This is our 3rd stay at Grace's Beach House and we love everything about it. Not only are Pat and Mike easy to work with, they have provided a comfortable cottage ON THE BEACH with everything you need! The beds are comfortable with plenty of pillows and there are loads of towels (beach too). A fully stocked kitchen, a good ice-maker, dishwasher, washer/dryer and even bicycles, beach chairs and toys are provided to enhance your stay at beautiful Mission Beach. Only a few minutes from everything; Sea World, Ocean Beach, Old Town, the airport, the USS Midway, La Jolla, downtown San Diego, etc. it has a casual, friendly, neighborhood feel that we find ourselves longing to visit again and again. A large private (not shared) patio means you have plenty of room to bask in California comfort from sunrise to sunset. Walk along the strand to access local eateries, coffee shops and bars or just stroll along the beach. We plan to return again next year. Love it here!

Our family spent our spring break at Grace’s. The house had everything we needed and worked great for our family. It was wonderful to be just steps away from Mission beach. It was fun to walk the boardwalk and watch the waves on the ocean. We would definitely stay here again!

The photos do not do this property justice! It's wonderful and roomy with 3 full bedrooms. We enjoyed the routine of getting up early and looking for seashells on the beach directly outside the doors of Grace's VRBO. After shell hunting we ate breakfast on the outside patio and watched San Diego wake up with dog walkers and joggers passing by. It was fun people watching from the patio and we also enjoyed watching beach volleyball. The place comes with 4 cruisers, so we would ride the bikes up and down the boardwalk and around the bay side. It felt safe, we slept well and it was nice to have everything we needed in the kitchen. I could imagine Grace, the original owner, living here and enjoying all the same things we did. We had an incredible week at Grace’s Beach House. The layout was perfect for our family - 2 kids, 2 parents, 2 grandparents. The beach is literally across the sidewalk, and the activity at the volleyball courts was a blast to watch all day. A short walk to an amazing coffee shop, and just 10ish minutes to Belmont Park. Would come back any time we can!!!

The house looks very much in person as it did online so no disappointments. The location is great but far from Pacific Beach if you plan to walk down there. Belmont Park has a lot to offer and fairly close. Lots of volleyball so be aware that they are out there by 6:00 am and stay all day. No complaints there; just an observation. Home well stocked but soap and shampoo would be nice especially for that first day before we went shopping. Most rentals provide these basics. Patio area large and home well stocked with beach supplies. Good rental for sure

We really enjoyed our stay. It's so nice not to have neighbors above or below you. The kitchen is well stocked, beds are comfortable, and there are plenty of beach toys and chairs. We love the more mellow atmosphere of south Mission Beach and will definitely book this property again.

Perfect for a weekend on the beach

My sisters and I loved our stay at Gracie's. It is in a fantastic location and has everything we needed. It was clean, well equipped with comfortable beds. The deck right on the boardwalk is a great place for morning coffee or a sunset glass of wine.

Doubt you will find a better rental nor landlord for a beach stay in San Diego

We loved our stay here. This is an authentic beach house. So cute and comfortable. Plenty of room for all of us. We loved the bikes, being at the quiet end of Mission Beach, stepping right from the patio to the sand, and walking around the neighborhood. We had take-out Thanksgiving dinner from Mimi’s and had everything we needed to re-heat and serve it. The house could use a deep cleaning. We would not hesitate to stay here again. It’s a great place!

Great older home in perfect location on mission beach. Good friendly communication with owner. Girls trip and we felt safe walking the neighborhood. Busy but quiet boardwalk right off the back patio, then the sand, then the ocean. Easy walk to Belmont park and food options. Very accurate to the listing. Would definitely return.

