House was in a great location to go float the river and close to lots of restaurants and bars!

This property was everything and more! All of my friends loved the house and we were able to have amazing memories! Plenty of bedrooms, owner was very responsive and helpful. I would highly recommend this property for large groups!

House is right on the river and close to Schlitterbaun and restaurants. House itself is spacious with great spaces to hang out both indoors and outdoors. Property manager was extremely responsive and nice. Would definitely stay here again.

We had an amazing time! Of course we overpacked not realizing the house was fully loaded with all the necessities to enjoy the river! We even had everything we needed to cook large meals. Patio was great! Outdoor space was great! Easy access to the river!

What a great home for our family for the weekend! Had everything we were looking for, lots of room, and the outdoor patio was fantastic!

We were very pleased with this property, working with the owners, and the location. We couldn't have had a better time or stayed at a better home. This property was super clean and comfortable. I highly recommend staying here.

The house is very easy to get to, and has plenty of parking. We enjoyed the deck, where we played cards, talked and watched the river. There’s really not anyplace, yard, for little ones (3-11years) to play, except the driveway. The upstairs loft/sleeping area is very spacious and nice, but tends to get very warm. The A/C is controlled and monitored off the property, so adjusting the air (below 70) is forbidden. There are signs posted everywhere to NOT turn the A/C below 70*. If you do, it gets shut off for a day. We had trouble connecting to the WiFi, but after great communication with the owners, they came over and fixed it. The kitchen is spacious, where we enjoyed preparing a yummy family dinner together. The ‘Party Room’ has a bar, refrigerator, microwave and that’s about it. There is an outdoor tv next to a big picnic table that we enjoyed. The access to the river is off the back deck, down a metal spiral ladder that looked a little scary. The side gate (that had a sign leading to the river) off the deck was zip tied shut, so there’s no getting out that way. You have to walk out the front door to the street and walk down the side of the house. Check-in for this property is 4:00pm, so by the time you get in, explore the house and get supplies, it’s bed time. Check-out is 11:00am sharp! The neighborhood and surrounding area is very charming, and the owners were helpful with the WiFi. We’d probably stay at this property again, if the weather was much cooler (outside temp was muggy and warm, inside was even warmer with 17 people and not being able to cool the house a little) and it was just adults. We still give it 4 out of 5 stars.

After floating I can’t think of a better location on the Comal River. It was a short distance to the Rockin R river rides, and we passed the house on the river during our floats. The bed rooms were great, the outside deck was abosolutly perfect!

We had a wonderful time! House is in great location on the Comal River and within walking distance to many restaurants and stores. Great for a larger group!

The house was great with good common areas, wonderful deck areas, and good access to the Comal. The Comal is such clear cool water and shallow enough in front of the house that our manty children could play. And close enough to the chute that the older children walked up river and road the "rapids" down to the house - and they did it repeatedly! The cooking capacity was excellent with two ovens, a good cook top, a propane grill and a charcoal grill. BUT we found beer bottles (full of cigarette butts) on a balcony, pizza under beds that predated our arrival, most beds were "made" with only a bottom sheet and a light blanket thrown over it - i.e. not made and ready to use. The towels were all in the dryer - not quite dry - and had to be folded and distributed. With the substantial cleaning fee charged, I felt that the cleanliness was totally unacceptable and required substantial work on my part before I could begin to enjoy the facility.

We had a wonderful time at the property reuniting with friends. The home was spacious and clean. The kitchen stove was broken when we arrived but the owner was quick to try and fix it. The team of managers were communicative and helpful.

Beautiful views, house is amazing, outdoor decks are perfect for outdoor gathering. We had to change our big wedding plans for my daughter due to Covid...she got married on the courthouse steps with immediate family and her bridal party and then we came back to this amazing house to toast the couple and have dinner. It was truly the very best. Enough space so everyone could spread out and really enjoy the weekend. I would highly recommend this house!!! We will be back!

Great location and space to hang out with friends. The bar area and back deck were awesome. Plenty of sleeping space and didn’t feel at all crowded for our group of 16.

This home is in the middle of New Braunfels. Comal river is immaculate!!!! Crystal clear!! The house is within walking distance from everywhere! so convenient!!!! Would totally recommend!!!

The house is very nice. We thought there was better, easier access to the river than there ended up being, especially for the price. View was nice. Very high rates for winter. The upstairs sleeps a lot of people but they are all in 1 big den together.

Everything was great! Plenty of room for my family from NC and CA. One suggestion would be more coffee cups and to double check the outside lighting. Porch light did not work and it was very dark, luckily the light in the steps worked.

The house was very conveniently located and perfect for our stay. Will definitely be booking again in the future.
