 bathrooms, it would make a lovely holiday house for a family of up to 7 people.
The house is heated by Air-Source heat pumps which keeps the house at a constant temperature throughout the year. The ground floor has underfloor heating running under the oak floors and the upstairs is heated by wrought iron radiators. There are 2 television rooms for separate family viewing both with 42" flat screen TV's mounted to the wall. Both have Sky Q and the smaller room has a DVD player and PS4.
Outside there are 15 acres of wooded gardens with a variety of specimen trees, a listed oak-beamed summer house (perfect for bbq's) which has far-reaching views to the South Downs. The summer house has electricity and a fridge. There are also a range of children's amusements including a zip wire, trampoline, ping pong table, darts board, badminton as well as a drum kit and huge rope swing!
The picturesque village of Warnham is a short walk across an orchard and meadow and takes you straight into the village without crossing a road. The village has two good pubs, a butcher, church, cricket pitch and a village shop that has fresh bread daily. The market town of Horsham is just 1.5m away and has a large Waitrose/John Lewis/Sainsburys and many good restaurants and shops.
Warnham has a number of footpaths/bridleways which offer good walking and the garden borders the deer park at Warnham Court. Walking on the South Downs is 20 minutes away, or Leith Hill, a high point in the Surrey Hills (an Area of Outstanding Natural Beauty) is 10 minutes by car. There are various National Trust properties all within a 15-20 min drive including Nymans, which featured recently on the Antiques Roadshow .
There is a large un-fenced pond at the back of the property and the pool has no fence or alarm so this house may not be suitable for toddlers or very young children.

The house, considerably extended and refurbished in recent years was well equipped, comfortable and a delight to stay in. The extensive grounds of the 'arboretum' together with the pool, zipwire and well equipped summer house provided and excellent and secluded nature and wildlife adventure playground for my grandsons which is exactly what we were looking for. Good communication from hosts.

We came from Washington State to this lovely home for visiting time with our UK relatives. It is ideal for family reunions with the summer house -even with an occasional shower! Our grandsons loved it and there were good walks and space to spread out with the heated covered pool a bonus. It is perfect in every way!

We are a family of 6 and overall we had a very nice time at Nursery House. The property itself is charming and spacious with good facilities and a pleasant atmosphere. The pool was clean and a good size and even though our stay was in late December, the water was lovely and warm, although its temperature inexplicably dropped towards the end of our stay. However, even then it was adequate.
The vast grounds surrounding the property are a delight, although obviously much more relevant in the summer months. The owners were pleasant and helpful on the phone.
The only problem with the property during the winter is the heating system which didn’t warm up the house well enough for us. The system is aptly called ‘heatmiser’, an appellation it certainly lived up to. The internal temperature didn’t surpass 18 Celsius under this system and, although a small fan heater and portable electric radiator were provided, these are cumbersome and limited in impact. Upstairs, the radiators hardly came on at all and even when they did, they never get hot, leaving the bedrooms uncomfortably nippy. There are log fires downstairs that we had to resort to, but these emit smoke which is unpleasant to breathe in and leaves an odour on one’s clothes. At night, I would have to carry the heavy portable radiator up to ensure at least one warm bedroom - not something I think one should need to do if you are paying £3000 for 5 nights.
Overall though, we thoroughly enjoyed our stay at Nursery House which I’m sure in warmer months is an ideal family getaway.

Thoroughly decent family. Angus (top bloke, likes his rugby) showed us around and explained everything to do with the house, garden, pool, etc. Everything was as described and in order. The pictures don't do the place justice, you have to see it to believe it. Very peaceful setting with 14 acres of land to yourself, enough space to really unwind. The pool was just the ticket as temperatures soared to over 30 degrees whilst we were there. All in all an excellent place to stay and would highly recommend it to anyone .It's now on our return list if we are ever in the south of England.
