Located in New Hampshire’s majestic White Mountains, this1860’s farmhouse is charming, and beautifully decorated. Home has been thoroughly updated, but its white clapboard siding, green shutters, wallpapered rooms and farmhouse moldings, still exude New England charm. Set in a peaceful rural area, atop a gently rolling knoll, the fresh, pine-scented mountain air is exhilarating. The front porch has a stunning, view of Mt. Kinsman. Kitchen has dishwasher, microwave, toaster, blender, coffee pot, coffee grinder, crock pot. Dine with Towle flatware, Blue Willow china, stemmed glassware. Kitchen table is perfect for casual or gourmet dining. Pantry has antique cookware, Dutch oven, cast iron skillets, lobster pot, vintage "Sunbeam" mixer. Living room has a Piano, electric fireplace. Family room has large bay window with forest view, comfortable seating, electric fireplace, Oriental rug, wide-pine floorboards, 47" HDTV & blu-ray. Four bedrooms, (2 on each each floor) and a bathroom on each floor. Forced-air heating. First floor bedrooms have new Beautyrest mattresses. Front-loading washer/dryer in basement. Three of the four bedrooms are air conditioned.
Backyard has Weber BBQ, picnic table, private deck for stargazing, and a hilltop bench for quiet reflection. Outdoor games include, badminton, croquette, horseshoes, whiffle ball and volleyball. Backyard is perfect for birding and wildlife viewing, which may include bears, deer, moose, wild turkeys. On clear nights the dark country sky is flooded with stars!
There are hiking trails, rock climbing and Cannon Mt. nearby. Fishing, biking on quiet country roads, country-inn dining, golf and tennis, horseback riding, antiquing, country-inn dining and covered bridges. Franconia Notch, Cannon Aerial Tramway, White Mountains National Forest, all await. Nearby Echo Lake has sandy beach, picnic tables, kayaking, swimming and boating.
Other nearby activities include, airport w/soaring and bi-plane rides, kayaking, canoeing, fabulous fall foliage. House is 15 minutes from Cannon Mt. Ski Area, 30 minutes from Loon Mountain, plus many other ski areas, all 2 hours or less.
Large yard is a birdwatcher's paradise: blue jays, robins, downy woodpeckers, crows, chipping sparrows (sound like chipmunks), black-capped chickadees, wrens, mourning doves, cardinals, goldfinches, flickers, brown creepers, least flycatchers, cedar waxwings, yellow belly sap suckers. Woodcocks and wild turkeys have all been sited.

We stayed a long weekend for my husband's birthday. It was absolutely perfect! The home is clean and had so many tasteful details and extras. We never wanted to eat outside the house because the kitchen (and the great food selection at the Littleton Food Coop) just made me want to cook! The view was our focus during morning coffee and evening drinks and surprisingly, we didn't get attacked by mosquitos! We even walked our kids down to the waterfall/swimming hole which was a great way to cool off in the heat of the day. At night it got cool enough to sleep comfortably with the windows open, so we never used the ACs, but its a nice thing to know they are there just in case. It was the first time in a long time that I was sad to be leaving and going home on check out day. There is something VERY special about Freeland Acres. I hope to return again and again.

We traveled to Franconia, NH to be near the 100% zone if the solar eclipse. The property was beautiful, clean and welcoming. There were 4 large bedrooms, an eat-in kitchen, 2 living areas and a big porch. We woke to the view of one of the nearby mountains and the yard was large enough for us to practice some snow shoeing. Cannon Mountain was right down the street, and we were close to Bethlehem, Littleton and Mount Washington. The owners were very communicative and even called the land line to make sure we were okay. Would definitely stay at Freeland Acres again. Thank you!

We had a wonderful Thanksgiving week at Freeland Acres. The house was impeccably clean, well maintained, and well stocked with kitchen equipment, linens and games. There was ample space for 6 of us - 4 adults and 2 teens. It’s very convenient to Sugar Hill, Franconia, Cannon Mtn, and, a little further, Littleton. The backyard is nice and big for playing games. It was a cold week so we didn’t get to take advantage of the lovely outdoor space much.

Freeland Acres never disappoints! The hosts are very helpful and always available to answer questions. This was our fifth visit to this charming country home in a sparsely populated area in the beautiful White Mountains.
The house is tastefully appointed and decorated, which is warm and welcoming.
Several good friends join us from several other states to enjoy hiking in Autumn color and discovering small, neighboring towns.
Looking forward to our next visit!

Wonderful family vacation. We enjoyed the badminton, s’mores on the fire, rocking on the porch, playing the piano and playing clue! All in between great days out in the mountains. Great location. House very well equipped for cooking. We hope to be able to return. Thank you!

