Very cozy little cabin clean nice outside fire pit area everything we needed

This was a cute little place to stay. It's one of the few where you're allowed to have guests join you for a cookout. I grew up in the area, and it's so nice just to be able to have my family up to visit. It was in a quiet neighborhood and just a few minutes to the lake.

Place was way to small in bedrooms and bathroom. Very very old furniture. Bed was old and way to small for my husband that is 6'1". Bathroom was so small could barley brush your teeth without hitting the walls. Sign up saying not to flush unless went no. 2. Overall place nerds alot of work. We actually checked out 4 days early. Tv reception was in and out. Trash cans were full outside had to wait a week for pickup and had to have them come and cut grass. For the money charged was not impressed.

Perfect little cabin in a cute neighborhood. There were plenty of cookware and supplies such as extra bedding and towels that made the stay more comfortable. Yard area was super spacious and the fireplace was awesome! Host was very responsive and left clear instructions that made check in and use of the property easy! Definitely recommend!

This was the perfect cabin getaway for us 4 gals. Great location, can walk to beach, Sherman's and stores. We had a fun and relaxing time grilling and hanging out at the firepit. The owners were wonderful to work with.

Mom and daughter alone time
Vrbo never disappoints. What you see is what you get. Place was perfect for us. Fair price, comfortable home, beautiful surroundings.

We did check in early, owner did showed up to clean up from previous guests. Overall cleaning is not up to par.We were not told prior to check in that you could not drink the water. Showering left us smelling like sulfer. Current condition of rental is not represented in VRBO post. Pictures must be from a few years ago. Owner was very nice though, he welcomed us with a bottle of wine.

Craig’s lake stay
House was not a house but an RV with an addition to make it bigger. Bathroom a d bedroom the size of a closet. Broken doors and didn’t look freshly cleaned. No hot water!!! Will not book again.

Ideal place for relaxation
My family and I spent 5 glorious days at Dave and Matthew’s cabin at Caroga Lake. It was big enough for all all our family 3 adults, 2 kids and a dog! It was like a fancy camping site: nice hot showers, stove, microwave, indoor bathrooms, fans and even TV and wifi !!!!
Dave was quick to reply when we had minor issues in the beginning of the week and all was fixed.
Their cabin is within walking distance to the great, quiet and clean Caroga Lake. We all biked to the lake and around the lake daily. We also went to the marina and rented kayaks!
The highlight was that our beloved furry family member could swim with us at the lake !!!!
We had an amazing time and would certainly recommend anyone who would like peace and quiet to visit this location !

Owner forgot to send access instructions
Hot water heater was not working and water was Luke warm could barely take a shower owner notified on day1 and made no effort to have repaired till after we left a week later

103 Balsam has everyhing you need for a great mountain lake vacation !...the property has everyting and is well kept, organized and "camp homey ".. kitchen (awesome) beds(wonderful)TV/internet(top notch)fire pit,gas grill, picnic area(A++)shower/toilet/bathing area (A++)games/videos/local literature(A+).....pretty cool neighbors, they all wave and say "hi"....restaurants, groceries, camping necessities ,golf all just around the corner.....

Cozy Cabin Getaway
What a hidden gem! We had everything we were looking for within walking distance (the lake, firewood, dollar general) and a short drive away from hiking spots and ice cream! We will definitely recommend this spot to friends and return for another stay! Thank you Dave and Mark for your hospitality, accommodations, and timely responses.

Graduation Vacation
While it was clean & quaint, we had nothing but bad luck issues..No hot water for 2 days, leaking kitchen sink, mud backed up in the shower, broken water pipe outside, sewage backing up in the yard, and the toilet stopped flushing. We left for our home in Florida after 10 of our 13-day stay. There were repairmen in and out for at least 6 of the 10 days we stayed. We lost valuable time with our family because of all of this. We waited 2 years for this vacation….

Great Location for hiking and water activity
The camp is minutes away from many lakes and hiking trails. State routes 10 and 29A are very close as well and the nearby Dollar General store was so convenient. The camp is comfortable and Dave was very helpful. The passageway from the master bedroom to guest room 1 is dangerously low. A protective piece of foam on the head knocker would have been nice. The camp is challenged by rodents. The owners are clearly working to resolve this and its unfortunate more success wasn't evident during my stay.

