First off, this place looked nothing like the photos in your ad. Second it is infested with bedbugs and I have over 150 bites on me. Thirdly you should actually send someone to review the place before you let them advertise with you.

The pictures made the place look much nicer than it was. The bathroom wasn't properly cleaned. The water is pretty nasty. The bedrooms are on the 2nd floor, the bathroom on the 1st - can be challenging at night for we seniors. The price is great for the location but, as I should have realized, you get what you pay for.

It’s a place to sleep that was clean and easy access to town.

This is what we were looking for, a place to sleep close to a function we were attending. Place is clean and beds comfortable. Had a problem getting door to lock and used the back door. Never could get volume on TV to work.

The pictures on line are very deceiving. Wouldn't stay there again. We left the place one day earlier. Drains were clogged the windows and the window seals were filthy. So I lost 75.00 dollars cause we didn't stay the second day.

We rented this cottage twice this summer. We enjoyed it thoroughly both times! Sandy is a great guy, and the cottage was comfortable & had everything we needed (except for silverware - haha. We were toying with the idea of stopping at a garage sale to stock the place up... :). It's a well-priced cottage for the type of rustic experience it provides. It's not lakefront, so you're sacrificing sunsets and the shimmers of the sun off the water, but the dock access across the street that comes with the cottage was top notch. We have a 19' Sea Ray bowrider and were able to dock it with lines on both sides of the boat at the dock. The only drawback about this spot on the lake is that it is super shallow. I scratched up my new prop and skeg pretty significantly the first time we were there, but learned my lesson the second time around, when I installed a depth finder on my boat & also raised the outdrive above the trim level when putt-putting in and out of the dock for about the first 100 yards off shore. Overall, we loved the experience - and look forward to coming back next year as our schedules avail. Thanks, Sandy!

Very functional cottage and well stocked with everything you would need; towels, utensils, etc. Conveniently located near the lake plus a short drive to Bemus Point. The fire pit in the backyard was nice to have. We would stay again.

Good location nice dock. Stayed here in the past and would stay here again. Older house but comfortable and clean.

When booking I messaged the owner and asked about the dock and never got a response. The main reason I booked this house was to be right on the water. When walking down the road to find the dock that was in the picture we were approached by a woman that told us that it was private property and we were not allowed to be there. Neighbors were loud also and we could not enjoy the time outside at the fire pit. We did not stay the second night as it was so hot upstairs and uncomfortable. I would suggest the owner take down the picture of the dock on water as this is deceiving to anyone who wants to be on the water. We booked 2 nights but left after one night. I would not recommend.

This was a basic, no frills, cottage. It was clean and the beds were comfortable. The kitchen had any basic equipment you might need. The back patio on the canal was pleasant for sitting outside. There is a washer and dryer. The host was super responsive. The bathroom is quite small with a combination tub showet - might be difficult for those with mobility issues to step into the high tub. Likewise, the stairs leading to thr 2 upstairs bedroo.ms are narrow and steep. The cottage is convenient to the village of Bemus Point. We walked there and back to dinner one evening. Overall, this iwas a good alternative to a hotel for my sister and brother and myself.

We really enjoyed our stay it had been 13 years since we were in the area and it was a nice little house to rent for our stay. We had everything we needed.

My husband took my two sons here for my son's birthday and had a blast at this no frills cottage. Tributary right out your back door and lake within walking distance. They pulled out lots of different species of fish all day all night. Enjoyed a fire and cooked up some good meals in the kitchen. Check in was easy the owner was actually pulling in as they were. Definitely will book again thanks so much Sandy my son had a great birthday!

Great place to stay.... was there 4 the labor day weekend.... everything you need.... beautiful creek in the backyard great time fishing.... short walk across the road and thru a yard 2 amazing views of the lake and dock to fish from as well.... would definetly stay again.... plenty to see and do with many towns close by.... the cabin had a beautiful charm 2 it....

My son and I stayed here for 3 nights in June 2021. It does look a little rundown when you get there, but once inside it was clean and inviting. There is no A/C, but a heater and many fans. Direct TV and Wi-Fi bonuses. I couldn't figure out how to work the stove (it's antique probably from the 60's) so we ordered pizza from in town (just ok) and ate at a local restaurant.

My family and I were looking for someplace inexpensive on our way through the area and Sandy's place was perfect. It is an older, outdated home, but everything was clean and comfortable. My kids enjoyed fishing in the creek behind the house and on the dock on the lake. Sandy came over and introduced himself when we got there. He was very friendly and welcoming. If you're looking for something inexpensive without frills, this is it.

Great location, close to Bemus Point and lake front restaurants. It’s very rustic, expect it to be more like a camping/cabin experience. We loved the convenience of being able to bring our puppy.

We were looking for a cheap place to sleep while passing through the area and this was just that. It’s an outdated home with no frills, but if you don’t plan on spending a lot of time inside then it works as a clean place to sleep. It was pretty warm inside on a hot August day, but there were plenty of fans provided and it cooled down well overnight. Again, if you’re looking for an affordable place to rest your head and take a shower while you enjoy the lake or local attractions, this place will work!

Our VRBO was sufficient and clean and pretty much what we expected but no AC in July is not ideal. That was something we weren’t expecting.

Nice, quaint, cottage. Has everything you need and close to town.

Cozy

The place is old, a little run-down, but cozy in its own way. Everything was provided for a comfortable stay, and the area was quiet. The small backyard ends at a canal; the cottage isn’t lakeside, but it’s right across a gravel road where there’s a dock to use for anyone staying at the cottage. There are more expensive places to rent if you want something fancier, but the price for this one for a two night stay was very reasonable.

We saw the cottage we rented online. It showed a dock by the house and the house on the lake. Neither was true. We were on the canal with no lake access. We had to take our boat to public launch Everytime we wanted to use it. This is not what we thought. Also, very old house with beds upstairs. Very misleading advertising. Not satisfied.

Good cabin to get away and do some fishing

very nice little home , We had booked it twice already and will do so again , very friendly owners , had everything we needed for our stay , no problems with anything , could watch TV and use WiFi . good spacious deck ,can go paddling in the creek behind with your kayaks or canoes ,or hangout at the dock across the street where you can dock your boat.nice little firepit area . truely a nice cozy little place.

My husband and I met my parents here for a long weekend. It was wonderful to be able to wake up early and fish right from the back yard in the creek. It was also a huge bonus to have Lake access right across the street with a large dock for our pontoon boat. Next time we’ll be sure to bring our kayaks! The stairs were a little steep up the narrow hallway to the bedrooms. This made it tough to maneuver efficiently/safely with little ones, but we made it work.

This place was very dirty - filthy bathroom, wet area rug on the floor and really old, musty linens on the bed. No locks on the first floor windows and the back of the house faces a trailer park across the creek. We left for a hotel because I didn’t want my kids to get sick.
