The house is in a nice quiet and friendly area. Good layout of rooms and lovely views of the race course.
The double beds were very comfortable and we looked forward to a restful sleep each night.
Bathroom floor needed extra attention to detail for cleaning otherwise a lovely spacious bathroom suite.
Needed more cleaning products for bathroom and kitchen.
Both vacuums needed emptied as one was full and the other was blocked.
Skirting boards on third level had coffee stains. Looks like someone spilt a drink.
The single beds are narrow mostly suitable for children than adults but still comfortable.

One of the best properties we have stayed in - and we have stayed in a lot both in the UK and Europe. Comfortable and very well equipped, nice little touches everywhere like plenty of loo roll, dishwasher tabs, decent ketchup and olive oil! Lovely views over the racecourse and handy for the town centre. The ground floor bedroom and bathroom was great for my elderly parents.
Two things - no blackout blinds in the bedrooms meant they were too light in the mornings for a good nights sleep (see this has been mentioned in previous reviews), and the heating was a bit ‘digital’ - very hot when it was on, but the ground floor bedroom was a little cold without heating. Would have definitely have given 10/10 with blackout curtains.

The house was comfortable, warm. (January visit!) It was handy for our visit to Stratford for a birthday celebration. Useful parking spaces with the house (we arrived in 3 cars.) Lovely views over race course.
We didn't walk into Stratford, too cold, but in warmer weather it would have been possible.

The house is in a perfect location, a short walk to the town centre via lovely walk paths. The host very kindly prepared a couple of alternative routes to town in a printout which we found very useful. The house was very clean, the kitchen fully equipped and with a lovely patio you can enjoy on a sunny day, which overlooks at the race course. Added bonus the old train carriage that is now a coffee shop which is a short walk from the house and serves yummy breakfast!
It would be great if there were blackout curtains in the bedrooms as it gets too bright on a sunny morning!

It was so well equipped and our host left very clear instructions to the facilities. We really appreciated the very well equipped kitchen as when we meet up with our friends we like to cook an evening meal and chat. The map and directions for us to take a scenic walk into Stratford were concise and it was great to be able to take a copy with us. We all felt very comfortable in the house and enjoyed looking out over the race course. It gave us a feeling of being out in the middle of nowhere when in fact we were close to the centre of Stratford. All in all, it was perfect. Thank you to our hosts who obviously take great pride in their accommodation and we felt they really wanted us to feel at home. We would definitely use this accommodation again.

It’s a very welcoming and homely property. We went to celebrate my mother in laws 60th birthday and it was perfect. So comfortable and had everything we needed. I took my 3 month old with me and the host was very accommodating with supplying a travel cot for him. Perfect distance from the town. Lots of information from the host and he made himself easily available in case of any questions. Will definitely be back again.
I would say for me, the beds were a little too firm.

The house was close to the town, easy to get to either walking or driving. Very quiet location and a lovely patio area that looks over the racecourse. The house had all facilities needed for an enjoyable stay.
If I am back in the area again, I would definitely book again.

The house was in a great location for Stratford upon Avon, I was visiting with my teenagers and mother and it took us just over 15 minutes. The area was really quiet and had great views over the racecourse. It was impeccably clean and there was lots of information about the house and the area which was really helpful. The hosts obviously think about what will make the stay more comfortable because there are different types of duvets available, shampoo, hand wash, oils and condiments etc even washing powder and dishwasher tablets there. We even had large fans in the living room and bedrooms
The only thing that would Improve it for me would be thicker curtains in the bedrooms.

Very easy to find. About 20mins walk from town centre or 5mins drive. The hosts run a well oiled machine and everything is super organised.
Extremely detailed instructions in a red file in the house, as well as super helpful laminated cards throughout the house so that you know where everything is.
Lovely view over the race course. Rooms are big and beds super comfy, with white linen.
I really cannot fault this property. Mike was also super informative and friendly in the messages.
Highly recommended.

Mike was an excellent host who thoughtfully provided lightweight duvets and fans due to the hot weather during our stay. The house itself was spacious, clean, and tastefully decorated.
Only improvement would be blackout curtains in the bedrooms, but this wouldn't stop us from returning.

For us 6 (3 couples) this was perfect. The position by the racebourse, just out of town was ideal; we enjoyed having a 15 minute walk to the centre- mainly off road- with the option of country walks away from town straight from the location. The house had everything we could reasonbly need and for anything else there was Waitrose (again a 15 minute off road walk past the marina or a 2 minute drive). For runners there is an excellent local run past the railway carriage cafe and the Saturday parkrun is friendly (with around 400 runners) and is a 10 minute jog away from the house.