Hot shower with great water pressure. Very comfortable bed. Kitchen adequate for our needs. Not far from attractions. Only 2.5-3 hrs from home

Really loved our time at 103 Balsam
Just a great place, fit our wants perfectly, location, location, location. The neighborhood is great, a real neighborhood, and so handy and convenient. A short drive to Campers Corner where you can get fresh and hot donuts at 7 AM every day. Ten miles to Gloversville and a great breakfast at Gloversville Palace Diner or a lunch of pasta fazool. Old time diner with great food. Dave and Mark are very helpful and great hosts. We had a woderfull twoo week stay at the cottage.

Cute little place near the lake
We enjoyed out stay Caroga Lake and had no issues checking in or out. Everything we needed was there and had no issues. One thing to note is the bathroom is a bit tight to get into with low narrow doorways that could be tough for larger/taller guests. I'm 5'10 and managed to bump my head once going between rooms. Wood pellet stove kept the place warm during our stay and was happy with the rental for the price.

too bad we were there for a funeral. the cabin was wonderful. the pellet stove kept us warm. coffee , bedding, and towels were a great help. i was helped greatly with last minute communication with the owner

Perfectly cozy, rustic country camp near the lake
The cabin was well described and fit our needs. As described the bathroom is a bit small, and the toilet might need a new bolt as it's prone to rock, but the shower is WONDERFUL!
It's a small cabin, and we're both tall so we knocked our noggins once in a low spot, but we appreciated that the pellet stove could keep the whole cabin warm when it fell below freezing our first night!
The owner will tell you to print out the rental instructions-- do it! :) It was my first trip ever to the Adirondacks and I didn't realize I would have NO cell service, so I had to call when we couldn't find the key-- and he was very gracious!
We loved the location, the fire pit, and since we both enjoy cooking, we appreciated the grill, stove, and little toaster oven.
The games in the closet were a welcome treat on the rainy Sat. night. My shy, elderly cat LOVED the kitchen window with morning sunshine, and sleeping in his bed by the pellet stove.
We did find that a couple of the floor lamps didn't work-- we later found the bulbs were out. Also the remote to the TV gave a 'battery replacement' needed message late Sat. night when it was raining, and then we lost the signal, but my boyfriend was actually happier not to have tv available-- he talked me into kayaking in the rain on Sunday and I'm glad for it! The wifi worked pretty well, and we used Netflix on my laptop that night instead.
The extra blankets were WONDERFUL! The sheets were clean, and the house was in good order. There were a couple dusty corners and a few cobwebs, but for me, that adds to the charm of a rustic cabin in the country. I was so thrilled to be able to have my elderly cat with me, and this place was a very cozy shelter for all of us-- if it weren't for my cat, we would have been tent camping, so I mention these things to help others set their expectations and enjoy it as much as we did.
Oh--while we brought our own drinking water as instructed (thanks!) I was thrilled to find the well water was just like what I grew up with on my grandparent's farm. Not only safe to drink, but a great bit of nostalgia! I loved it!
I hope to return to Caroga Lakes and would be happy to stay here again!

Enjoyed our stay, love this region
We were looking for a low cost camp near Caroga Lake. The place is clean. No complaints. If you are over about 6’-2, you will hit you head on the doorways. We liked walking the neighborhood and looking at all the old camps. Beers around the fire pit while stargazing was pretty epic.

Not worth the price
The toilet did not flush due to rusted valve, the pellet stove would not heat up and we froze the first night. The owner Mark did walk me through how to get the stove running but it would not heat so he came the next day and after an hour of resetting he got it started but at that point we had packed up to come home. They did reimburse me for two nights but kept my security because I mistakenly left my house key instead of the cabin key insisting they lost money from another party coming on Thursday that went home because they couldn’t get in with wrong key. I didn’t believe that but in good faith accepted it. This place is probably ok in summer but not worth the price a night they charge.

Clean and neat
Cabin was clean and neat not 5 star hotel, but typical cabin by the lake. Only complaint was that the bathroom was small. Shower head would be short for anyone over maybe 5'8" (we are both 6') and tub is narrow. Not much owner could do to fix it though as ceilings in bathroom are not much taller. Wished we would have had a chance to use the outdoor fire pit, but rainy while there.

Great little spot
We loved our stay in Caroga lake! This little place is comfy and has all the essentials. If you are used to 5 star accommodations this won't suit you, but for us it was just fine. The neighborhood is adorable and lovely to walk in, and the neighbors are great. Walk over to the Boathouse for dinner!
