Puamana 9C is a roomy and comfortable retreat with easy walking access to the heart of Princeville! Your home base has two bedrooms, a living and dining area with lovely high ceilings, a fully appointed open concept kitchen, and three private lanais. From the second floor lanai you can take in views of the lush grounds and the ocean in the background! The ground floor bedroom is also air conditioned, a real luxury on Kauai.
Situated perfectly for you to have quick walking access to all that Princeville has to offer, Puamana 9C is a fabulous jumping off point for your island adventures. Anini Beach, home to Hawaii's longest coral reef and perfect for swimming and snorkeling, is just a brief 8 minute hike away on a shady path. The Princeville Shopping Center is just 15 minutes away on foot, and has a Foodland grocery store and all the shopping and dining options you could want! You can also visit the farmer's market every Saturday morning, and grab a bite before enjoying the free Saturday afternoon hula show. The Westin Resort is even closer, only 2 minutes walking, and offers access to a Starbucks, grab and go minimart, and upscale dining at the Nanea restaurant (head over for happy hour deals from 3-5!). For even more retail therapy and dining options, the picturesque island town of Hanalei is a 10 minute drive away, as are the iconic beaches of Hanalei Bay. For a quieter experience away from the crowds we recommend checking out the Kilauea Point Lighthouse and beautiful nature preserve just a short drive away.

We just came back from our stay. The condo is very spacious which worked well for our family of 5. The kitchen was nice and very well stocked with dishes, glasses, appliances, etc. We appreciated having beach chairs and boogie boards to use. The pool was nice and even though we only used it once, we enjoyed it. Garbage and recycling were very close by.
We did notice a bug issue which we found gross! We kept the kitchen very clean and still kept seeing bugs, we also found them in the living room, bathroom and downstairs bedroom. I did make the property manager aware. They stated that the exterminator had treated one day prior to arrival which I’m not sure I believe and would be sent back since I made them aware of the problem. I also noticed that the fans in multiple areas were very dusty. The first time we used the washer, I found a full load of towels and sheets left in the dryer, which then we folded and put away. Many of the windows didn’t close properly and had screens that didn’t seal which I’m sure didn’t help the bug issues. The thing that bothered us the most, were the bugs and seeing all the dust. The downstairs and stairs are carpet which IMO doesn’t work well when dealing with moisture and sand. I also was frustrated knowing how much the cleaning fee was and not feeling like the job was completed well.
This condo has great potential but needs some tlc. I hope that since I did make the rental agency aware, they will address many of the concerns.

For our family of 6 this rental was the perfect size. We loved the plants and animals around the property and the very closed proximity to the community pool. However, we were expecting forced air conditioning...not a single window unit in the downstairs bedroom and fan towers. Parking also became and issue because the complex was under construction and large lifts and trucks had taken up a large portion of the community parking spots. Thank goodness the community manager was a good sport about it all!

We loved how quiet this property is and how close it is to beaches and Hanalei on the North side of the island and pool. We didn't like how parking was difficult due to construction happening in the area and we were expecting forced air air conditioning, not a window unit in the downstairs room and air towers upstairs.

The property manager provided clear directions on checking in/out of the condo which made that process very easy and stress-free. The place was in a great location with a huge craft fair in the complex on Saturdays. The condo was spacious and clean and had a nice patio outside. The only cons were the roof was being worked on by construction workers, so there was a lot of loud banging directly outside our windows and there were small flies coming from the kitchen sink and bathtub drain, but that can happen anywhere and is an easy fix. Aside from those two things, this was an awesome place and I would stay here again!

The property was clean and well stocked. There was problem with the washing machine but the rental company addressed it promptly. We enjoyed the Dolphin restaurant and Postcards, both close by in Hanalei. Tiki Iniki in Princeville has great cocktails.

The first number of days (and nights) were just fine. The last four nights new guests arrived next door. They were loud, rowdy and drinking all night long in the parking lot directly next to the downstairs bedroom (where we were trying to sleep). It was particularly bad the first two nights of their being there. After the their first night of partying ( which started at 2am and did not end until 6am!!) I was able to connect with the manager and was told that they would be communicated with and the problem would not happen again. Well the next night it started up again at 1:30 am and by 3:00 am an argument and fight broke out in the parking lot. This time I called the police. They arrived after the altercation had finished, and the several young men who were involved, had gotten into their vehicles and quickly departed. Things were not as bad the next two night though they still continued to be up and making noise well past the quiet hour of 10 pm. In fact the noise and talking, yelling, clinging of empty beer bottles never began until well after mid-night. The stay in the condo was fine. The issue with the neighbors, and the fact that it kept happening, was terrible.

