About this house rental
Flint Barn has taken us 2 years to convert into an award nominated 'old meets new' magical, modern living space. Warm, light, stunning views, eco friendly house, designed, built and finished to a very high standard. We welcome single occupancy guests, couples and up to 6. Ideal for Glyndebourne, Charleston, Brighton and Lewes. Ideal for walking, cycling or a rural retreat. Originally built of brick and flint, the green oak and floor to ceiling glass extension combines the old and new and provides stunning views of the South Downs. Architects Red Square Design combined with local craftsmen, using naturally resourced materials have created a tranquil yet interesting living space. Downstairs you will find locally fired Sussex clay tiles, underfloor heated by air source heating and solar. A full height, green oak living space creates a central living area with sofas, reading chairs, and a Morso glass fronted log burning stove. Combined with it’s new roof, fully insulated walls and floors, this is a truely cosy space but with amazing natural light and stunning views.
Open plan to the living area is a new fully fitted Kitchen and dinning space. A cosy TV snug adjacent allows family members to break away for quiet reading or a DVD.
We designed the Barn to be disabled friendly, so a downstairs twin bedroom is easily accessible to an ensuite bathroom with walk in (or wheelchair) shower and is easily accessible from the kitchen and living space. This downstairs bedroom can also be used as a day room with a large picture window looking directly onto the South Downs and the landmark of ‘Black Cap’.
Upstairs we have the master bedroom with a gallery window overlooking the living space, a bathroom (bath) and a spacious twin room in the eaves. We can add an extra bed to sleep 6 on request.
The interior designer has thought of details such as reading lights by beds and sofas, maximum views from all rooms, sumptuous curtains and a relaxed country feel.
This is an ideal property if you are looking for a quiet, rural retreat, walking, wildlife, pubs and exploring local culture, art and music.
The Barn is not only located in the South Downs National Park but in an AONB and ASSI. 20 min on foot directly to the South Downs Way, 3 miles to Lewes and 6 miles to Glyndebourne opera house and Charleston. We are also adjacent (200m) to the historic Warningore Wood, famous for its wild birds and butterflies. Alternatively Brighton is a 20 minute drive over the Ditchling Beacon or quieter beaches can be found close to Firle, Cuckmere Haven or Eastbourne.
Lewes market on a Friday and Saturday is a treat of local produce and craftsmen, the local Lewes cinema The Depot, provides a cosy but modern venue for supper and the latest films, The Jolly Sportsman is a mile up the road or The Bull in Ditchling with its newly refurbished restaurant are all easily on hand.
We live adjacent, but very separate to the Barn, divided by a flint wall and garden. As a garden designer and lover of hens, Spaniels, wild animals as well as a beekeeper, we hope you will find Warningore an interesting and tranquil place to be. The main garden open for visitors on request, however, there is outdoor space between the pond and the vegetable garden to sit and enjoy the sunset.
We welcome single visitors as well as groups and price accordingly.

I brought my family (wife and 3 young children) for a weekend getaway. It was just the perfect place … everything you could ask for in comfortable rural hide away … the place is so elegant, clean with all appliances that you could think off … the owners live near buy and are the most friendly and helpful people … will definitely come again

This was our second visit - the first having been a bit of a tease. Stayed 2 weeks this time - and were blessed with great weather which is always a bonus in the UK. Also got time to get to know the area where there's tons to do. Looking forward to returning, hopefully next year. Thank you Anna for creating such a beautiful home away from home

Lovely week in the South Downs
Wonderful week in April walking in the South Downs and visiting nearby National Trust properties. Excellent location walking from the cottage up to the South Downs Way, to local villages and to Lewes town. Several good tea rooms in easy reach too.
The cottage is very comfortable, well equipped and a lovely place to relax inside or outside at the end of the day.
Anna was very friendly and helpful. We always had a lovely welcome from the 2 spaniels when we arrived back.

Second visit - better than first!
We had stayed here previously in 2019 and loved it so much we returned in 2020. It was even better than last time. A lovely quiet property with all the details right! Even a hot water bottle provided! It will be hard to return to our own home! :-)

A nice quiet location
This cottage is in a lovely quiet location on a farm. It is extremely well-equipped and in our opinion was bigger than it looked in the photos. The beds are very comfortable, and there is a 'snug' with chairs and a TV apart from the main living room. The owner, Anna is very friendly. Overall we were very impressed and would happily stay again.

