Duplex perched on a narrow, breezy ridge with wide porch all around and access to secluded ocean beach in front and broad, flat bay in the back with gazebo. Very pleasant 1 mile walk to town with several decent restaurants and small stores; owner will rent a golf cart. Absentee owner but quick to respond to phone requests (rather than Vrbo message). Problematic boat access at house because bay becomes sand flat at low tide (use docks in town) but almost no bugs because of breeze. Kitchen quite usable; excellent internet and cable.

Paradise
The view from this house was amazing! It was a tough decision when choosing to sit on the front porch with beautiful views crashing on the Atlantic side or the back porch where you saw the beautiful turquoise shades of blue on the Caribbean side. The snorkeling was good along the sides and near the boat docks on the Caribbean side. When we were there the Atlantic side was too rough to get in until the last day. We all enjoyed snorkeling and playing in the waves. You need water shoes toget in and out on the Atlantic side due to the rocks.
The people on the island are so friendly and helpful. We went on a boat tour with Breadboy who lives just down the road from the house and rented a boat from him another day. We swam with pigs, saw Thunderball Grotto, feed iguanas, swam with Nurse Sharks on Compass Cay, went to “the bubble bath”, went to the aquarium in the land and sea park, snorkeled a coral reef, went to little Farmers Cay and swam with the turtles (amazing) and had a meal a Staniel cay yacht club. Our guide the day we did the tour was David aka Fatcat.. He was wonderful and very knowledgeable. Breadboy stopped at the house to check on us and when he discovered meats from our grocery order were delayed he had his wife Ressa cook us a wonderful dinner of red snapper. She is an amazing cook!
Henry was very efficient even from Nassau were he was vacationing. There were no matches to light the gas stove only empty Match boxes and one of the water coolers didn’t have a water jug. - I sent Henry a message about that never expecting an immediate response but within the hour we had matches and water on a Sunday night. He took care of everything we asked or questioned.
Our guide to anyone traveling here would be to place a grocery order with Henry before your arrival. If you want anything fresh like produce, fruit or milk during the week you need to go to one of the 2 small stores and preorder for it to come on the mailboat that currently arrives on Thursday.
Rent his golf carts because exploring the island on them is part of the experience.
The washing machine on the property takes 2.00 in quarters. Take quarters with because it is really difficult to get them on the island.
There are 3 restaurants on the island. You need to place your dinner meal order by 4pm on the day you are planning on going or you have a limited menu to choose from.
Get bread from the lady in the White House behind Lorraines. It’s amazing.

Worst stay of the three houses in the Bahamas this year.
Henry was cooperative at first. We asked for a place to put our boat and a good cart to rent. We needed a bigger house so he was cooperative and upgraded the house to his bigger one. We arrived after a long crossing in the boat and he wasn’t available to meet us. He said the golf cart we rented would be at the dock. We arrived, no golf cart. We walked to the house and there were two golf carts. Eventually his caretaker showed up and I asked which golf cart we were to use. He told us to use both. We explained we didn’t need both and he said it’s no problem they are both for your use. One seemed to not be charging so we used the other. The caretaker came by and fixed the charger so we used both depending on what key we grabbed of the counter.. They had the owners name on them so they weren’t outside rentals. We were charged for two golf carts and Henry refused to refund. Then we went to cook and there was not any gas for the stove. We asked Henry and he sent his guy by but the stove only stayed lit for 5 min. We had to cook in the microwave. There aren’t any toiletries so bring everything with you. The dock he told us to use was an extra $250 of you are coming by boat. By the time we paid all the extras we could have just stayed in a nicer place. Don’t expect to be able to use the kayaks or sunfish they are missing parts. The view directly behind the house and next door look like a construction site and although nothing Henry can do about it, you loose power daily. We stayed in the three bedroom house but the original reservation was for the two bedroom which is a duplex. We looked and thankfully we switched because the duplexes are really small. The living area is maybe 10’ X 10’ with a small kitchen and bedrooms. The location is great. A little more effort in catering to guest and not focusing on profit over experience and Henry could have a nice rental business but as of this writing, profits seem to be more inmportant than catering to his clientele.

Need to exterminate, fix shower hot water & pressure, and clean a little better
There was not much water pressure in the shower and the water was warm, not hot. The duplex was not very clean and there were huge cockroaches and tiny roach like bugs that flew everywhere inside the duplex. If you exterminate well, we can visit again...if not, we will not return.

House is dated but good location to see the sites
The house is located at a cove, your back porch, you see the western side of the island and the ocean and on the front porch you see the eastern side and the ocean great views house was dated but overall a good experience many sites to see the people of Blackpoint are very hospitable the big question is would I go again the answer is absolutely

Over-all this is a vacation I will never forget! Absolutely Amazing!! If you stay in the Villas be sure to get Santos to be your guide for at least a day: We saw the iguanas', swam with the pigs, snorkeled in the cave were James Bond movie "Thunderbolt" was filmed (beautiful fish and coral) and got to pet the sharks!!! Black Point is a small island with big heart! Be sure to check with the local ladies to buy baskets, hats and homemade bread, especially the coconut bread-sooo good!

