Overall, our stay was fantastic. The house was able to accommodate my extended family of 20 people, pets and including children. There were plenty of activities to keep us entertained, such as a billiards table and table tennis. The location was beautiful, with a stunning view. It was also conveniently located near grocery stores, restaurants, and most importantly, just 5 minutes away from Lake Tahoe. The only comment I would make is that the house could use some updating/refresh and newer furniture. Despite this, we had a wonderful time and I would highly recommend this property to others.

We were a large group from ages 1-45, every single one of us enjoyed this home, perfect location, we were able to see the complete lake. Many small shops around the small towns. The property was perfect large back yard to play in the snow. Plenary of space in the house. We never felt tight. Our 4 days here I never heard a complaint, we whant to come back next year.

Great spot for large groups who need lots of separate rooms. Beautiful view of the lake. The main couch was dirty/broken, carpets weren't especially clean, and the place needs lots of little fixes (e.g., patching a hole in one wall of one of the bathrooms).

The place was perfect for 12 older guys, each wanting their own room. Plenty of room to spread out. As others said, the house could use a couple of days of upkeep (broken lamps, loose things), but overall, the place was amazing. Thank you Michael.

This house is well equipped for large groups because of there being so many bedrooms and a large common space. We had our company retreat at Michael's place for the last few years because it works so well for large groups!

This place is huge with lots of rooms and beds and can accomodate a lot of people which we needed for this gathering. The pictures of the view do not do it justice. Michael the host, was awesome and responsive. The place is warm and cozy. What a winter wonderland for a back yard. We made a snow sled ramp, snow men and a snow fort. The kids enjoyed the property. We look forward to summer to come back and book again. The views of Tahoe are amazing, winter or summer.

If you’re renting this place for a bachelor party then have fun. The pictures presented do not accurately reflect the condition of the premises. The primary couch was absolutely filthy and in no way would we let kids go near it. The carpet needs to be replaced as it is dirty and worn. The grill literally has duct tape holding the handle in place and the bottom fell out when we attempted to grill steaks. I won’t even mention the hot tub. Again duct tape holding the corner together and the water a putrid cloud of grey. Linens need to be replaced as well. We actually left a day earlier because of the conditions I cannot recommend this place at all. Our family has stayed at VRBO properties around the country and in Europe and this is by far the worst place we have stayed. I

Beautiful views however needs some updating. The kitchen pans truly need replacing. The beds were uncomfortable. We did enjoy our stay just wish it was more updated.

I would have given 5 rating but two things made me give less. I received texts/calls while ON THE WAY to the property asking me to send my credit card and ID picture. Given I was driving and there were areas where my text was not going through due to reception made it a little stressful. This should have been requested when I booked the property weeks before. The heater was not working when we got there. The host was receptive and sent someone out- however, after the person came to fix it, the downstairs was warm (with the use of the fireplace) but the upstairs remained pretty cold all night. The next day maintenance came again and our second night was much better. I had to ask the host to please adjust the controlled temp to be up to 72 and not 68! The house is very nice- you do have a lovely view of sunrise and sunset! The deck was nice for our large group breakfast outside. Loved that there are two ovens - very useful when cooking for a large group. We got to see a bear and its cub right outside the property! I do appreciate that the host was responsive to my requests. I would recommend this property for a large group.

We love this place for our group of 4 families to get together and enjoy some quality time. There are enough rooms and bathrooms for everyone to have private space, large enough seating areas to fit everyone, and a very well stocked kitchen with 2 fridges and 2 ovens. Plus it’s at a price we can all afford. Mike is very helpful and responsive! And we’ll definitely be back.

Excellent place for a large family get together.

