Private tennis courts are a 2 minute walk from the house. South Cape Beach (warmest Cape water) is just 3 miles away.We are located in Mashpee (near the town line of Falmouth) about a mile from New Seabury, two miles from Christ the King Church in Mashpee, six miles from downtown Falmouth, and 12 miles from Hyannis. We are a 20 minute ride from the Bourne Bridge and Water Wiz Water Slides in Buzzards Bay. Extensive outdoor shopping malls, grocery stores, movies and restaurants are within minutes.

Positives: communication with the owner; wifi; AC and location. All of these were very good. Negatives: the house is in need of an update, as well as the furniture . Everything felt quite old so even though everything was clean it didn't feel fresh. Be aware of the “bring your own linens”—which is the first time I have encountered this policy.Even though I paid the extra for linen supply, none of the upstairs bedrooms had bedding on them—I had to make up the beds myself upon arrival.

Great vacation location for a family. Plenty of space, clean and a great location! The owners are very efficient and short stays are easy. Plenty of restaurant's up the road and great shopping at Roche brother's.

We came in unexpectedly for a celebration of life. This cottage suited our purposes.
It was so well equipped that we only went to the Stop and Shop for about 5 items.
The cottage is well situated but you definitely need a car.
Diane the host/owner was very responsive. I'd recommend it this property.

We had a great stay in Cape Cod and this place was wonderful as our homebase. Had everything we needed. Communication was great even with a little bit of a mixup on our part with how many people were staying. Great neighborhood and plenty of room for our family of six.

This wonderful property in Mashpee fit the bill to a T for a comfortable, quiet and pretty spot both for vacationing in Mashpee and as a hub from which to explore.
Diane has thought of everything, and all we needed to bring were sheets, towels and groceries. The home is well-decorated, and the lay-out affords both community with your family and privacy when one needs downtime to recharge the batteries. We enjoyed the beaches, restaurants, hikes and shopping of the Mashpee area. It is a quick drive to Wood's Hole to visit Martha's Vineyard and Nantucket, and getting off the Cape to go to Boston, etc., was very convenient.
Diane responded quickly to my questions (the answers to which were in the follow-up email that she had sent, make sure to watch for that), making sure that we were comfortable with air conditioning and powerful fans, and the tourism materials in the house helped us spend our time wisely. The WiFi was solid, and she left us good instructions re: accessing TV and streaming services.
I am pretty new to Vrbo, and Diane was very helpful. Don't miss Moto for pizza, we loved Old Silver Beach for it's sandbar, small waves and Burger Shack, and the outdoor shower is wonderful. We loved listening to the frogs at night.

Not only was the property just as described and in a nice quiet neighborhood, but I was most impressed with the communication from the owner. She took great care in reaching out to ensure all was as described and to our liking. She went above and beyond to respond to questions re: the area and must haves in our travel agenda.
We are already looking forward to returning next year!

We had a great stay. This was a last minute booking for us and it totally fit our needs. Nice restaurants nearby, easy drive to the beach and the supermarket is 5 minutes down the road.

We enjoyed our stay at the home in Cape Cod. The house was clean and it is in a beautiful neighborhood with shopping and restaurants within a short diving distance. Wonderful back deck along with a clean outdoor shower. Simple check in and owner was easy to communicate with before and during the stay. Only small issue was we had difficulty getting the bedroom Roku remote to operate the TV. Otherwise fantastic experience.

Our stay at the Mashpee house was very relaxing; our family of 4 adults and 2 kids was very comfortable, had plenty of room to play board games, read and relax. The outside shower was especially appreciated, as was the AC and fans, as our weather was quite warm. We had a blast!

House was very spacious and extra clean. The property is located in a cul-de-sac in a very beautiful, quiet and safe neighborhood. We felt very at home staying here. Communication with the owner couldn’t have been better.

Property manager gave us all informations we needed to spend a nice stay. House is well equiped and clean. To improuve the experience, I suggest linens have to be provide for all guests and their washing have to be included, espacially if guests stay a short time.

Our group included 4 adults, and we enjoyed staying in Seabrook. The house came with everything we needed and that was advertised as offered. Some of us hooked up a computer game to play once in a while, we cooked, we BBQ'd, sat on the back deck, and hiked and biked on the trails in the woods. We know the surrounding area well, and wanted to visit certain restaurants and beaches. Also, a few of us had to work, and the wifi worked so we could join workshops and webinars. South Cape Beach is close by, and so are Falmouth and Mashpee Commons.