Great location for an Exumas adventure
We had a great time in the Exumas and the duplex was a great place to stay for us. We rented both sides of the duplex and were very comfortable staying there.
The amenities are as advertised and the beauty of the Exumas is amazing. The property itself is a bit weathered, but overall clean. Most of our time was spent on or at the water.
Henry was great to work with and helped set up the private plane from Nassau to Black Point and back. He also met us at the Nassau airport the first day and gave us a tour of Nassau and took us shopping for groceries (highly recommended to do in Nassau) - above and beyond any other property owner I've worked with in the past. Every night Santos would stop by the house to check in and see if anything was needed.
We rented a small boat to explore the Cays and went out almost everyday exploring. Black Point is a great launching place to do this, as the moorings and public dock are accessible and everyone in Black Point is super friendly and helpful with anything you need.
Black Point itself is laid back and simple with Lorraine's, Deshemond's, and Scorpio's as the main places to grab lunch or dinner and a few grocery stores (with limited stock) should you run out of something. We found ourselves up at Stainel Cay Yacht Club for a couple meals as well during our stay, but the easy going style of Black Point suited us great for a place to be based out of and we are already discussing going back next year.
As the Bahamian immigration officer said when we told him we were going to the Exumas - "OK, I'll see you again next year"

Fantastic stay at the duplex—would definitely go back
We had a wonderful eight-night stay at the duplex. (The person who wrote the one-star review must be a hypochondriac or perhaps a grifter. There are no bed bugs, and to suggest that the property was "uninhabitable" is patently absurd.) My wife and I and our two young kids had one side; in-laws were in the other. We loved that the property was at a narrow part of the island so there was a wild, windy beach on one side and a sheltered, safe bay on the other. For the kids, the huge intertidal zone was a great place to wade, wander, and splash around. I did snorkel a bit on the windward side but for most of the (very windy) week it was too rough to try.
It was great having two golf carts at our disposal. A few of us went up to the small harbor at the northern end of the island almost every day to go spearfishing out in the channel, and we usually rode into Black Point "town" a few times a day to get groceries, buy conch salad from the guys at the dock, or just putter around. We also took the carts down to Plain Beach, which is pretty much at the end of the road. We had one flat tire which Marko replaced very quickly. Marko also took us out on a boat to see the swimming pigs and the iguanas, the Thunderball grotto, lunch at Staniel Cay Yacht Club, and some good spearfishing spots. He and just about everyone else we met on the island were friendly and helpful, without being too omnipresent.
Complaints? Nothing major. The windy weather did have some screens and doors rattling a bit, and I think some of the latches could stand to be replaced. All minor stuff. A hammock or two on the gazebo would be awfully nice.
To-do: Buffet at Lorraine's (great food, great price), quiet dinner at Deshamon's, happy hour at Scorpio. Definitely do a day on a boat to see the nearby sites. If you do any spearfishing, go with a boat or set up a small floating tank/bucket contraption to hold your speared fish. The first day we went out, I had several speared fish on a float line (as I'd done many times in the South Pacific, without incident) and when we were almost back to the dock I let my guard down for a few moments and when I turned back to look at the fish I saw a Caribbean reef shark about two meters away. I watched helplessly as it grabbed the fish and yanked the whole line right out of my dive partner's hand. We ended up finding an empty gas can on the windward beach, which we converted to a floating fish hold. No further run-ins with sharks after that.

This location is fantastic!
My family stayed in both of Henry's villas, including both sides of the duplex, immediately after the previous 1 star review and feel that such a bad review was unfair. We agree that the phone and internet service was not reliable, but so what, we were on vacation and trying to avoid those distractions. We did lose water pressure for a few hours which Marco fixed promptly. For more comments, see the review on the larger 3 bedroom villa titled "What a great family vacation!".

Beautiful view and beach with extremely uninhabitable house
The house was musty and smelled like the windows hadn't been opened in months. The thermostat read 86 degrees. The AC did not function properly till day 3- running constantly. It was freezing for days! The window enclosures were not protected with intact screens so we were unable to open the windows.
The unit is held out to be a 2 bedroom which in fact is a 1 bedroom. There is a kitchen with a small love-seat (occupying much of the small kitchen) and table/chairs. 1 bedroom with a closet, 1 bthrm, & 2nd room with a bed and a door leading out to the porch. Where we are from this 2nd rm would NOT be considered a bdrm.
The unit is advertised as having Wi-Fi and a land line. The phone was not working our entire stay. The Wi-Fi was also down a significant portion of the time. This was definitely a rental issue bc locals did NOT have this problem. We contacted Henry, rental owner, reg. this issue. He offered the caretakers cell phone but this wasn't available for 24hrs. The 2nd time we asked to use the cell phone he never responded.
Two of the 8mornings started without plumbing. No running water or toilet!
The bthrm had a stand up shower with a broken shower head.
The cleanliness of the home was terrible. There were no cleaning supplies. There was a broom but no dustpan. We showered outside with the hose.
We informed Henry that the washing machine wasn't working. When attempting to run a load we found a stuffed washer with sheets & towels being washed by the other rental unit. We were not only unable to wash our clothes but we have since been charged for the damage to the machine.
The worst part of the week were the "bug bites" that we thought we were getting every day on the beach. We mentioned to Henry and he said they were sand flies, although sand flies were not normal in January per Henry. My legs alone had over 100bites on each, as did my husbands. Upon our arrival home we saw a doctor who diagnosed both of us with BED BUGS!
All of the above was relayed to Henry in an appropriate amount of time. We asked him to relieve us of the rest of our obligation to the rental when we determined that things were not salvageable. This was met with no sympathy. We asked for a buyout of the rental as the house and accommodations were not as advertised, prepared, or ready for inhabitants. All of our requests were dismissed and we were instead told of the freebies we were getting. ie. water, kyaks, broken golf cart.

