We had a very pleasant stay on the river. Everyone enjoyed the pool, fire pit and fishing off the dock. Our favorite time was having family dinners poolside. The experience was enhanced by the home's mix of historic charm and modern amenities. We would definitely visit again!

Overall, we had a great week!
Pros:
1. Pool is a lot bigger than it looks in the pictures - warm and spacious. Shaded by a large tree, which really helped mid-to-late day. Private with all the surrounding foliage.
2. Location was excellent for our jet ski. The boat launch next door was super helpful! There is calm water on the river for the kids and the adults ventured into Mobjack Bay to catch some great waves.
3. Reasonable distance from places to get supplies.
4. Caught blue crabs off the dock and made delicious crabcakes.
5. Marsha was helpful in fixing two minor issues that came up during our stay.
Cons:
1. Not the property's fault, but the horseflies and mosquitos (pool and firepit) were ridiculous. No amount of bug spray saved us.
2. The storage boxes by the pool had a few floaties, but all had holes and wouldn't stay inflated. Bring stuff with you, especially if you have kids.
3. Hot water/pressure in all but the remodeled master bath were non-existent. The vents over the showers/tubs are poorly placed (maybe not optional). Plan for cold air and extra effort rinsing shampoo/conditioner. The updated master bath is beautiful though!
4. Cleaners said they primarily disinfect, which was apparent in a few places, but mostly the guest house (spider webs, hair in tub, etc).
5. Pool cleaners were rude. Wanted to shock the pool, ruining our last day. When I asked if they could wait a few hours, they just got mad and left...didn't even vacuum it.

We thoroughly enjoyed our family retreat to the North River Farmhouse.over the Labor day holiday! The farmhouse has been thoughtfully appointed with families in mind: from the comfortable beds and beautifully decorated gathering spaces to the ample 3 acre grounds with water views all around, this is now our family’s favorite Chesapeake Bay hideaway. The water front private pool, pier, yard games, fire pit, along with indoor games, books and a fully stocked kitchen exceeded all our expectations. We will certainly return as soon as we can.

The house itself was more spacious than we guessed from the pictures and the yard, pool and river were also fantastic. Made a trip to Colonial Williamsburg, which was great, but besides that, our family wanted to spend the week in the pool, on the dock, playing games and enjoying the property. The place was extremely well stocked and we had tons of things to do on the property. Highly recommend.

This was the perfect place for my family to gather to celebrate the life of our father/grandfather/great-grandfather. Marsha was a very caring and responsive host during our stay on her lovely property. We especially enjoyed our family meals, time in the pool, catching crabs on the dock, and kayaking on the river.

The property is beautiful. If you want to just relax, then this is the place for you. It's secluded. The fishing and catching crabs was awesome. You can take in some sun on the dock and then jump right into the pool. The temperature of the water was refreshing. The house supplied everything you and your family would need. A quick trip to Walmart for us and there was no reason to leave the property. We stayed a week and we were sad to leave. The host was quick to reply to any questions I had. We would rent again in the future. Beautiful beautiful.

Five Enthusiastic Stars
We enjoyed a very relaxing and wonderful week at the Riverhouse. Our kids enjoyed the pool, fishing and crabbing off the dock and simply exploring the beautiful property. We made easy day trips to Williamsburg, Jamestown and Yorktown. Mathews and Gloucester Courthouse offer restaurants, shops and an opportunity to enjoy a slower pace. Such a gem in a beautiful part of Virginia.

Relaxing Virginia Retreat
We stayed at this Virginia home with another family and their parents who we have known and traveled with for over 28 years. We used both the main and guest houses. Both properties were great places to stay with many updated features. The evening views of the sunset over the river were spectacular and the property with the pool, ping pong table, pier, and kayaks made the stay something special for the kids and adults. The home is nestled away and there is plenty of space to enjoy all of the amenities. Marsha is a wonderful host and made sure everything went well.

Slice of heaven on the North River
This is our 4th year renting this River House. We had it for two weeks this time and received our adult children, some of their friends and some of ours. It's a beautiful property...the sunsets over the pool are breathtaking and the house itself is so pretty, with comfortable beds and functions well for a large group. It has everything we need!

Fun family vacation!
This property is a gem!! The pictures do not do it justice at all! The living space in the main house is much larger than it appears in the pics. The pool is great and the river is amazingly quiet and peaceful. Our grandkids loved seeing dolphins, rays, and catching crabs off the dock. Loved our time there. The owner is responsive to any questions/problems. A WINNER!