Wonderful rural base for exploring local area
A spacious well-equipped converted barn with a lovely garden area for children to play. Everything you might need for a short stay is provided and nearby pubs give you the option to eat out. A very enjoyable stay. Thanks.

Ein tolles , sehr schönes Haus. Sehr gute Lage. Auf dem Land im Grünen und doch in 10 min in Lewes. Ausgestattet mit allem was man braucht. Bequeme Betten , gute Raumaufteilung und einen grossen Garten.

Idyllic Getaway in the South Downs National Park
We had a delightful stay at the barn. It's a wonderful recent conversion with a beautiful garden and glorious views.
It was an easy 10 minutes drive to Lewes for the groceries and we enjoyed dinners at the local Jolly Sportsman and The Bull in Ditchling.
Checkin and checkout were simple and the hostess, Anna was very helpful.

Simply gorgeous !
A fabulous base from which to explore the area including walking parts of the South Downs Way. Flint barn was very stylish and exceptionally comfortable. The pub The Jolly Sportsman was a short walk away and served excellent food and very good value.

Perfect Base for Walks
The cottage was amazing! So quiet too. Had absolutely everything we could want including an extremely well appointed kitchen, very comfortable bedding and several lovely lounge areas all in a peaceful location. Hosts were wonderful! Can’t wait to return.

Lovely peaceful place to stay
The barn is beautiful, very comfortable and tastefully furnished. We thoroughly enjoyed our stay and had plenty of space for our family of 5 plus dog.

Well presented and in a stunning location
Really enjoyed the peace and quiet of this property and yet it is very close to Lewes. It has a very relaxing feel and is well presented throughout. On a chilly day the log burner is just lovely. Our dog was made welcome and there are nice walks from the cottage. Wished we could have stayed for longer

Sympathetically modernised barn in stunning location
Stayed here last weekend with hubby, daughter and boyfriend, son, mum and Mabel her dog! Stunning barn conversion very sympathetically and tastefully modernised in an amazing location. You drive through the main working farm up single track to access the property where there is plenty of parking directly outside. The barn itself has a fab glazed extension and internally is well thought out and has a feeling of quality. Hubby and I were in the twin room upstairs, which was very cosy but wouldn’t suit everyone because of the lack of head height. We met Anna and her husband and her 2 sons whilst we were there, they are all lovely and on hand but not intrusive at all. 2 lovely springers too! We drove into Lewes where there is a selection of pubs and reataurants, lovely town very pretty defiantly worth a visit. Wouldn’t hesitate to recommend and would definitely visit again. Thank you, we had a lovely weekend celebrating our sons 18th.

Great weekend in splendid barn conversion in sight of South Downs
The barn is beautifully designed and finished and extremely comfortable for 6. As well as underfloor heating, the barn has a woodburning stove. We had lovely sunny November weather and enjoyed a walk from the barn up onto the Downs and down to the pub for lunch and then back across the fields. On the Sunday we walked along the S D Way from Ditchling Beacon and then visited charming Ditchling and its lovely new Museum of Art and Craft. A memorable weekend.

Great weekend away!
Anna and Jonathan were great hosts and pretty much just left us to it! The cottage is lovely, really beautifully done and feels spacious. We stayed with two other couples, one toddler and two babies. The house was really well equipped, everything was there and plenty of shops in Lewes which is around 15 mins drive away. There are some really nice pubs within walking distance and our toddler loved exploring the farm - cows, chickens, dogs etc. We’re already discussing when we can go back, it felt like a true escape!

Beautiful, luxurious, idyllic, comfortable & peaceful
Our stay could not have been better!! The home, the towels, the sheets, the views, the animals, the hosts...everything was amazing!! We did take Anna’s advice, and stocked up on some food at the train station grocery (Waitrosse) because the house is quite far from “civilization”. Also, Anna was able to give me detailed instructions on traveling from London in the easiest and most cost effective way. We then got a taxi van from the train station to the house, and arranged with the driver to return us to the airport (Gatwick) a few days later. It all worked great!!
The setting is peaceful and relaxing, and the house is beautiful and comfortable. Anna and Johnny even gave us a ride into the neighboring town of Lewes, so we could have lunch and explore (and hit the grocery again)...I could have stayed there for a few days as well. What a charming place with lots of history!!
Our stay here came after spending time in London and Paris, and it was at the top of all of our lists (there were 6 of us)! We really hope to return again!! Thank you so much to Anna and Johnny!