Peaceful place, with beautiful views
We booked a much needed last minute getaway. Booked Tuesday, flew out Wednesday morning. We found Henry's place on Flipkey & VRBO. We didn't know what to expect. Flew into Nassau, knew we were going to miss Flamingo flight out of Nassau to Blackpoint, Henry organized a flight with his friend John ($150 each, one way). Before heading to BP, Henry picked us up from the airport and brought us to the liquor store & grocery store. He mentioned it's best to get groceries in Nassau. When he dropped us off at the charter airport he expected cash for the rental of his boat and golf cart. This wasn't made clear to us. We brought plenty of cash, yet it wasn't enough to pay him for the rentals and dinners etc on the island. He was nice to let us pay him later. When we first arrived on Blackpoint we weren't sure what to expected. It ended up being a beautiful place, with extremely friendly people and delicious fish. We ate dinner at Deshemons every night. Simon & Diane are lovely, accommodating my gluten allergy. Rambo, the bartender was so nice as well. The view from the cottage is amazing, Atlantic Ocean on one side, Carribean Sea on the other. The cottage was cozy, had all the needed necessities, although it could use a little up keeping. Marco is helpful and will bring anything you need. There's laundry, which we didn't use. You have a gazebo & chairs on the beach, sharing with the other cottage next door. We met the family that has been 3 times in one year (read their reviews). Lovely people. Plain Bay is a beautiful beach, we were the only ones there when we went. They were shooting an Angry Birds commercial, one day on the beach, which was interesting. We took Henry's boat out with Marco one day. Compass Cay, pet the Sharks. Pig Island, amazing, bring food! Staniel Cay, beautiful yacht club, eat there, we went for July 4th party. Foodie took us on his boat, for a fee. Locals are so friendly. We rented a Sea-Doo from Bread Boy & visited the pigs again & did some more exploring. Check out Sandy Cay- amazing!!! There are locals that can help you explore the exumas, for a cost. Must know: no ATM on island. We had to take cash out on credit card, they have 15% surge charge. (Everything is cash) Minimal food on island, there's a mail boat you can ship groceries on, but that's something you need to arrange early, we were too last minute. You can buy beer at scorpions, again for a cost. If you can, load up your suitcase w/ groceries, alcohol etc. we would go again!

Once Again Awesome!!!
Ok I told everyone on my last review I would be back until 2016. Well I couldn't resist so we came back a year earlier. I can only say again what a true gem this place is. The owner Henry really makes it easy for his guests to truly unwind. His staff Santos and Marcos make everything so easy. The dining is wonderful at all 3 restaurants and the sites from all angles of this cozy villa are amazing. It is so wonderful I will be back in 8 long weeks to enjoy our third trip in one year. If you are truly looking for a quiet place to relax and get away from the stress call Henry and make the arrangements. One thing to know cash is a must but they do except credit cards. No American Express. Also you might want to have some groceries waiting for you if you can't pick some up in Nassau. Otherwise enjoy the trip. Don't forget to see Plain Bay while at the island. A wonderful week of sun
We rented both sides of Henry's vill (6 adults) for the week. The villa was well set up, clean and comfortable. The views from both sides of the porch were amazing and the gazebo at the beach was a great spot for both yoga and happy hour. The people in Blackpoint were very friendly and helpful. A wonderful day of snorkeling, lunch at the Staniel Cay yahct club, sand bars, and more.. A great reprieve from a long winter.

Black point duplex
Wonderful place for couples, families, anyone enjoying sand, sun, solitude. Not a nightlife kind of place, but Scorpios(the local bar is fun), and make sure you eat at least one meal at Diann's restaurant. Also, get some coconut bread from Lorraines mom. Rent a boat(pay for a guide for the first day, it is well worth it). We rented from Raymond(breadboy) and from Henry Rolle(talk to Santo or Marco). Only downside, the place is on the water, but you can't actually swim there(very shallow). But would be great swimming for toddlers and little kids. Be nice to everyone here, it is a small town, they work hard, and are not on American time.

Great place and nice people
I want to sincerely thank Henry, Marco and Santos for a wonderful vacation we had this January. I also wanted to thank Larry, the pastor, who performed our vow renewal on a beautiful beach on the Caribbean side of the house, which I believe is called The Small Bay.
The sunrises and sunsets every day were stunning. The location of the house is amazing as well as the condition of the villa. People on the island are really nice and we enjoyed our time. I agree with everything other reviewers said.
The only thing that you should be aware of are sun flies. They appear and dissappear depending on the weather and we didnt know about them until it was too late. We were siriously bitten. Just bring a good repellent with you.