What an amazing week we had at Grace’s Beach House in Mission Beach. This house was a great place for our family to gather and spend some quality time together. Perfectly located near shops and restaurants and directly in front of the volleyball courts, we walked to most spots. Although right on the boardwalk, the home felt very private. Grace’s had everything that we needed to enjoy our week; kitchen equipment, beach towels and a ton of sand toys (even bikes). The owners were super accessible when I thought I had a problem with the dishwasher. Turned out it was operator error, argh! I highly recommend Grace’s for anyone looking to relax and reset.

This house was exactly what we were looking for to stay on Mission Beach! Private home, large outdoor patio on the Boardwalk in a place that was lively but not in the center of it all so still a bit quiet. We watched people play volleyball in front of our place every day and walked to the beach often. It was the perfect location with walking access to stores, coffee shops, restaurants and ice cream. The home itself was clean and fully stocked with enough dishes, cooking utensils, beach towels and outdoor toys and games. There were 4 beach cruiser bikes which were perfect to bike the boardwalk and bayside. Really nice outdoor grill with plenty of propane. Easy check in and check out. The beds, bathrooms and showers were great. The living space and dining area also had plenty of seating for the 5 of us. The bonus indoor patio space was great for the one rainy day we had due to Hurricane Hilary. Also a great option to feel like you are outside when it may be too hot to sit on the patio. The parking space is tight but we were able to fit a 7 passenger SUV in it. You just have to have passengers exit before parking. We would HIGHLY recommend this rental. The price is very reasonable for the location and the great condition of the home. The owners were also great to work with! Thanks so much for a great vacation spot. We will be back!

Great location in South Mission. On the boardwalk set back from the ocean a bit. Right by the volleyball courts. House is older but well built, remodeled and outfitted with everything you need. Hosts are great.

Cute beach house was perfect for our family get away. Loved the huge patio and the enclosed patio as well. The kitchen was big and included everything we needed. Loved the comfortable seating in the family room with a large tv. Wish the third bedroom had a tv too. View directly out of the patio are about a dozen volleyball courts which was fun to watch. Could see the ocean when looking to your right. Definitely the quieter part of Mission Beach. We enjoyed using the bikes at the property as well. We look forward to booking this house again soon!

It is difficult to summarize the overall experience of this vacation. There were 7 of us and not a single guest had a bad thing to say about the property or the vacation overall. Our experience with the owners was very pleasant and easy. We had the opportunity to meet Pat a few times and he is a great guy (I consider him a friend now). My wife who has been battling cancer for 3 years now found it extremely therapeutic and rejuvenating. The neighbors were also very friendly. The property was clean, location was perfect (not too close to Belmont, while not too far either). Relatively quite (we have been visiting Mission for over 20 years and this was the quietest location yet). I could go on but I am running out of space. Overall, we are grateful for the opportunity to stay here and look forward to returning. We rate this vacation and property 5 of 5. Lifetime memories were created here and we hope there are many more to come in the future. Sincerely - Kent

After our first stay, we wanted to share Mission Beach, the ocean and this unique, sporty community with our daughter and her husband. This stand-alone house in a sea of condos is exactly what we wanted and with 3 bedrooms and 2 baths, is exactly as described. It is clean and comfortable with everything needed to enjoy all the area has to offer. The patio is the best part as you can relax and watch the waves or volleyball. There are beach chairs, toys and even bicycles for you to ride along the strand. Pat is great and very accommodating. The linens are high quality and the beds are comfortable. You don't need air conditioning as the ocean location (and interior fans) keeps things cool. Location is ideal; about 10 minutes from EVERYTHING... LaJolla, Sea World, Lego Land, downtown SD, the airport, Coronado Island, etc. One of our favorite ocean getaways....we will BE BACK!

We had the best time at Grace’s beach house ! Such a clean and comfortable house. The beds were so comfortable . So many nice touches. The indoor and outdoor patios . We so enjoyed sitting there having breakfast and dinner. So relaxing!! It was fun watching people playing volleyball and going by. You couldn’t get closer to the beach. Mike and Pat were a dream to deal with. Can’t wait to come back!!!
