The location
Outdated. Weird check in set up. Parking spots are not made for larger vehicles.

Great location! Easy to relax. Beautiful beach..Close to active small town. Nice porch, decks, and views. Bathroom shower and toiletries were very nice. Morning breakfast was really a bonus… tasty assortment to choose from.

Great tea and Coffee. The breakfast could be healthier, Wish to have less sugary and white carbs. Maybe one non cow's milk product for people are lactose intolerant for their cereal and oatmeal. Thanks.
We liked everything! The place is very clean, cozy. Very good staff and hosts. Morning living room with soft music with the view of the ocean, makes stay very relaxed and pleasant!

NEVER in my life, I had such TERRIBLE VALUE-FOR-MONEY: This hotel is a nice little guest house with simple breakfast, queensize beds and plastic chairs. Yet, the price is equivalent almost to the New York Peninsula! Cape Cod is an expensive place, but this small hotel is just a TERRIBLE RIP-OFF! Knowing this, the money-greedy owner ensures payment-in-advance and does not allow for cancellations. HANDS OFF!

Upon our arrival there was not any staff available to greet us or show us where our accommodations were. This is suppose to be a resort and there was no one available to set up chairs and umbrellas that were wet greasy and full of sand. Other guests used a shovel to set up there own. This place is not worth the resort prices they charge. I spoke with the manager Gretchen and she made every excuse in the book. One of the hosts that we did eventually meet said that they barely hadn’t had any repeat guests. Gee I wonder why. I know we will never return. They should be ashamed of themselves in calling this place a resort.

Considering the price we paid I would have liked some more overall attention to details, from the level of noise in the rooms -basically you can hear everything happening in next room and in the hallways which can be also loud given that there is no staff at night to check. Also, we had to wait until 9:30 in the morning that one guy who does the rooms would open all the umbrellas in the patio - again, I could open those myself but what if for some reason I wasn’t able to and I wanted to enjoy my 600 a night morning coffe looking at the ocean? after all, there isn’t so much else to do other than sitting on the patio. The breakfast was ok, there is food but was not the continental breakfast expected. the fruit bowl was amazing though. The private beach needs a lot of love, the sand is not clean and the furniture have seen better days. it’s unfortunate because the potential is very high.

it was beautiful and traditional. captures the culture of the area well. right off the private beach.
everything was fine however I did expect a nicer breakfast. it feels like that was shortchanged. they only had some pastries. boiled eggs. oj did not taste good. strawberries had mold on it. I would have expected waffle maker. more variety of things such as fresh fruits etc. I was definitely disappointed with this breakfast. I hope they make effort with it. it’s a big staple of anyones morning at a place like this.

The continental breakfast was adequate, if I was to look to stay again this would not be a selling point though. The staff was very friendly and accomodating. The room was a generous size and the bed was comfortable, the bathroom was small but more upgraded than the room. The knotty pine wall treatment was very Cape Cod but made the room dark, also the only one window with that which was described online as "water view" was barely that. The common areas and deck to beach access is the best feature of the property by far. Check in at the In town property was efficient and easy. dedicated parking was tight but easy to manage.
I would book a room on the upper floor if I was to stay again as you hear every footstep above you.

Breakfast was amazing, good variety, delicious. We loved the relaxed atmosphere, the location, the clean and comfy room, the view and the beach. We really loved the porch and the chairs so we could just sit and relax. We loved the walking distance to go to shops and restaurants. Doug was friendly and a great host, answered lots of questions and knew everything about the area. We hope to come back again!

Perfect location on a beautiful beach with a few block walk on quiet streets to reach town.

The location was lovely. It is right on the beach. The neighborhood is quiet and peaceful. Access to the town area was within walking distance. The staff were helpful.
The only issue was the parking. That is on me though. Some guests had very large vehicles and I don't work well in reverse :)!

Breakfast buffet had a large variety but was the same every day, with enough choices that you could mix it up a bit. Coffee was hot, plentiful and delicious!
While parking was available, it was extremely tight and tricky to navigate.

We stayed at the Beach Club. Breakfast was very enjoyable...views of beach/sea. Coffee always hot & good; a different daily quiche was an added bonus plus fresh fruit plates, croissants, bagels, make-your-own eggs, etc.!
Staff was always friendly & helpful. Grounds were lovely--you had rockers on a covered wrap-around porch; 3 different deck-levels to choose from and an easy walk to the beach & ocean with beach chairs/loungers. Plenty of beach towels always available. Situated within easy walk to center.

On the beach and close to Main Street which offers several restaurants and shops. The deck directly on the beach is perfect for listening to the waves, or watching everything you expect to see on the beach including awesome sunsets. Can’t wait to back.
