Great balcony, nice and bright apartment (although older building).
The apartment is run through a French holiday home provider so you need to register with them and follow their instructions and reserve a deposit in case you make any damage. They are friendly and it works but it is not as hassle free as using Booking.com.

The location close to the town centre

Location was great, 10 minutes from the station and 10 minutes from the beach.
Surprisingly there was no bread knife (strange for France) the apartment block is old, I would say 1920's but kept well. Not modern but comfortable.

The location is excellent. Very close to the train station (which we used to go to Monaco), next door to Lidl and a stone's throw from a couple of really excellent restaurants.
We liked the building too - very solid and no noise from other apartments. The apartment is also high enough that traffic noise was not really an issue. And the apartment itself is quite quirky and bohemian - charming in its way, though neither large nor luxurious.
There's a great terrace, though it appears to get no sun (being on the wrong side of the street), so though large it would be disappointing in the summer for anyone wanting to benefit from the rays. (We visited in February.)
The agency were very good at communicating with us prior to our arrival and arranged for a taxi to pick us up and for the driver to hand over the keys. That removed any anxiety about flight delays and missing the office opening hours. That said, you really don't need to spend 35 euros on a taxi from the airport: the train or tram would be much cheaper!
The bed in the bedroom is comfy; BUT the sofa bed isn't up to much. My son slept on it for the four nights we were there and said he was glad he didn't have to sleep on it for any longer. It's designed for two people, but with a nasty gap in the middle, dividing it into two narrow slots. What was worse, from my son's point of view, is that the living area has next to nothing in the way of curtains, so he was woken by the light early each morning. I DO NOT RECOMMEND THIS APARTMENT FOR MORE THAN TWO PEOPLE SHARING A BED. To offer if for four is a bit of a nonsense. It's much too small, quite apart from the issue with the sofa bed and curtains.
The lack of sun on the terrace would have disappointed us, had we been staying later in the year. As it was, the weather was quite pleasant, so we might have enjoyed sitting out, if the terrace had benefited from sunshine.
Unfortunately, the apartment was also pretty cold. Clearly, that wouldn't be a problem for anyone staying later in the year; but in February the two small radiators giving off not very much heat were inadequate. (The heating is controlled for the whole building, so we couldn't adjust it.) We needed to have a heater. The temperature dropped to around 15 degrees later in the evening: that's colder than we keep our hallway at home!
One final gripe, though it's a relatively small one - the apartment could have been cleaner. Superficially it was clean. But the fronts of the kitchen units, and more particularly all the kitchen utensils in the cupboards, were really quite marked and tacky.

Location was perfect. Balcony was a plus as really good size. Clean and well equipped apartment.
Some of the furnishings could do with renewing. Shutters looked like they might disintegrate. Could benefit from a safe for valuables.

having an electric adaptor plug to make it compatible w US or other countries would be helpful. I had brought mine so this is just for extra feedback
a note for the main entrance door: initially we had trouble opening the door to the apartment because one needs to grab the knob to pull the door hard while turning the key on the lower lock clockwise to the end to open the door. another note is that if the windows to terrace are open the wind current may shut any of the doors so be careful!

the terrace and the location
the ceiling was cracked. there were some leaks from the upstairs neighbors.
the heating was bad. we slept with the AC on in order to be fine.

Well-situated hotel, right next to the Luxembourg Park. Great room with everything needed and a wonderful view on Parisian rooftops and Eiffel Tower! The staff is amazing, always-welcoming and happy to help with anything you need. Definitely coming back.

1.No one was there to greet me. I had to ask a librarian next door if I could use his telephone to call the office.