First, this place is great for a very large group! The hot tub on the deck is fabulous for an early evening soak in the summer. ROOMS: However, the listing of "10 bedrooms and 5 full bathrooms" is INACCURATE! There are actually only 9 bedrooms and only 4 full bathrooms, NOT 10 bedrooms and 5 full bathrooms. The missing room is described in the listing as bedroom 10 with 3 queen beds. That left my group without enough beds. Some has to double up and one member even have to sleep in the living room. We made it work. But if you are traveling with a large group like us, and your group members are not as flexible as members in my group, you are going to have a situation on your hand as the person responsible for booking and putting the trip together. COOLING: There is only one tiny portable Air Conditioning unit installed in the 2nd floor living room. It is not enough to make the place cool enough to sleep during summer nights. Your best bet is to keep all the insect screen equipped windows on the second floor opened, especially the kitchen sink window and one of the bedroom window at each 2nd floor wings of the house. But all your guests will have to sacrifice sleeping privacy to keep the bedroom doors open in order to keep the house cool enough to sleep comfortably. Maybe you won't have this problem on a winter stay at this place. COOKING: This place have plenty of ovens and cooking surfaces. We are able to whip up enough food quickly to feed everyone.

Great location for a big group. Plenty of space to spread out and an incredible view of the lake!

This property is well-equipped to sleep 22 with ease. The views from the deck/hot tub are phenomenal and this is the perfect location for a very reasonable price. This place is equipped with all of the kitchen appliances (oven/grill/stove/pots and pans/etc) that you need to feed a huge group. Location is ideal, as you are a short drive to downtown and within a 30 minute drive for any of the great beaches/hikes/nature/ski resorts that Tahoe has to offer.

We had a small problem w access to the trash cans but this was resolved 48 hours later. Manager could have a better way to contact him on the listing as I was relying on vrbo messaging bc no emergency phone number was listed anywhere. We did resolve the issue quickly once I was able to contact the property manager, he we very responsive. We enjoyed our time, there was so much snow and the woods behind the house has many miles of cross country ski trails and we enjoyed petting the dogs of the neighborhood! The views are amazing but all the snow on the deck blocks the view from the house. Too much snow is definitely a good problem to have if you’re in Tahoe to ski. Renters should be aware we could not fit any cars in the garage as they are too shallow unless you have a small sedan. Overall a great time w friends, close to ski resorts and large enough for multiple families, we will be back.

We had a group of 12 stay for a bachelor party, and this house is exceptional. The distance to Palisades Tahoe for skiing is minimal, and the views of the Lake from the porch are tremendous. Living accommodations were great for all guests, everyone got plenty of rest!

This property is equipped with everything you need for a big group. Plenty of individual rooms with comfortable beds, large open spaces for group hang-outs, and a long table in the kitchen for communal meals. Oh, not to mention beautiful views! Couldn't ask for better!!

Pretty much what was on the listing. Interestingly the Host required a separate lease agreement 2 days before the trip that threw us, since we were through VRBO. Not much we could do. Went fine. We had heavy rain, and a couple windows leaked, but we worked with the host, and it was fine. Great views. The BBQ is hooked to the house gas line which was great. Easy hike on snow shoes to the ridge right out the cabin doors.

We had 22 that fit very comfortably. Couldn’t have been better, no regrets!

This was our 2nd trip to this great house as a large group of 5 families and 3 dogs, 19 people total. It’s a perfect house to fit everyone! The kitchen has everything you could want, the table and couch fits everyone, and the view is just gorgeous! We’ll be back!

Lots of room but showers were not good. Furniture was somewhat shabby. Lots of seating and table ware. Good for large groups.

We rented this house because of it's size and location. We had a very short family reunion and we're a large group. This place does have a nice view and yes the house is large. What we were all surprised by was how run down the place really is. The online pictures look nice and that is what we expected for the price we paid. But oh my were we wrong. I actually took pictures and sent them to the owner, as I'm not sure how much he visits the place himself. I also sent a list of the things that were broken and some things that we viewed as an actual safety hazard. There are some wooden picnic tables outside of the large room with a nice pool table in it. They were in such bad shape that we had to keep the little kids away from them. There was a broken dresser in that pool room also. The nice red very large couch you see in the pictures is so badly stained and actually has a broken arm that someone stuffed down between two of the cushions. It was disgusting, but it's the main place you have to sit. The other couch was not bad, but it wasn't big enough for us all to sit and visit. I won't list everything that is wrong with the place, but needless to say, we would never go back. The owner did respond and said he would have things fixed immediately. I have no way of knowing if that happened or not. If you don't care about how rundown the place is, it is a nice big space and it's in a good location. It's just not up to the quality we expected with a VRBO rental.

