Fantastic kitchen to use with everything you need. Nice outdoor area with tables to eat meals. Agua potable hot and cold. Everything was super new and clean. Beautiful view from the outdoor terrace on the second floor. We really loved sitting outside in the mornings having a coffee and watching/listening to the birds. Very comfortable bed and bright room. Excellent location for walking to Cocalitos and Cenote azul. Super close to multiple options for kayak rentals In cenote esmeralda. Easy 20 min walk to town on coastal road or if you want it's easy to flag down a taxi. It's possible to do laundry. Cheap bike rental compared to in town. Thanks Cynthia!!! (She is so helpful and we really liked the entire family atmosphere).

wifi was not strong within the rooms. but it was good on the patio which was the best place to work.

Surprisingly, they had an equipped kitchen we could use, which wasn't mentioned in the offer, but we were happy to use it for our own meals. Otherwise clean and comfortable.

Since it's close to the main road, it can get a bit loud in the early morning when big trucks pass by. Otherwise, nothing to complain about.

Location, close to the highway, only reachable by car, far from the city center by foot. The beach Cocalitos could be reached by foot in 500 m, but you'll need to walk along the highway and cross it.

Example of a very simple accommodation but impeccably clean room and bathroom. Excellent bed and linen. Super value for money. More suitable if you have a car.

The entrance to the place was a building site. I guess they are building more area for guests. Once you pass that you will see the white stonewashed building with the rooms. Do not get overwhelmed with your first impression.

It's cozy, staff is helpful and nice.

Location: it's not walking distance from the tourist attractions but they offer bikes to rent. Bikes are MTB, really good state and cheap. It's next to the big road so if you are sensitive to car noise, it's not your place. I found cockroaches in the room, even though place looked really clean - I think it was because there's a lot of nature closeby and roofs are not 100% sealed so animals can go in easily.

Cynthia did her best to help and also allowed me to check in early. AC worked fine. Parking available.

First of all I just want to say that my review is not a reflection of Cynthia, the owner/caretaker, who seems like a very nice person. However i have to be honest and say this was NOT a restful stay, far from it. There was just too many small details that kept adding up to a big disappointment. It felt more like an Airbnb-in-progress than a hotel. -room/bathroom not cleaned, towels not changed between nights -very poor wifi in rooms -lukewarm water in the shower -no minibar/mini fridge - and if you leave anything out, ants WILL come -no breakfast options and nowhere to eat within easy walking distance -no full length mirror -no bedside table - no safety deposit box (door/lock is pretty flimsy and there is no gate or floodlights from property OR from the road -unpaved road coming off the highway -inconsiderate people around the building - some were staff (playing loud music while painting windows) others i'm not sure if they were guests or living there but having loud phone conversations outside at night time, sitting in the chairs outside my door and under my window, making me feel generally uncomfortable. -pillows were flat as pancakes, not plump hotel quality - combine it with the noise outside and it was the worst night's sleep in my whole 3 weeks in mexico Cynthia did try to help (keeping items in her fridge for me, brought a different pillow even though it was still pretty flat) but you shouldn't have to keep asking for these things when they can just be provided for a more easy experience. The thing that bothered me the most were the people who kept hanging outside my room, making noise and making me feel uncomfortable. Add to that the lack of comfortable pillows/neck support, lack of decent wifi and lack of hot water !! There's too much to improve, I personally was relieved to check out and if i had known i would have this experience i would have chosen elsewhere.

The host is super helpful and kind!