Place was clean and owner was very helpful and communicative. It worked well for our family with 5 adults and 1 teen. Outdoor shower is a great idea.
Only wish the hot tub was available for use and one suggestion is to have a hair dryer available for guests as well.

The property was very clean upon arrival. All information needed regarding what was provided and what we needed to bring as well as information about the area was provided by the owner. She was very easy to get ahold of, and very quick to respond to email or voicemail. The neighborhood is lovely, and we enjoyed the beach! We would stay again.

My family And I stayed at this property for two weeks in mid summer. It was about a 10 minute drive to the state beach which was lovely and very kid friendly. It was also about a 20 minute drive to the shops and restaurants in Falmouth in about 45 minutes to Chatham. Very convenient for doing day trips or even half day trips to different parts of the Cape. The owners were very responsive and communicated often. We had a slight mixup at check-in and I didn’t have the code. Turns out the owner had emailed it to my work email address and it wasn’t accessible through the Vrbo app. But we worked it out and it ended up being no big deal in the end. The house was comfortable, air-conditioned, had a good washer and dryer and we enjoyed the outdoor shower every day! A couple of detractors: the sun was so hot and strong on the deck around dinner time that we couldn’t eat outside, and the kitchen table has benches instead of chairs on the sides which were very uncomfortable if you wanted to sit for more than a few minutes. Rainy day games were tough on the benches so I would suggest they replace with chairs. I knew going in that we had to bring our own sheets and towels but in hindsight it was too inconvenient so this might be a deal breaker for us in the future. Other properties where we’ve stayed have provided them so I think this is an opportunity for the owners to improve the experience. On the plus side they provided beach chairs and a small beach umbrella which saved a lot of room in our car and the kitchen was well stocked with everything we needed. Also, the TV in the living area is Smart so we could stream our favorite shows. Overall, a sold four star stay.

The place was clean and large enough for the four of us. The owner was easy to reach and communicate with. Beach umbrella and chairs provided much appreciated.
The decor is dated though - we could see that on the photos but the mattress in the main bedroom was not comfortable (too soft for us). We did not like the 10am firm check out time. It kills the day, especially considering that we had to clean the place-I mean clean the grill, wash the dishes and put away etc. This also begs the question why the cleaning fee is so high. We have a larger place we rent out, also in MA and charge just over half of the amount, and we don't ask the renters to do as much. Tennis is offered but there is no key/pass left for us on bulletin board as instructed. To sum up - we enjoyed the stay but certain aspects are just inconvenient, granted some places are more renter-focused than others. For example: we had to bring our own toilet paper and bed sheets/pillowcases for all the beds except for one. In my view-when you rent your place you've joined the hospitality business, and making it convenient for your customer is not discretionary. Of course one doesn't have to, but then one can't expect a great review either.

The house was clean and updated with all the facilities you need for a short stay like we had over the Labor Day weekend. The 2 families with 4 kids in total had a great time exploring the Cape Cod bay, Martha's Vineyard and the National Seashore. We received great tips from the owner who was in touch via phone, email and text. Overall, a nice trip and we will look forward to coming back to the area and have an extended stay.

We spent a wonderful and very relaxing 10 days in Diane's Mashpee house. Situated in a quiet cul-de-sac, the house was spotless and comfortably furnished, and had everything we needed... for cooking, grilling, and day trips to the beach (beach chairs and umbrellas). The back deck and outdoor shower were both great. South Cape Beach is a 5-10 minute drive in one direction, and Mashpee Commons (shops and restaurants) and supermarkets are a 5-minute drive in the other direction. Diane is a very attentive and responsive renter, and checked in by phone and text on more than one occasion during our stay to see if everything was okay, to offer suggestions for local sights, etc. Highly recommended.

I love this place, it is a very comfortable house, pretty garden, a big deck with grills and an outside shower where you would take a shower after coming from the beach so you won't have to worry about sand in the house or floors.
This house is located in a quiet neighborhood, so if you'd like to bring your bike , you would be able to ride it in the community, it is also very close to multiple beaches. It's location is a 30 minute drive to Falmouth and Hyannis, where you can take a ferry to spend a day in Nantucket or Martha's Vineyard, and a day trip to Provincetown is worth the drive. There are nearby grocery stores, shopping and lots of great restaurants.
The house is very well maintained, clean, has TV's in at least 2 bedrooms and the living room (I can't remember if there was a tv in the third bedroom because we didn't use that bedroom). The kitchen is well equipped with coffee maker, dishes, glass, baking pans, pans, etc.
The owner provided us with brochures of different places where to go, and things to do in the area, her customer service was excellent.
I am waiting for my kids to come visit to take them there.
I definitely love the place and will highly recommend it.