Our stay was good. There were some discrepancies between the pictures and the listing but nothing that hindered the space from being used. The a/c in the master was nice as we are from AK and arent as accustomed to the heat. The response time was very quick and check in was easy.

Great place to stay. Very clean and very well equipped. the condo is very conveniently located for all north shore activities. It is very easy to reach Hanalei beach and to plan your hikes to the Napali coast. It is also very convenient to walk around Princeville and to its beaches. The community is very quiet and we used the barbecue non-stop during our stay.

A very clean and comfortable condo, near to Anini and Hanalei. We loved the path down to the beach for a quick dip, although we are very active and definitely would not have taken our moms who are 70 and up.
The beach gear was plentiful (!!) and the kitchen so we’ll stocked, I feel bad we basically didn’t cook. Owners were very kind and communicative.
Location is great, and you would pay much more at a hotel.
It was just us, so more than we needed. Upstairs lift has a king and a queen, and we both remarked how comfortable the bed and pillows were.
The downstairs king with air con was nice too .
It was palatial for us but we were getting married so we loved the space, would be a great deal for a larger group or family.
We posted up family in two different puamana cobdos and was fun to cut through the grass to each others places.

Don’t be deceived by the first two words in property title after Puamana 9C – Air Conditioning. I chose this unit because of air conditioning. I didn’t read “Partially Air Conditioned” near the bottom in the fine print until we arrived. While anything over zero could be considered partial, the condo is about 975-1000 sq feet and the air-conditioned space is about 110 square feet That means 11% of the living space is air conditioned. The Puamana complex is over 50 years old. The kitchen has been updated as have the bathrooms. Originally, the much larger upstairs bedroom was probably the master and the adjoining bathroom is bigger. Unless you like going to sleep at 80 degrees or more, the upstairs bedroom is untenable. Also, don’t go by the pictures in the property description because the living room furniture, dinette set, and wall hangings are not the same. There were just two of us and we slept in the AC bedroom. It would have been miserable for two couples or more. Needless to say, this is the worst VRBO experience we have ever had.

This is a quiet and clean property with nice amenities. We are a family of four and everyone had plenty of space. It was a great home base to explore the North Shore beaches and sites.

Great property. Walkable to stores and Willey beach. Wifi was reliable. You could do remote work from here. Kitchen had everything we needed and the appliances were in good condition. The pool was a nice bonus. My only concern would be if you have young children because the kids bedroom is upstairs in an open loft.

The townhouse that we stayed in for the three nights was in lovely condition beautiful staff was absolutely wonderful and caring. However the online advertisement indicated air conditioning and there was only one bedroom with a portable air conditioner available for the entire townhouse which made the stay slightly uncomfortable.

Our first couple of days we had to deal with an excessive amount of flies. I mean excessive. We figured out they kept coming in from the old cheap window screens. Wetaped the down and it made a huge difference. I let property management know and they wanted pictures as proof. Ummm, I was busy killing flies while trying to make dinner. The last thing on my mind was pictures. I did take them later on if the dead ones I killed on the window frame with bugs spray. I'm sure I'm not the only who had this issue. We found a quick fix, you're welcome! We come to Kauai every year stay at different rentals. I understand I sects are a part of island living but this was not that. Place had other issues I let them know early on that was not big deal, I just didn't want to get blamed for it.
Other than that cleanliness was fine. Won't be staying there again however.

Excellent service from the property manager. He was extremely helpful to us. Overall the place was great and would recommend it but they need to take out the carpet that smells musty. Otherwise well stocked, comfortable beds, tons of DVD's, TV's in each room, air conditioning in one bedroom. The pool was deep and clean. Can walk to a lovely beach with calm water if you don't mind an uphill hike back.

Perfect size for family of five. The beds were comfortable and firm. The kitchen had all the appliances and supplies we needed, really nice knives. Location was great. Close to grocery and shopping center and there is one beach you can walk to which was so wonderful. Two complaints-one is that one of the living room easy chairs was broken and unusable which meant we did not have enough seating in the living room for all of us. The other is that there was no useable closet space in the downstairs bedroom. Half of it was locked and the other half had a carpet cleaner and other cleaning supplies in it. We had to keep our luggage in the living room under the stairs and could not really hang our clothes up. Overall it was a great place to stay and we really enjoyed our time there.

