The villa was fabulous!! Spotless and fully equipped. All of us had a wonderful week with superb air conditioning and Wi-Fi. There is plenty of space and we all had a wonderful time.

We stayed at this villa as a family, with our grown up children and granddaughter who’s 2.5yrs old. It was perfect for us as it has the separate apartment downstairs for my son, partner and daughter and the rest of us stayed in the main house.
The villa has everything we could have wished for. Definitely something for everyone including the pool, which incorporated the toddler pool. The outdoor games area which included a pool table, which was very popular!
The outside kitchen with BBQ, including the American size fridge was perfect for outdoor dining and keeping the beers stocked up!
There is lots of space in the villa and different areas outside to sit and relax. We certainly didn’t feel on top of each other, which is exactly what we wanted. The villa was home from home really. Everything we needed in the kitchen and a lovely food and drink welcome pack, which was especially welcomed as our flight was delayed.
The town and beach is probably a 15 minute walk. Took us a bit longer in the heat with the little one, so that’s to be expected. There is lots of choice with local supermarkets too.
We had a couple of issues initially which were quickly resolved by Rick and Helen who manage the villa. They were extremely welcoming and really helpful.
We have booked again for 2026, so looking forward to making more family memories!

Perfect Villa in a great location! Literally home from home. So many additions to keep kids and teens entertained and a beautiful pool area. Great communication throughout, will definitely look to book again in the future.

We were a group of 8, ages ranging from 5 to 60, plus friends popping in and out during the holiday.
The facilities are second to none and the group made maximum use of the pool, the sports room, and the excellent summer kitchen.
Comfort wise there is aircon in all of the rooms, and a laundry room meaning that you don't have to pack so many clothes.
There are TV's in the main areas with a good selection of channels.
I could carry on but you'd be here all day. The web description and the other reviews tell you all you need to know, facilities wise.
The villa is located a short walk from the town, so easy in for the day or an evening meal.
It was fantastic.
We were received by friends of the hosts who showed us how to use the alarm and left a welcome pack. We had a whatsapp group, so comms with them were quick and easy. They always responded within minutes.
The best holiday we've had in a very long time.
The kids want to re-book already which says it all.

Large pool and poolside area with pool games and floatables provided, bbq area beside pool and separate darts, table football, table tennis and pool table.
Absolutely spotlessly clean inside and out, everything you need for a relaxing stay is available.
Short 15 minute flat walk to the supermarket, town and beach for provisions.
Superb hosts and house keeper with a warm welcome making our stay relaxing from the very start.

Had a fantastic holiday in this villa, just perfect. Saving up for another. Villa was ideal for us all with grand kids and sons and daughters.
If anything was wrong, which was very rare, it was sorted quickly.
We had the pool heated and glad we did, this was cleaned often.

The images in the description do not do justice to how wonderful this property is.
We were a party of 9 with teens and 80 year old parent and the property catered for all of us.
It is very clean and tidy, the kitchen is well equipped and has everything you need to eat in at home. The summer kitchen is equally well equipped and clean.
All of the rooms are light and spacious with lots of storage and space for bags and clothes.
The villa is in a wonderful location with shops very close by for food and general shopping. The beach is easily walkable and the town has amazing restaurants.
Communication with the owners and a welcome from Helen and Rick helped us settle in well, they were available on the phone with any questions / queries and were really helpful.
This property is amazing and we will definitely be going back.

We stayed for a week with our family of 9 at this villa. We felt very welcome thanks to the kind messages before arrival and the warm welcome by Helen and Rick. Also during the week, they were very attentive and responsive for anything we needed. The house is incredible, perfect location, amazing views and wonderful outdoor space. All amenities are up to high standards, and everything is extremely well maintained. We could easily walk to Moraira, to restaurants and the beach. Overall highly recommend this villa!

Overall an absolutely brilliant villa and location. Main villa lovely, well equipped, nice furniture etc. However the lower apartment bedrooms not great, dark and uninviting, too small for king size in our opinion and not the best aroma either. But that was literally the only downside.
Would be fabulous for 4 couples.