True Paradise!!!!
I don't know where to begin on our two week trip to Black Point Cay. I started researching places to stay in the Exumas about a year ago. I came across this home on the water and couldn't believe the photos. I decided this was the place and made contact with the owner. Henry was extremely accommodating and gave us all the details with regards to the property and will work with your budget. The next thing you know we arrived on June 18th 2014 and immediately was greeted at the airport and escorted to the property. I can surely tell anyone the property photos do not do it justice. When you step foot on the property it will take your breath away. You have two oceans within a one minute walk. I couldn't decided on what side I was going to have my coffee in the morning.
The locals are very helpful when you are looking for something or may need to make dinner reservation, which I highly recommend. Deshamon's was a great restaurant with great Bahamian food. I think we ate there every night. Scorpio's has a great Happy Hour and both places will accept Visa. Lorraine's Café has bread to die for, but if you can't get it there Deshamon's (Dianne's mom) can facilitate the request as well.
Henry's place has a boat for rent and I highly recommend you take advantage of it. A guide upon request would also be helpful (Extra cost for guide but worth every penny) since they know the hidden spots. I recommend DJ who was our guide and the kids loved him. Henry really makes this a truly relaxing vacation. If you are looking for complete R&R and just want to get away from it all then just email Henry and make it happen.
A few extras that you need to know before coming, I recommend you send a list of groceries you would want waiting for you and don't wait last minute. This way you have all your basics there because getting groceries on the island can be slow since most of it comes by boat once a week. Henry can surely help with this before you arrive but make the arrangements. The other thing is bring enough cash, although there are two places to pay for dinner, all your groceries would be cash. I cant recommend how much, but food and drinks can be a bit more than what you are used to in the US.
I can truly say that nobody could walk away after staying here without being taken away. The houses are exceptionally maintained and extra linens for extended stays. There is a washer and dryer for guest use along with detergent. BEST PLACE EVER! We will be back in 2016!!

very relaxing trip
The duplex at ocean villa was exactly what we needed to relax and get away from the cold and the busy lives at home.
Henry, the owner was very helpful with all the information we needed to know about the island and when we arrived on the island Marco picked us up and took us to the house. We were very well looked after the entire trip, and each night Santos would come by the house to make sure we were okay.
The house had an amazing wrap around patio that we spent many hours watching the bay with the sailboats and the amazing sunsets at night. Down the steps to the beach there was a gazebo with a comfortable double reclining sun bed to lie in under the canopy. We used the kayaks to explore the island and the bay and saw turtles, sharks and rays. A couple of days we rented the 17 foot boston whaler of Henry's and went to compass cay, pipe cay, and several other stops to see iguanas, sharks and the swimming pigs. Renting the boat was well worth it and we wish we had less windy days to have used the boat more.
Things that i would recommend doing on Black Point is taking the golf cart to Great Guana cay beach at the south end of the island, having coconut bread at Lorraine's, eating conch fritters at the Laundromat, and happy hour at Scorpios.
We really enjoyed meeting the people of Black Point and felt very safe on the island.

We're Going Back......
If you are looking for the best vacation ever, look no further. This was it! We have some friends that went to Great Exuma and talked about how beautiful it was, but the further north you go the better it gets. That's how we found Henry and Black Point. We have been to a lot of places and thought we had seen it all. We hadn't even scratched the surface. This is the place! We decided to try something a little "different" and a little less mainstream. We flew to Nassau and then to Black Point via Flamingo air. Henry's daughter, Candace, was there to pick us up and took us to the house. Its on the hill with a view of the Atlantic from the front and the bay from the back.
Our biggest question in going was the availability of the foods we like. Well, we took frozen meat and cheeses and snacks and bought the rest at Adderleys. You can also shop online and have all your favorites delivered via supply boat and it will be there for you when you arrive. I recommend taking some food. We ate at Staniel Cay as well as Lorriane's on the island. The homemade bread is a must. We ate well. beer by the case is available at Scorpios. Its just across from Adderly's store.
Wonderful people. So friendly. Took a 1/2 day fishing charter and caught enough to eat. Next day, "breadboy" took all 8 of us on his boat north to the land and sea park and all the stops along the way. Thunderball, pigs, iguanas, diving, underwater caves. Breadboy is the guy. The water there is every shade of blue. Hard to describe, you have to see it to believe it! Everyday after, we took Henry's boat to several cays. We found our favorite cay and went every day. Most days, we would spend the day on an island and never see anyone. Nothing like the beaches here in the states. Going to the island and not renting the boat would be a tragedy. 4 adults and 4 kids had the vacation of a lifetime.
Now keep in mind that if you are looking for the resort experience with unlimited buffets and lot of people, then this is not for you. Its laid back and you can do a much or as little as you like. No one to bother you.
We would go back today if we could. Henry was so helpful in helping us plan our trip and then he and Candace would check in each day to make sure we had all we needed. Henry, thank you. We will be back!

Another wonderful stay
Ever since Hurricane Irene cut our visit short in 2011, we have been dreaming of going back to Black Point Ocean Villa. We finally made this a reality over Memorial Day 2013, and the villa was every bit as wonderful as we had remembered. Because the villa is perched on top of a hill, it offers stunning ocean views on either side of the wraparound porch. We especially love the view from the back porch; the water is the brightest clearest shade of turquoise imaginable! Inside, the house was immaculate with a well-appointed kitchen, satellite television, wi-fi (it even works from the mooring ball!), and comfortable beds. Once again, Santos, the caretaker, provided an unmatched level of service. Every evening he checked to make sure we had returned safely, and he even called one night when we returned extra late. When the store was out of large jugs of water due to a storm, Santos was able to find one for us. Henry, the villa’s owner, also called to check on us several times. This time, we decided to rent Henry’s 17-foot Boston Whaler, which is very nice! We explored as far north as Warderick Wells and as far south as the sandbar by Little Galliot, and it made for a smooth comfortable ride. In the evenings, we thoroughly enjoyed exploring the island with the included golf cart. Everyone on the island is so friendly and laid back. With outstanding service in a spectacular location, Black Point Ocean Villa provides is a wonderful place to get away from it all!