Hosted my bachelor party here and the house was exactly what we wanted. Plenty of space for us all, beautiful views and great location. Michael was very communicative and helpful along the way. Great stay.

We were supposed to be 30people to stay and Mike said yes 🙏🏼 But my family could be here only 25 people. What a perfect house for my family. They loved it all 🧡 Thank you Mike You’re the best!!

This is a near perfect property for large groups. We had 15 friends get together for a reunion and there are plenty of bedrooms and bathroom, and large common areas to hang out. Amazing view of Lake Tahoe and the surrounding forest. My complaint about the rental is about property management. I didn't hear anything from them until the week of the rental, and the first message they sent was along the lines "We're excited to have you but we haven't received the signed property agreement from you yet." Well that's because no one ever told me about it or sent it to me in the first place. I don't like having to sign an additional agreement outside of VRBO but I know it's not that uncommon. What WAS uncommon was management asking for a full scan of my ID and credit card... No way am I sending a full scan of my credit card to a random property manager, especially by email or text. I told the property manager I was unwilling to do this due to having identity theft issues in the past. He told me the property "has had problems with people coming and staying and then not paying." But I had already paid in VRBO. Ultimately I sent a scan of my credit card with some of the info blacked out so that the manager would send me the check-in instructions. The check-in instructions were way too long and repetitive, with too many silly rules and stipulations (extra fee if you don't tie your trashbags, extra fee if any furniture is out of place, etc etc - and none of these fees are disclosed before renting on VRBO). On top of everything else, it's apparent the property manager doesn't respect the visitors' time very much. So then upon arrival, the house is great and satisfactorily clean, kitchen is fairly well appointed, but that's about it. The ping pong table and pool table equipment is barely usable. I messaged the manager asking if there were any extra pool cues or at least tips somewhere as all of the cues had messed up tips -- didn't get any response. If they're not going to maintain the equipment, it seems the least they could offer is a pack of tips for each guest. It's a pretty small and unstable pool table anyway though. Just a way to make the house more appealing on VRBO. The private beach is nice but a 20 minute walk away and the of course the listing fails to mention there are only 6 people from the house allowed at a time. The last thing I'll say is the manager won't even consider early checkin or late checkout. 4pm in, 10am out, no questions.

I had a great time with my family. The property was clean and very spacious. Great views and neighborhood. I would definitely take my family back next year.

This house is great for a large group. Also, the view of Lake Tahoe from the balcony and kitchen/living room is beautiful!

The house was spacious with ample beds for every member of our party. The common area was separate enough from the sleeping areas so as to allow some quiet for those who went to bed early, and the drive to Palidades was short and gorgeous.

We loved this place! Beautiful view! Really big house and clean! Owner is very polite! We definitely will go again to this place!

House was large, with lots of rooms and bathrooms so each family unit basically had their own wing to settle into. The common areas were large and accommodated a variety of activities like cooking, puzzles, relaxing, and yoga. We enjoyed the hot tub, the beautiful view, the yard with just enough slope to go sledding on, and close proximity to Tahoe City for resupplying.

We stayed for a family gathering to celebrate 5 birthdays and 1 retirement. The birthday range was 4 - 90. We had 14 adults and 2 children. We all had a bed and didn’t need to use the sofa beds. This is a 9 bedroom house with 7 bathrooms. The layout was perfect for the group with the younger couples sleeping downstairs and the elders up. The kitchen was well equipped although one of the stoves wasn’t working well. Best of all was the unobstructed view of Lake Tahoe. It was so beautiful. A wonderful way to start your day. And the land around the house was a vast snowy playground for sledding and snowman making and a fun snowball fight!! Really really nice house for a vacation.