We had a wonderful stay at this excellent villa. Our group ranged from a great grandparent down to a 6m old, and everyone throughly enjoyed the 2 week stay. We have previously stayed in several villas in Moraira/Calpe and this unquestionably provided the best variety of outdoor space for everyone; great large dining table on main living floor; outdoor dining and lounge area on ground floor including automated awning; table and chairs in the poolside kitchen area; courtyard table and chairs outside the apartment. Superb. Villa was very well equipped; very usefully, 2 fridges in main kitchen and a small wine fridge; fridge in apartment and large fridge in pool kitchen - so helpful. Lots of useful ‘extras’; games to use; pool table, darts board, table football, table tennis table, giant connect 4 and so much more….. Lots of pool toys to borrow. Pool with the ‘kids corner’ was a massive hit with all our party and particularly good for the small children in the group. Walk into Moraira is flat and no more than 15min - really convenient for all. Support from owners reps in resort was excellent - great contact before we travelled, comprehensive handover and very easy to contact during our stay - excellent. I can throughly recommend this villa and would love to come back soon!

We had two wonderful weeks at this lovely villa. On arrival the villa was immaculately clean and lived up to all our expectations
The pool area is huge and easily accommodated our two large families. The outdoor kitchen and toilet/shower were a real bonus.
I would unreservedly recommend this villa to anyone wanting to stay in Moraira.

This was our first ever villa vacation and the villa surpassed all our expectations. The photos don’t tell the full story and cannot convey the amount of space. From check-in to check-out we enjoyed ever minute of our 2 week stay.
We were worried about the size of the smallest bedroom having read other reviews, but it was fine for 2 adults. All other rooms were also made up as Kings and were of good size.
We spent most of our time around the pool and the outdoor kitchen. Pizza oven was great fun to use and got everyone involved in the making. Good size BBQ came in handy too.
The pool, pool toys and games were put to good use by everyone. A fantastic area for lazing in the sun, with 3 large parasols (2 are movable), plus all the different seating areas for those wanting some time alone.
If we have another villa holiday, this one will top of our list or the one we will compare all others against.

Wonderful villa, even better than the photos. The outside space is amazing, with lots of sun till 6pm (June).
The location is very good, only 15 mins walk to town or beach. Loads of great restaurants in the busy town to choose from.
I don’t think you need a car here - we got a big Mercadona delivery at the start of the week which was a great idea.
We had a great and relaxing week in a beautiful villa. Pool size is perfect for the amount of people it sleeps. Another review mentioned the smaller bedroom only being suitable for one person - we disagree, yes it’s a bit smaller but still fine (perfect for two kids) and you have the extra space in the apartment anyway.
Make sure you look at the PC for photos of the villa before the refurb - what a difference

The property and location where very good
Only a small remarque regarding the bedrooms in the apartment. One of the rooms is to small to sleep with to adults. This should be a single room. Therefore I would say it is not recommended to stay with 12 couples

We spent 2 1/2 weeks at the villa with family and friends , ages ranging from 1 year old - 75 years old ! Fantastic villa , loved the pool , games room and summer kitchen, literally had everything we needed . A short flat walk into town where there is an abundance of cafes / bars / restaurants alongside the beach and the harbour.
Excellent communication throughout , easy check in / check out and always very responsive if we had a query .
I would highly recommend and would definitely stay here again if holidaying in a group.

A fabulous holiday in a beautiful villa. It had everything to cater for your needs. The owners were lovely and the villa was spotless and decorated with a modern touch. Location of the villa was good, about a 10 minute walk away from the town and beach. Thank you for a great holiday!

This beautiful villa did not disappoint, everything is exactly as described. Communication is excellent, location is good and the standard of facilities is excellent. We enjoyed evenings sat outside watching the tiny lizards and just taking in the beautiful surroundings. We would definitely recommend paying the extra to have the garden sprayed though, we did this and during our 1st week there were just one or two mosquito bites amongst us but during the 2nd week a few of us suffered quite a bit with one of our party being particularly tasty and acquiring 18 angry bites in total. We did however have 2 storms where it rained so this probably made it worse. My only suggestion for improvement would be a cover for the soft seating area as we had the threat of bad weather 3 times during our stay and each time had to remove the cushions and then put them back the next day, even though we weren’t using them, as they take up quite a bit of space. (This is by no means a criticism, just a suggestion)
I would definitely recommend this villa and guarantee you will not be disappointed!

The villa is perfect for a large group and has all the amenities you need whilst on holiday, the local town is also great with lots of nice restaurants and bars. The hosts are also really friendly and happy to help with queries.