Best vacation ever!
We are in the habit of spending our family vacations at the beach (ocean), however, this year we decided to stay closer to home. We found this property on VRBO and quickly reserved it last year!
We never missed the ocean or the sand. This property had it all, kayaks, pool, indoor and outdoor games, fishing, and on and on!
We have never stayed at a property with a kitchen as well equipped, and a more responsive owner. Even the cleaning ladies were delightful! We have already booked for 2022!

What a GEM!!
We feel so fortunate to have been able to stay at such a beautiful home with an amazing property and view. My husband and I had our sons- 22 and 16 plus our 5 year old niece. From the porches to the pool to the kayaks and personally I loved the soaking tub. You don’t want to pass on a place to practice gratitude and living in the moment. Thank you for sharing your home.

River House Vacation
Our family enjoyed a fun and relaxing vacation at this beautiful property! It’s such a gem with pretty and peaceful views of the water, plenty of privacy and a large lawn for the kids to run around. Not only that, but the pool offered plenty of excitement during the day and the fire pit was enjoyed at night. The house itself was very spacious, clean and offered the plenty of room for 2 families, which included adults and young children. Everyone had a comfortable place to sleep at night. We were also very impressed with the clean, updated bathrooms, comfortable mattresses and fresh bed linens and up-to-date, modern appliances. The home was about 30-60 minutes from attractions, like Yorktown or Williamsburg, but we didn’t mind the ride for day trips (gave the little ones a chance to nap on the ride). All in all, we had a fantastic trip and are sad it’s already over. Thank you for sharing your lovely home for us to enjoy!

Lovely vacation
This was our third year renting this property. We love the house and the location. The property is set up perfectly for multiple families. There are places to both be separate and also spend time together. The pool is wonderful and the highlight of each vacation. This year we even saw dolphins in the river which was amazing. Highly recommend this property.

Beautiful location
The location was beautiful and the house setting was the perfect place to relax. There is a covered porch facing the river that we spent quite a bit of time relaxing on. The house is large and well equipped with most all you will need for you stay. Lots of books provided gave some interesting information on the area. The dock was also a great spot for fishing and hanging out. Owner was easy to work with and quickly resolved the few issues we encountered.
The house could benefit from some updates and decluttering of odd items. Otherwise I would recommend.

Wonderful long weekend!
We had an amazing long weekend at this property. The kitchen had everything we needed to prepare all of our meals. The kids especially loved the pool. We all enjoyed fishing and crabbing off the dock, and the kayaks were a lot of fun. We didn’t want to leave! Thank you, Marsha, for sharing this great property.

Lovely Historic Home - Perfect to Relax & Unwind
We loved our stay at the Carlton River House! We reserved way back before Covid-19 and decided we would still make the trip (it is a very rural area). We are definitely old house people and loved this renovated 1890 house and the setting on the North River. There are plenty of bedrooms and bathrooms for all including two master bedrooms with private baths. Our group was our extended family included 7 adults and two young girls under 5. There was plenty of space for all of us. The house was very clean. My nephew's family of four took the two back bedrooms on the second floor of the main house and they shared the Jack & Jill bathroom between the back bedrooms, which worked great for them. My husband and I loved the upstairs master bedroom including the newly renovated private bathroom, our little walk in closet, and the views of the river I woke up to each morning were perfect! The downstairs master bedroom has a great big bed, nice sitting chairs, a walk in closet, and a smaller bathroom which is very private. There is a small 1/2 bath off the pantry on the first floor too. We added on the "guest cottage" for a small fee and our adult daughter enjoyed her own space and bathroom. We used the guest cottage refrigerator for overflow drinks, watermelon, etc. The house rental comes with lots of activities that we used including two nice kayaks with seat backs, lots of life vests, corn hole, ping pong in the garage, a nice fire pit, and a hammock. We borrowed a folding table from the garage to work on the annual puzzle in the living room. We loved the pool and spent a lot of time in it as it was hot & humid. We did not swim in the river as the jelly fish had just arrived. We enjoyed breakfast often on the riverfront porch (away from the hot sun). We ate most meals in the dining room which has a big doorway to the kitchen. Everyone in our family commented how relaxed they were and how lovely the setting was. Sunsets were terrific. Marsha, the owner, was easy to communicate with via text, email and phone calls and very helpful with suggestions for things to do when she found out how much we love historic sites. I would certainly consider going back to this lovely old home on the North River!