Best location on Black Point
This was our first trip to the Bahamas and we weren't quite sure what to expect. The pictures of Ocean Villa are nice, but you have to see this place in person to really appreciate Henry's home and what is undoubtedly the best location on Black Point. Situated on a sort of peninsula, Ocean Villa sits right between the Atlantic on one side and the Caribbean on the other. Both are just steps away from the wrap around porch. The views are breathtaking!
My wife and I have rented vocation homes for several years now and I have to really compliment Henry for maintaining the property in absolute pristine condition, making sure that we were comfortable and everything was in good order, and for going the extra mile to help us arrange travel logistics for our luggage which apparently decided to take a different airplane from the states than we did!
With out a doubt, Ocean Villa has the nicest beach front of all of the rental homes in Black Point. The water is crystal clear, warm and knee deep at high tide. There are Kayaks for exploring Black Point's bay or you can just hang out on the white sand beach. At low tide the water retreats and leaves islands of sand and water for exploring. There you'll find Counch, Starfish, shells, sea crabs.
During our stay we also had use of Henry's boat so that we could swim with the pigs in Big Major Cay, swim with the sharks and check out Thunderball Grotto (of James Bond fame) in Staniel Cay, feed the lizards in Guana Cay and explore all the other great places and secluded beaches around Black Point. Henry provided a Marine GPS to make it easy for newcomers to get around on their own or you can also hire one of many locals to be your guide.
In town there's Adderley's grocery store which stocks most of the basic items that you'll need to get by. There are several restaurants and a bar or two. We spent most of our time at Lorriane's where we met many of the very friendly and helpful locals. While you're there, you'll want to try Lorraine's Mom's bread. She bakes several varieties fresh and right out of her home behind the restaurant.
Exploring the island was a breeze with the golf cart that Henry provides. We found hidden beaches that didn't have a single person or footprint on them!
We can't wait to go back to Ocean Villa again and see all of the great people of Black Point that we met. Check it out... you won't be disappointed.

Our stay at Henry's Black Point Villa was simply amazing. First of all the place is absolutely perfectly situated between the leeward side and the windward side of the island. The breeze that blows through the house is perfect resulting in not needing to turn on the AC for all 8 days!. The views of sunrise and sunset everyday was spectacular.
The villa is well equipped, tastefully decorated, clean and well maintained. Though we didn't cook, the kitchen is equipped to handle just about anything.
The "bayside" beach has soft sand and shallow waters, a great place to just relax and soak up the sun around the cabana. Snorkeling in the bay was great, many different fish, including a ray! The provided sea kayaks are also a great amenity. The windward beach has heavier surf, there is plenty of shore line for walking and exploring.
The small village has a basic grocery store, 2 bars, and 3 restaurants. We ate in one of the restaurants every night, and some days lunch. The food was excellent and service was great. Just be sure to give a heads up to the restaurant that you will be there for dinner in advance.
We flew in by private aircraft, the airport is large enough for a twin and aircraft parking is plentiful. Henry provides a golf cart to get around on the island. This was very handy due to us flying out on occasion to other islands and hauling stuff back and forth between the villa and airport. There is charter service to the Island provided by different companies.
The people on this island are wonderful, they were friendly and helpful. Talking with the residents there provided for some interesting conversation about the local area.
All in all this was one of the most relaxing stress free vacations I have ever taken. If you want to totally disconnect from the fast paced world, this is a place to do it! ( If needed, the internet service is good at the villa, there is also satellite TV.)

My husband and I stayed at Henry's villa for the first week of April, and we had a great time. It is clean, well maintained and a no fuss place to stay. We hate the idea of casinos, hoardes of tourists and loud nightlife, and this place fit the bill perfectly. I have to say that you will never meet nicer people than those in Black Point. Within hours of our arrival we felt like family. But this place is really off the beaten path. Really off. This is the "real" Bahamas.... no reggae music, no hotels with shops, no beach bars. There wasn't even any sunscreen at the little store, so Henry brought some over from Nassau. Ida, the lovely lady who runs the laundromat, offered to bring some over from her house. So nice! (You can get sunblock at Isles General Store on Staniel Cay if, like us, you only bring carry on bags with the 3 oz limit on liquids). So just know what you're getting when you book here - a quiet, laid back place with friendly people, a few good places to eat, lots of interesting people to talk to (the boat cruising crowd are a lot of fun!) and the beautiful islands to explore. If you go, make sure to hire a guide to take you up to the land and sea park. It's a huge marine park, and you'll never find the good snorkeling spots by yourself if you don't know this area. So if all this sounds good to you, you can't go wrong renting from Henry. The only improvement I can think of would be the addition of ceiling fans. We ran the a/c a bit more than we wanted to stay cool. And by the way, Henry just finished a new villa, and it is gorgeous. The villa we rented is very nice but basic; the new one is beautifully finished. And it faces directly west, so the sunsets are spectacular! Ask him about it if you want to go down to Black Point. If peace and quiet with boating, snorkeling, beach walking and just relaxing is your idea of a good time, go!

just incredible! Hard to even describe the amazing time we had. Read all the other reviews and you'll see how good it really is (every single one, consecutive stay after stay, is completely positive). I went with my wife, and 2 kids (4 and 1 year old). SOOOOOOOO perfect for kids. The HUGE flats are dry at low tide...great for wandering...my 4 year old was just a tiny speck off on her own as the sun began to set the very first day we were there, off wandering the tidal flats on her own, singing to herself- completely safe and yet so far away --with gorgeous soft white sand so even my 1 year old could crawl around in the little tidal pools forever. And at high tide there's a couple feet of water covering the flats perfect for kids swimming). And deep water just on the beach across the road which is great if the wind is from the south/west. Some really nice elkhorn coral around the corner from this deeper water beach (to the right when facing the water...off the rocky coast. look at google maps for the dark patches. it's a bit of a swim, but easy if calm weather).
Stunningly gorgeous beaches down by where the abandoned Marina development is. Stunning. On the very last day we had the entire beach to ourselves. alone. calm. gorgeous blue water. nice simple snorkeling...good for kids. Just incredible that you can still do this. saw a huge southern ray beneath us in a kayak, a spotted eagle ray from shore just a few feet away (could see the spots), and nurse sharks while snorkeling.
We were originally supposed to stay just a week. And at the end of it we couldn't leave and extended by 4 days. If you're looking for a low-key, island life vacation, it doesn't get any better than this. Oh so good!