Overall my family enjoyed staying at this condo. The pictures are accurate and the essentials we were looking for were there that many of the other available rentals didn't have: two bathrooms (a must for more than two/three people), A/C in master bedroom (in April it's acceptable but would recommend another unit upstairs for the summer), kitchen with everything needed to cook meals, and a laundry machine. The reason for four stars for the overall rating instead of five was due to unforeseeable issues I wouldn't fault the rental company for. For the last two days of our stay we got a notice for pest control service inside (meaning we would need to adjust our schedule) and a notice for fire hydrant testing that would cause parking availability problems. HOA/condo notices isn't something we normally think about when planning a vacation and is not limited to this one rental. Also, this is the tropics, there are pests everywhere so the routine pest control is a good thing. There are a few maintenance items that need attention, but the management company has the short list. They were responsive to the one thing that needed to be taken care of while we were there, so I have no reason to doubt they’ll take care of the rest. From reading the rules sheet I can tell the owner really cares about their property and keeping it maintained for future guests. We're considering listing our house for vacation rentals in the future and I'd do the same. Lastly, this may seem obvious to 99% of us vacationers, but this is a friendly reminder to use the right detergent in the right appliance. Whoever rented this unit before used laundry detergent tabs in the dishwasher. None of us got sick from using the dishes cleaned in the dishwasher. However, if you rent this unit and the smell is still there, make sure to hand wash the plastic dishes as the smell leeches into them. Don't let this deter you from booking, but check with the management company first to see if it's resolved if it's of concern.

We had a nice time in Princeville at Puamana 3c. It was pretty rainy, but we were able to enjoy our time, regardless. The unit was fine, esp. once we figured out that opening all the windows and the front door was the way to get the air flow working. There is negligible air conditioning - the window unit in the master was okay, but the unit as a whole is just pretty warm because of the loft. The best option is to open everything up and get the crosswind going.
The bed configuration was perfect for my family. My kids appreciated their own space upstairs complete with a full bath. The unit is on the dark side - there's not a lot of lighting outside the kitchen area.
The patio area was great as were with boogie boards in storage. The hose on the patio needs to be replaced - the output has sharp metal like it was broken off or something.
We enjoyed daily wildlife visitors. Plan on a rude rooster alarm clock daily - one in particular made it a point of being right outside the patio painfully early.
The reason it isn't a five star review is that we ran into a washer problem - apparently the previous renters discovered it didn't work but the property management company didn't communicate that to us. We ran a load...and it stopped while full of water. It happened on Sunday, so we tried to troubleshoot and called on Monday to discover they already knew. Grrr. They they suggested that they'd credit us $100 for us to do the laundry in Kapaa - half an hour away. That didn't work for us, so they arranged for laundry service instead. That happened twice, which worked out, but was far from convenient and not at all what we were planning on when we packed. Had they informed me when they called to confirm that we had all the check in info the day before we left, we could have adjusted our packing. As it was, it ended up fine, but added unnecessary stress to our vacation.

The proximity to Hanalei and Anini Beach were particularly great. The house was as described. Clean and organized, and the property management company's communication was timely and thorough. The only downside was that there was carpeting and the barcaloungers were a bit grimy. I'm personally grossed out by carpet, so if that doesn't bother you, you'll be fine! Otherwise, we had a lovely stay!

She stayed in the downstairs bedroom and I slept in the upstairs room which is a loft with two queen beds and it’s own balcony. This place was well appointed and had every single thing that you could want or need. The place was clean, nicely organized and labeled accordingly. I really loved this because there is no guessing about anything when there are labels telling you how something works. I loved sitting in the recliner chairs downstairs and just listening to the trees rustle in the wind or the rain. The island had a lot of roosters so their caw was never too far away.Sometimes we were greeted by them at the sliding glass door. The unit was close to a walking path that took you down to a beach. I was able to walk this path and make it down to where some family was staying on Anini road. The grocery store and a lot of cool shops were just around the corner. There was a nice coffee shop there too. We frequented Hanalei which was just down the road too. We couldn’t have asked for a better location. The management company was very responsive. I had some trouble with the app and they immediately replied by email. My only real critiques were more of the management company than of the unit. I will say that the app, some of the many many emails we received or what the owner had labeled had some inconsistent information such as the WiFi password. A few days before We left, I got a message in the app saying that we needed to print the parking pass but this wasn’t true, the parking pass was in the unit. I’d called and asked if the unit had a Keriug (so I could bring some coffee pods)and I was told No there was only a standard coffee maker but there was a Keriug along with a standard maker and even a coffee bean grinder. These little inconsistencies weren’t a huge deal. They didn’t impact

The location was great and parking was easy. It is close to the pool but we were sad there wasn't a hot tub. The AC is only in the downstairs master bedroom. A better location would be in the two-bedroom open-loft bedroom upstairs so cool air could flow downstairs or they should get a second AC unit. Lots of window vents which helped but on warm days, more AC would be nice. I had to pay for a day of cell service to get the door code, so get this from airport Wifi before arriving. The kitchen was well stocked and great TV's for watching. We had plenty of space. Due to heavy rain and flood, access to Hanalei Bay was closed for several days. Clean and well maintained.