2nd trip even better than our first
Perfect place for a true getaway. Even during quarantine, the house provided an added level of peacefulness to our lives. Kids had a great time in the pool, on the dock, in the kayaks, playing cornhole, etc. The kitchen had all we needed to stay put and cook from home. We cooked fish caught from the dock and oysters from the coastline. Simply Amazing!!

Great time!
We really enjoyed our stay at this property. The beds were comfortable and there were a variety of pillows to choose from. Marsha, the owner, was very responsive to our many questions and minor problems that were taken care of very quickly. We appreciated the cleanliness of the outdoor furniture because sometimes that can be overlooked. This would be a great family vacation home.

Private Paradise
Our week spent at Riverhouse was fantastic! We loved the privacy, and all the amenities this beautiful property offered. The house was spotless and very comfortable for our family of eight.
Though we didn't have a boat, we enjoyed spending time on the dock fishing, and catching crab!
The pool was a big hit during the hot and humid week.
It was hard to leave our private paradise, but hope to return to enjoy again someday!

AWESOME VACATION
Property was beautiful! Everything you could possibly need was available. The pool and yard games were fun and made this a family friendly vacation. We have rented many different properties on Cape Cod and wanted to venture out to some place different and are very happy we decided on this farmhouse . We would rent this house again for sure. We had 9 people in our party and there was plenty of space for us all. It was a great time!

Weeklong retreat
Staying at the River House was an idyllic retreat for our group of 8, made up of 2 families who vacation together annually. We are often looking for quiet, lesser-traveled locales that will provide us with ample space and just enough to do to keep boredom at bay.
The River House sits on a beautiful, large piece of private property with a sprawling lawn, a large private dock, a well-maintained pool, a stocked storage garage, and an optional guest house (which we did not rent). At the property, the adults and children (ages 7-15) spent many hours playing outside, fishing off the dock, lounging in the hammock, swimming and diving in the pool, spotting osprey and bald eagles and photographing the stunning scenery. We took 2 day trips - one to Colonial Williamsburg and one to Busch Gardens. We enjoyed both outings but were eager to return home by mid-afternoon to jump in the pool and relax. We rented a boat for a half day out of Morningstar Marina and spent a few hours another day in Gloucester Courthouse, strolling into shops (loved the used bookstore and the Nurtury). We ate at Hole in the Wall on Gwynn's Island, Patriots Grill in Gloucester, and Southwind Cafe in Mathews. Thanks to the suggestion of the owners, the adults enjoyed a sublime dinner at Merroir.
The rest of our time was spent in the comfort of the beautiful River House, with its amply stocked kitchen, lovely bedrooms (both master suites are beautifully appointed and have waterfront views), and comfortable sitting/living areas. We found new (to us) board games, utilized the bird spotting books, and played cards well into the night. We were pleasantly surprised to get an email from Marsha one night letting us know that farm-fresh fruits and veggies from a local CSA would be available to us the next day a short drive away.
All in all, this was one of our favorite weeks ever and we are planning a week at the same house next year.

Paradise on the North River
This is our 2nd time renting this property. We rented in '17 but could not get the week we wanted in '18. I am a seasoned renter of vacation properties and I put this among those at the top of my list!! Natural beauty abounds! Supreme relaxation in this very comfortable and beautifully appointed home. I can't say enough about it. Marsha the owner is very responsive and could not be nicer. We hope to be back next summer!

A dream!
What a beautiful property. Every detail had been considered and the host checked on us after our arrival, just to make sure. We were there with my parents, small children and our au pair.
Everyone had plenty of space. It was too cold for swimming or crabbing, but we thoroughly enjoyed the porch, the firepit and the expansive views of the bay. We also took out the kayaks one day and they were in perfect condition. And we had a lovely dinner at the waterfront Merroir restaurant recommended by the host. Our only complaint is that we eventually had to leave.

Wonderful stay for family gathering
Lovely waterfront, beautiful views and secluded setting. Saw a bald eagle fly right over us! We enjoyed using the fire pit, kayaks and crab traps to catch our own feast. Kitchen was well-appointed, beds comfortable and bathrooms remodeled. Would recommend!