My husband and I met our friends for a fabulous week at Henry's home in Black Point. Words cannot describe the view! We had coffee every morning gazing at the crystal clear blue water and the sailboats moored in the bay. The breeze throughout the house was perfect and listening to the crashing waves on the Atlantic side was pretty cool too! We rented a boat from Henry and it was perfect to go do a little exploring. We ate at DaShamon's restaurant and Diane and Simon were fantastic hosts! The food there was superb! The locals were so friendly! Santos, the caretaker, was wonderful! We can't wait to come back for a visit in the near future so we can put our toes in the sand and have a drink in our hand! We appreciate your exceptional hospitality, Henry!

This is a vacation home for people, like us, who want to totally check out and unwind. This island is totally quiet. This is a great place for a couple to come and enjoy spending time together.
The home was well maintained and very clean. There are umbrellas and beach chairs for use. The house has the Atlantic on one side and the Caribbean on the other. The Atlantic side is rough water, but beautiful to look at and listen to the waves crashing. The Caribbean side is clear and calm. The water near the house is shallow for wading and each day it recedes with the tides. If you would like to swim, you simply need to walk further out on the sand to get to the water. We did not see any bugs at all. No mosquitos, nothing.
The house has air conditioning which was wonderful.
We rented a boat and did go exploring a bit. We didn't find any great snorkeling but I'm pretty sure we just didn't look in the right places. There are many beaches which are perfect and you will be the only ones on them, which is fantastic. Again, the water is clear and calm like a swimming pool.
If you want to cook at the house it is best to bring your food over from Nassau. There is a small store and it does have non-perishable canned goods and other items.
There are about three restaurants on the island so you can eat out. We only ate at DeShamon's and it was very good.
The people on this island and all throughout the Bahamas are very friendly.
We used Flamingo Air to fly to/from the island. Neither flight was on schedule so don't plan your connecting flights too tight. Our flight leaving the island was scheduled to leave at 8:45am and didn't leave until 10:45am. No reason other than island time.
We would definitely stay in this home again and we would definitely recommend the home to our friends.
The only issue, and it's a small one, is that there are three blue beach chairs which are comfortable and the other striped ones which have a bar right in the middle of your back. Since you share the chairs with the house next door you have to get down to the beach before them and get the good chairs.

The accommodations were without a doubt, absolutely impeccable.
Clean, well appointed decor, great kitchen setup, lots towels and linens as well as access to a washer and dryer.
Henry the owner checked in with us via phone each morning to make sure things were to our liking.
Santos, the local care taker, was an amazing guy. Anything you needed or any questions you have, just ask Santos, he stops by each evening to check with you.
The golf carts were a wonderful way to get around the island. Don't miss the great beach on the far-side.
The local people are very friendly and they all know your a guest on their island. You can't get lost!
Need some fresh fish or lobster, just ask for Craven down by the docks and you'll have it the next day.
Loraine's Cafe, has great food, a self serve bar and her Mom makes awesome breads.
Deshmond's has a great little 4 seat bar and wonderful homemade pizza.
Scorpio's also has great food and a well stocked bar.
Cooking for yourself, don't miss Adderly's grocery where it's the only place to get supplies and she'll even show you how to prepare conch.
Be sure to take advantage of Henry's Boston Whaler boat to check out the swimming pigs, the iguana beach and the Thunderball Grotto where the James Bond Movie was filmed back in the 60's.
The daily opportunity to stroll on the sand flats when the tide goes out, was spiritually refreshing as well as fun to find sand dollars, starfish, sea urchins and even a conch.
Sitting in the beach palapa sipping a cool rum punch, watching the sun go down and turn into a green flash, was the perfect time to reflect on the perfect day in paradise.

This was our second time renting Henry's place. First and foremost, Henry is a great host. He checked in every step of the trip, making sure we had everything we needed and our stay was meeting our expectations. At the end of our trip, Henry picked us up at the airport and gave us a wonderful tour of Nassau and introduced us to Conch Salad.
Back to the island. The weather was breezy for many of the days. Glad we brought light coats with us which made the wind less of an issue. Still enjoyed the beaches but planned the location after checking the wind direction every morning. Took the boat for a day trip to Stanial Cay. Trip over was beautiful and easy to navigate if you keep and eye our for reefs. The Yacht Club was fun and had a good crowd at noon. New supply store on the island is the best place to stock up.
Every day brought something new. Viewed many new sea creatures both from the shore as well as snorkeling. Snorkeled on the east side of the island. Great things to see but keep an eye out for sharks. Went to Harvey Cay to Bone Fish but came back empty handed. Great location, but no fish this time.
Looking forward to next year already.