Serene Spot
Our family thoroughly enjoyed our stay at Freeland Acres. While it's not what I would consider truly "rustic," like a camp, it does show its age. The floors definitely tilt to one side, especially in the hallway and on the porch. The internet service is spotty and there is that smell that the house has lived a full life. We find it charming, but those looking for 'modern' should look elsewhere. The views are beautiful and there is plenty of room out in the grass for kids to explore and play games and enjoy the firepit at night when it becomes chilly. It's like stepping back in time, but with the added convenience of a washer/dryer, dishwasher and frig. We loved our quiet spot and appreciated that it was within 20 minutes or so of attractions such as hiking to see waterfalls, ziplining, and horseback riding. Sweet and serene.

Nice place
Old farm house in a good location for exploring the white mtns. We enjoyed our stay, the place has most everything you need. No ac except on two bedrooms. It was hot while we were there but it cooled off quickly in the evenings. Quiet at night and you can see the stars. You do have to take the trash to the recycling center down the road and it is closed 3 days out of the week. Market nearby with a good selection of groceries.

Repeat visitors
During our stay we felt very comfortable in the peaceful surroundings. The farmhouse is meticulously decorated with careful attention to detail, including framed art, antiques and piano. It has a fully-functional kitchen. Morning coffee in the front porch rockers, facing the striking Kinsman Mountain, is a delightful way to begin the day! We highly recommend Freeland Acres !

The property was fantastic for our family. Bedrooms were perfect and situated on one side of the house with bath, upstairs bedrooms with bath was very convenient as well. Music room was a fantastic playroom for the babies where we could spread out their toys and still have the den for adult conversation.

Week in the mountains
Property as advertised except the AC is only in two bedrooms not the whole house. If you don’t mind cleaning up after yourself - including a trip to the city dump - you’ll enjoy your stay. Spent many hours on the front porch watching the clouds pass by Mt. Kinsman. Close to hiking and the Notch. Good grocery store in the Village.

Absolutely perfect!
Our family of 4 (kids age 10,13) stayed at Freeland Acres for 4 nights as a fall getaway. The house is warm and cozy and feels like you are visiting an old friend. No typical sterile rental property here! It is absolutely perfect and the owners are lovely. We hope to return again to this little slice of paradise in the White Mountains again!

Heaven on Earth
From beginning to end the rental process was easy. The property was very clean and had all the amenities needed for a stay. The home is packed with things to do - games in the basement and puzzles in a cabinet near the television. Every window in the house has a lovely view...and the yard is a great place to spend time to sit and enjoy the peace and nature. There's a lovely market a short distance away, and I was thrilled to find we were only a few miles from Robert Frost's home. It is easy to see why the area inspired such beautiful poetry! I only wish we had more time to stay longer - and I hope to return someday!!

Home away from home
My family and I stayed here mid-week for a quiet and outdoorsy vacation. The historic farm house was charming and comfortable. It suited our needs well. We enjoyed the porch and it’s beautiful view in the evenings, and we hung out in the family room playing card and board games. The home had a lot of characteristics that reminded my of my grandparents farm house—it brought back many memories. The location was perfect for our planned outdoor activities. It was perfect, and we enjoyed our mountain retreat! Thank you!

Relaxing week at Freeland Acres
We had a nice time. We were able to hike and loved the falls and swimming hole within walking distance. The weather wasn't nearly as bad as predicted and often cleared enough toward the end of the day so we sat on the porch each night with views of Mt. Kinsman. We really like the property - the back yard is also really beautiful with lots of grass and a magnificent pine smell. The house is clean and has everything needed for a comfortable stay.

Ideal location in the White Mountains
We stayed almost 3 weeks at Freeland. Carole and Susan were extremely friendly and responsive as hosts. They provided a lot of information as to things to do and shops in the area. The house is ideally located near Franconia, Littleton, and Lincoln. Easy to find. Lots of space and rooms. It’s an older house but well maintained. Air conditioning in the main bedroom downstairs and one up stairs. But if you open windows you get a nice breeze. Lots of bugs around the house and some in, which is inevitable in nature. There was bug spray in the house and we had some of our own. Take with you as you explore area. The property is big and could walk around the yard. There is lots of hiking nearby. And a secret stream a short walk away. As well as a curated field you can walk through for strolls.

Quiet and beautiful
We thought the house was well equipped and comfortable. For me, I have some mobility issues and the steps to get on the property and the taller steps at the door were difficult.
We thought there could be a problem with road noise but once the the house, we didn’t hear cars at all. Quiet peaceful. The beds were comfortable, plenty of hot water and comfortable furniture. We weren’t there much except the evenings as we came to see the fall foliage and we sure saw it. The drive to the house was beautiful but then we took some of the more celebrated and suggested and it was amazing.
We enjoyed the cog railroad and hit it on a beautiful day and could see forever. Then we did the lunch trip on the Conway scenic railroad. Had lunch in the dome car and it was worth it. Beautiful day and wonderful trip. Highly recommend both.