Moraira family holiday
The property can take 12 guests and there is plenty of outdoor space for everyone. The weather was excellent so outside all the time, seating in the lounge would be tight if 12 people wanted to sit down together. Hosts were excellent and we felt we could have contacted them at anytime. The en-suite could do with a deep clean around the tiles and football, darts and pool table could do with an upgrade. Great villa and great location.

This property gave us the opportunity to gather as a family. It was a personal and expensive choice to have the pool heated as we had a couple of 2 yr. old grandchildren with us. My only suggestion would be having to pay each day for an extra cot when renting a villa that sleeps 12 people.

Lovely spacious holiday villa
We had delayed our family holiday twice due to covid, however it was worth the wait to spend a week together in this fantastic, well-equipped home! Both outside and inside spaces are generous and allowed us all to gather together and equally enjoy a bit of space on our own if needed. The pool area is fantastic with comfy loungers, shades and an outside kitchen..we spent most of our holiday there!
The town is an easy 15/20 minute stroll with a huge choice of bars and restaurants to choose from and the supermarket is just a few minutes walk away..so no need to for a hire car.
Our family had an amazing week, thanks so much for renting us your lovely home and also thanks to Helen and Rick for key handover and lots of helpful information during our stay - would thoroughly recommend to anyone and hope we can return sometime soon!

Wir haben den Aufenthalt im Haus der Fam. Dudley sehr genossen, es war fantastisch.
Ein besonderer Dank gilt auch Helen mit Ihrem Mann,
Sie haben alles sehr gut erklärt was im Haus zu beachten ist.
Die Ausstattung des Hauses lässt keine Wünsche offen, alles ist vorhanden und in einem sehr guten Zustand.
Wir haben gegrillt, Paella selber gekocht, alles kein Problem.
Die Lage zur Stadt ist optimal, ein kleiner Spaziergang und man erreicht das Zentrum von Moraira.
Resümee: wir kommen sehr gerne wieder nach Moraira,
es war wunderschön.

We had a lovely stay in this villa and perfect place to stay with kids of varying ages.
The villa is well equipped and has a stunning garden and outdoor space which was great for our party of 12 people of varying ages. Location is very close to all amenities and Moraira centre (walking distance to everywhere).Communication with owners and property managers was great from beginning to end and the few very minor issues we had were very quickly resolved within a few hours and communication with the property managers was easy too.
Overall a great villa for a large group and it had everything we needed. The main kitchen is a little small for a big group (only two small fridges and no freezer inside.) However it did have an outdoor kitchen (with a large fridge) which we really needed to use during our stay. The villa did have a slightly musty smell but this was probably due to it being closed for a while before our stay. Overall a highly enjoyable stay and would recommend it!

Everything was as we expected
Our stay has been so nice! Everything is the same as in the photos. The villa has every detail and it is very well furnished. Rick and Helen have been caring about everything and trying to help us all the time. We cannot complain about anything. We look forward to coming back! Thank you!

Fantastic house in a great neighbourhood
I couldn’t really fault anything with the property, it was nicely fitted out and had everything we needed for our 2 families and kids. The pool and outdoor areas were fantastic and and with so much space that we didn’t feel crowded at any time. Moriera is such a lovely little town as well, so much less built up than some of the surrounding towns and there was endless choice of good quality shops and restaurants. I would highly recommend this property.

Lovely winter holiday in fab villa
Our extended family stayed for a short winter break in this lovely villa. It was perfect for facilities, outdoor space, indoor space, and being an easy short walk to Moraira. I have stayed in Moraira several times before but not had somewhere that doesn’t involve a hill or long walk to town before.
The swimming pool was lovely and warm despite it being in December and the kids loved the pool goals, and it has a small cordoned off area perfect for my young grandchildren.
The games room kept the youngsters happy with pool and table football and the summer kitchen was great for outdoor cooking , especially once we worked out how to use the pizza oven.
In the evenings we sat on the large covered terrace with pretty flame heaters overlooking the beautiful garden which was all a bit surreal in the winter.
Rick and Helen looked after us really well, being very helpful for any questions we have, and the villa was spotlessly clean
Thanks for a great holiday , I can’t wait to go back another day for a longer break .

Beautiful villa in Moraira at a good location.
This villa is near enough the beach, shops and restaurants.
The pool is nice and the villa has space for big group.
We would have needed table and chairs inside for early meals with childrens. Especially at the rainy days.
The downstairs and apartment moisture was a bit harm especially for the allergic.