All of the previous reviews were right on point. Henry was most accomodating. We talked frequently as he is not on the island. We went over the Christmas Holidays when most people on the island are back in Nassau for Junkanoo. If you do go at this time, call Lorraine's (restaurant) and Scorpio's (bar with food)and Adderly's (grocery) to see if they will be open. Luckily they were. Henry sent grocery's over on the afternoon flight our first day just to be sure. The store was a little bare because the mail boat had not been there, but it had plenty. We took some steaks, a giant log of summer sausage, a giant pack of precooked bacon, crackers, snacks, a few vegetables, cheese and peanut butter. There are a bunch of spices in the cupboards. Make sure to take a reusable bottle to fill with water (there is a water cooler) to lug with you and bring your beach towels and snorkel gear. There was plenty of frozen meat at the store and fresh fish, etc. when there are people on the island. We rented Henry's boat one day and took it up to Staniel and snorkeled thunderball cave and other spots, saw the swimming pigs. Make sure to take advantage of the golf carts and explore every inch of the island. We enjoyed going to the beaches on the Atlantic side and checking out what washed ashore and shelling and finding seaglass. Scorpio's has a happy hour and home owners and boaters come in to enjoy some company. Scorpio's will sell you beer by the case. Lorraine's has great conch sandwiches and fries and her mom makes fantastic fresh coconut bread you can buy by the loaf. Flamingo air has a 35lb weight limit. We easily packed in two bags (for three of us) and could have brought a cooler. Take some laundry detergent as there is a washer and dryer. No need to pack much. The sunsets were amazing and we had a very relaxing and calm, enjoyable vacation. We normally never go to the same place twice but I hope to come back here. They all take us dollars and mast. and visa at Scorpios.
All I can say...and have been saying for the last two weeks. I WANT TO GO BACK!!!! This was the best. vacation! All the previous reviews have said it all. Lunch at Lorraine's for fresh caught conch was wonderful. Lorraine cookedChristmas dinner of turkey, ham, dolphin, lobster with all the trimmings, for us and a handful of boat people. If you go, be sure to get a loaf of Lorraine's Mama's coconut bread. Yum! Henry was very attentive as was Santo's his caretaker.

If you think paradise is lost, think again, because we found it at Henry’s Villa on Great Guana Cay! We have traveled all over the world, and our vacation here truly ranks near the top. To say it was epic is an understatement. We spent 10 days on the cay, and every moment was extraordinary! We explored over 10 beaches/cays and not once, not ONCE, did we see another human being. We played endlessly in the surf, snorkeled among tropical fish, star-gazed at the spectacular sky, kite-boarded on the most amazing turquoise blue waters, and explored every inch of the island.
We rented a boat from Henry, which we HIGHLY recommend. With some navigational help from Henry’s GPS (ask him about this), we boated to countless uninhabited cays. We dropped anchor on deserted beaches, swimming and lounging (it’s so shallow in many places, you can simply sit in the surf and enjoy a tasty beverage) under the Bahamian sun. Words cannot accurately describe how beautiful this place is!
The day before we rented Henry’s boat, we hired Doughboy to take us on his boat so we could get acquainted with the cays. His captain treated us to some amazing sites – the Grotto (an open cave you snorkel to), two cays with huge Iguana you can feed, a cay with swimming pigs, and a visit to an underwater plane wreck. What a special day!
The Villa itself is absolutely perfect –the wrap around porch provides unbelievable views of both the calm bay on one side and the roaring ocean on the other. The Villa is extremely clean, bright, and well appointed for cooking meals. On the advice of others, we flew in a soft-sided cooler with all our meats, cheeses, sauces, etc. I also packed a duffle bag with all our dry goods, so we cooked all meals except one at the Villa. We purchased beverages and some incidentals at Adderly’s, but be aware that prices can be steep since everything must be imported.
Henry was the most helpful and gracious host – we spoke frequently on the phone and he assisted us cheerfully and quickly with any and all requests we had. He was just wonderful.
If you want to fall in love all over again, come to Henry’s Villa on Great Guana Cay.

I have to agree with all the other reviews...I simply do not have words to describe this place, you MUST see it for yourself. I am not even sure where to begin. The house was beautiful. The porch wrapped around the entire house, with views of both the Atlantic and the Caribbean. Beaches on both sides were just a few steps from the house. The color of the water and the sand were amazing and cannot be described in words. I have never seen water so clear and so blue. The island itself was quiet and the locals were all very friendly and welcoming. We were very glad we stayed here rather than nearby and more crowded Staniel Cay. The included golf cart was great for getting around the island. Also included is satellite TV, wifi and free calls back to the U.S. The house itself was beautiful and very clean. Santos, the caretaker, was always a quick phone call away and he took care of everything we needed. He even brought us a can of gasoline for our boat when had been unable to fill up! (There is no gas station on Black Point, so if you rent a boat be careful...there is a gas station on Staniel Cay but they sometimes close a bit early apparently!)
Unfortunately our vacation was cut short by Hurricane Irene. Luckily, there was no damage to the property and everyone on the island was able to stay safe. The owner Henry had been keeping an eye on the weather for us, and even made all of the arrangements for our evacuation for us. We did have insurance, and he has also been very helpful and prompt about getting all the paper work together we needed to file a claim. We were really disappointed but cannot wait to go back and make up for the time we lost there!
I have never received this level of attention and care anywhere. Ever. I would absolutely recommend this to anyone looking for a great place to spend your vacation.

My wife and I spent our last anniversary at Black Point Ocean Villa and it is going to be hard to beat. This place is amazing. Very private, comfortable, and the people of Black Point are so nice and welcoming. Henry was so helpful with getting everything ready for us, and he really cares that you have a special time at his rental. We loved getting to explore the island in the golf cart. It was unreal!! Every beach we went to was private. You must meet and go out on a boat tour of the keys with "breadboy" him and his wife are beyond kind and really made us feel at home. Breadboy took us on a tour on our anniversary - which is something we wouldn't normally do, and he made it so special, showing us things of beauty that we never could have imagined. It was perfect. Later in the week we rented jet skis from him and explored on our own which was one of the most beautiful happiest days we've ever had.
This place is very special. Not for those who need the luxuries of a fine hotel or an island full of exotic restaurants. The house itself is very nice and comfortable, and has everything you would need. It has beautiful views of the ocean from both sides and from your bed. It's just amazing. If you like privacy and a very slow paced vacation, this is the place for you. We loved this rental and island. I really don't know how we will ever beat this anniversary trip. Just amazing.

My husband and I absolutely love this rental!! We have been to Kauai and Oahu and will probably never go back after staying at this villa. What makes this villa standout compared to others on the neighboring cays is that it is on a beautiful white sand beach, it has a very nice gazebo on the beach, lots of amenities such as a golf cart, washer/dryer, grill, full kitchen, and free calls back to the states. The location of this villa is also perfect because you can see the Atlantic Ocean out the front door and the Carribbean is out back door. It was really nice to look out over the Carribean ocean as we grilled and at night relax in the lounge chairs on the gazebo and look at the millions of stars. Aside from the the view and all the wonderful amenities, the house is really clean and the landscaping around the house is very nice. This area is really relaxing because there is no traffic, everyone on the cay is very friendly, it is safe to walk around at night, and the food is really good. I would like to thank Henry again for a wonderful and relaxing stay, along with Sontos who would help us out if we needed anything, Raymond for the wonderful tours of the cays and transferring us to/from our flight via Watermakers, and Resa for showing us around and the wonderful hospitality. We made a lot of friends while on Black Point and after a week of being home we really miss the area.

This was our first visit to Blackpoint and our second visit to the Family Islands. This was our favorite place to stay and our favorite island. We love solitude and quiet natural surroundings and this villa was perfect. With an almost 360-degree view, we could watch the sun rise over one beach on the east side of the island, and watch sunset over Blackpoint Harbor, all from the fabulous wrap-around porch. Each beach is an easy few steps from the house, and the golf cart was a perfect solution to getting around this small friendly island and visiting any of the many deserted beaches. This villa was an ideal vacation home for us - we swam, snorkeled, paddled, took long walks, beachcombed, grilled our dinners on the patio, and enjoyed quiet evenings and dark starry nights. We chose this rental because it was pet-friendly, and we'll go back because it was a well-appointed vacation rental in an incomparably beautiful and quiet setting. We highly recommend this villa, especially for romantic nature lovers with families or pets or anyone looking to get away from it all. The local airstrip makes it a plus for private pilots.

We just spent a fantastic week at Henry's home on Black Point. The pictures you see do not give justice to exactly how beautiful the water truly is. I have travelled all over the Caribbean, Mexico, Hawaii, Costa Rica, and Brazil and have never seen water so blue and crystal clear. The house is very well kept and Henry and his staff cater to your every need. This is not a resort type setting that you can dial room service but it is absolutely and totally relaxing. Henry includes a golf cart in the rental and you will need it to get around the island to visit Lorraine at her cafe or to shop for convenience type groceries at Adderly's. Best advice I can give is to bring your own frozen meat, cheese, salami, nuts, Powerbars, laundry detergent (washer and dryer work great) and other day to day items because you won't find them on the island. We used the grill everyday and bought salad prep items at Adderly's.
Charter a boat or Jet Ski from Raymond "Bread Boy" Andrews or from Henry and they will make it a special trip. We did both and enjoyed every minute. Make sure you spend a day at the beach at Plain Bay...we spent 3 days there and were the only people on the beach! Internet is available at Henry's house although sometimes it was up and down but they are updating the service on the island. Get out on the island and explore...we covered every inch. Nicest people we have met in a long time. Everybody waves and says hello and actually means it! Don't count on that cell phone working if you have Verizon...we didn't miss ours! Oh and don't overpack if you are flying on Flamingo Air. They have limited cargo space but will make sure your bags get there.

We have been to the Bahamas many times and usually forgo busy Nassau, and head straight to the Family Islands. Once my daughter found Henry's villa on VRBO, I knew where we were headed. We found the villa is just as described. From the porch the deep blue Atlantic and the light blue Caribbean are visible with a turn of the head. A lit path leads down to a beachfront gazebo with views both day and night. The beach on Plain Bay at the southern end of the island is simply stunning. The residents of Blackpoint were very friendly and helpful. It is necessary to bring your own snacks, meat and milk, but there is plenty of fresh seafood available. We brought a cooler of meat, cooked on the BBQ and ate very well. The pizza at Deshamons is excellent and a great time was had by all at Lorraine's happy hour. We rented a fine boat from Raymond Andrews. He was an excellent boatsman and showed us how to get the many other sites close by. He also gave us a tour to the Land and Sea park, which is a must see. It is the best snorkeling I've seen in all of the Bahama's and Raymond knew the best spots. The kids also loved the swimming pigs and the giant iguanas on the nearby islands. Henry was surly the best owner we have rented from. His kindness and consideration of our needs is what prompted me to write my first review.
